Buyer Feedback: Why I Give Feedback and How it Benefits My Buyers - 07/29/11 08:09 PM
I read lots of opinions here on Active Rain about the value (or lack thereof) of giving and asking for buyer feedback.  It seems many agents believe that giving feedback after showings somehow compromises their buyers...
I don't believe this to be true.  I believe the reason it is hard to get buyer feedback is general agent laziness...
I always give feedback. Here is why:
It is the polite thing to do.  The seller of the home cleared out for the showing.  They cleaned up their house (hopefully), and made it look nice.  They may have even lit a candle.  The least I can do is let them know … (12 comments)

I wasn't really shopping.  I was curious...
I was hanging out with my father-in-law Dave on a beautiful Sunday afternoon.
We were in downtown Naperville.  Our wives were shopping, so Dave and I had some time to kill...
Naperville's Downtown is a great place to bring visitors.  There is so much to do...
"Do you want to check out the Apple Store?" I asked.
"Sure," my father-in-law answered.
A great addition to the downtown, I had hoped to visit the Naperville's Apple Store since it opened, but never stopped in...
I also have never owned an Apple product.  Yet.  But I am curious.

5 Phrases I Use to Get More Price Reductions - 07/17/11 10:22 PM
I don't believe in "scripts", per se...
The idea of them seems wrong. 
However, after 6 years of selling real estate, I find myself using certain phrases while communicating with my sellers regarding price reductions.
Here are 5 phrases I commonly use when dealing with price reductions:
"What would you sell your home for today?"  The ultimate question.  How much do you want to sell your home for? "We are close."  This is the proverbial "carrot on the stick".  I only say it if it is true, however, it is versatile.  Can be changed to "We are getting closer." I didn't recognize the number when my phone rang two weeks ago.
It was Sunday morning.  I was reading my paper and enjoying my coffee, but I picked up the phone anyway...
The call was from a man I hadn't spoken with in over two years.  He had moved his family to China for a job opportunity.  It turns out he wasn't coming back.
That is why he called me.
"I am ready to sell my house," he said.  "But I want to sell it furnished.  We have lots of nice furniture.  Oh, and I want you to sell my BMW … (16 comments)

Handling Unmotivated Sellers - 07/10/11 02:46 PM
Most of my customers do a great job selling their home. 
They understand pricing.  Their home is almost always available for showings.  They keep it clean and clutter free.  Some even light scented candles during showings...
These are the good sellers.  Most of them have happy endings.
Unfortunately, with some sellers it doesn't go so smoothly...
Showings are hard to schedule.  Messy homes.  Cancelled appointments.
I am working with a challenging seller right now.  I am not sure she really wants to sell...
She just called and canceled today's showing.  She also cancelled next week's open house.  She seemed to have no regret.  No disappointment at the loss … (6 comments)
