I love fishing. I have since I was a kid. Selling houses is a lot like fishing. vs. When you put your home on the market, you are really going fishing. You are fishing for a buyer. And the bigger the fish, the better... Three pricing strategies that will help sell your home. Wiggling the lure. I use this strategy with my sellers who have a very interested party looking at the home. Several positive showings in a row or a second showing. Sometimes a small reduction of $1000 or so will trigger a strike/contract offer. It is like "wiggling the lure" in (103 comments)

As a real estate agent, it is always a challenge for me to "turn off" my work... The phone rings at all hours, and each call might be my next big home sale. At social gatherings, I am often asked questions like "How is the market?" and "How is business?". Heck, at most parties I go to there will be a client who is actively trying to buy or sell a home with me... It is always challenging to shut down Realtor Ken. It was two years ago this week. March 24, 2008. "I AM A HORRIBLE REALTOR" My first featured post here on Active Rain. It was a post that would change my life. "Horrible Realtor" got me hooked on the potential of social media, blogging, and Active Rain... It was a tongue and cheek post written by a new Realtor and father being crushed by the pressure of providing for his family as a real estate agent. Without a steady paycheck... It kind of makes me laugh now. I am a horrible realtor... Probably not a great tag line for a real estate agent. Perhaps (26 comments)

Do you want Congress to extend the home buyer tax credit? Currently available to buyers of a home under contract by April 30, 2010 who close by June 30, 2010, the home buyer tax credit in it's current form is running low on time. As of today, home buyers have just over a month to get a home under contract if they want the credit... Will Congress extend the credit? Should Congress extend the credit? I am a small government guy. I believe in free markets, and that the government should keep any involvement in those markets to a minimum... So (10 comments)

I have been busy showing homes in and around Naperville this spring... When showing homes, I look at the home to draw my own opinion... But I am really more of a silent observer. Watching my buyers... Looking for that excited silence. That silence that says "I love this place but I don't want to be too obvious." That silence that says "I gotta have this house..." If I don't sense that special feeling, I usually move on pretty quickly.
If I could give one piece of advice for home buyers, it would be... Buy with your heart. Not your brain... (4 comments)

I know it is a good problem to have, but I am fighting to keep up with my growing real estate business... Just last year, I was a Realtor who would have one or two listings at a time, sell them, and be completely out of inventory... I was constantly looking for more homes to sell. I felt like a dog always chasing my tail... That is beginning to change. Just last week, I took three new listings. I had never had three new listings in a month before. Now, I find myself with 7 listings, and listings are the name of the game... But the demands on (18 comments)
