      <title>STUNG BY A BEE!</title>
      <description>&lt;p&gt;Ouch.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When was the last time you were stung by a bee??&lt;/p&gt;
&lt;p&gt;I took one about 45 minutes ago.&amp;nbsp; On the inside of my right wrist.&lt;/p&gt;
&lt;p&gt;I can't really blame the bee.&lt;/p&gt;
&lt;p&gt;I am at Bear Lake, Michigan.&amp;nbsp; Nickie and Erin are taking a nap.&lt;/p&gt;
&lt;p&gt;I am having a campfire.&amp;nbsp; One of my favorite activites.&amp;nbsp; I like to burn a whole lot of wood.&lt;/p&gt;
&lt;p&gt;I was pulling up a rotten log when a shooting pain went through my wrist.&lt;/p&gt;
&lt;p&gt;I didn't know what happened, but I stepped back and let out a pretty wimpy sounding cry!&lt;/p&gt;
&lt;p&gt;But I pulled through.&lt;/p&gt;
&lt;p&gt;Still hurts a bit.&lt;/p&gt;
&lt;p&gt;Love campfires.&lt;/p&gt;
&lt;p&gt;I need more wood.&lt;/p&gt;

      <title>MY LITTLE FAMILY, 4TH OF JULY</title>
      <description>&lt;p&gt;Here is an overdue picture of Nicole, Erin (the short one) and myself enjoying the 4th of July.&amp;nbsp; We were at Nicole's families vacation home on Bear Lake in Michigan (between Kalkaska and Grayling).&amp;nbsp; Anyway, we had a great time.&lt;br /&gt;We will actually be going up there tomorrow for the weekend.&amp;nbsp; Nicole's birthday tomorrow.&lt;br /&gt;Happy Birthday, Nickie!&lt;br /&gt;Ken:)&lt;/p&gt;

      <title>WHO WILL BE ABLE TO BUY A HOUSE?</title>
      <description>&lt;p&gt;What will the mortgage business be like in the future??&lt;/p&gt;
&lt;p&gt;Who will be able to buy a house?&lt;/p&gt;
&lt;p&gt;With many would be homebuyers falling behind on&amp;nbsp;various payments, credit ratings across the country will be falling.&lt;/p&gt;
&lt;p&gt;So who will be able to buy?&lt;/p&gt;
&lt;p&gt;As the world digests the mortgage issues we are facing today,&amp;nbsp;&lt;strong&gt;cash, not credit, will be king&lt;/strong&gt; when it comes to who can purchase a home and who cannot.&lt;/p&gt;
&lt;p&gt;What do I mean???&lt;/p&gt;
&lt;p&gt;If I am a mortgage company looking at a potential borrower, although I&amp;nbsp;like a&amp;nbsp;high credit rating, I feel even safer if someone is able to come up with a large downpayment.&lt;/p&gt;
&lt;p&gt;Gone are the days of 100% or even 110% financing.&amp;nbsp; Hopefully at least.&lt;/p&gt;
&lt;p&gt;You have 20% to put down?&amp;nbsp; I will loan you the rest.&lt;/p&gt;
&lt;p&gt;You have good credit?&amp;nbsp; Well then you better have at least 10% to put down.&lt;/p&gt;
&lt;p&gt;The large downpayments will convince me, the mortgage company, that even if I need to foreclose, I will still be able to get my money out of it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I can sleep with that.&lt;/p&gt;

      <title>AS OIL CONTINUES TO FALL, THE DOW CONTINUES TO RISE</title>
      <description>&lt;p&gt;The market has continued to reverse a longer term trend of oil rising and stocks falling.&lt;/p&gt;
&lt;p&gt;For whatever reason, oil prices took it on the chin again today, down more than $3.50/barrel.&amp;nbsp; That makes a price drop of $18 or 14% in the last four days.&amp;nbsp; Prices at the pump should reflect this soon.&lt;/p&gt;
&lt;p&gt;While that goes on, Wall Street has continued this relief rally, up 600 points in the last four days.&lt;/p&gt;
&lt;p&gt;If I were a betting man, I wouldn't be surprised to see oil continue it's slide.&amp;nbsp; I feel, like most things, it went up too much too fast.&lt;/p&gt;
&lt;p&gt;As far as stocks go, that remains to be seen.&amp;nbsp; I feel earnings have not fully reflected the overall slowdown in the economy.&amp;nbsp; This quarters earnings have seen most of the effects of the government stimulous plan.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Next quarter?&amp;nbsp; And beyond?&amp;nbsp; Unless the government is planning on sending out more checks, I have some concerns about future earnings and stock prices.&lt;/p&gt;

      <title>"WE LOVE YOU KEN.  WE WOULD NEVER USE ANOTHER REALTOR."</title>
      <description>&lt;p&gt;Funny story.&amp;nbsp; True story.&lt;/p&gt;
&lt;p&gt;It was last February.&amp;nbsp; One of my listings in River Bend had just come under contract.&lt;/p&gt;
&lt;p&gt;The next day, I hung my&amp;nbsp;SOLD panel beneath my FOR SALE sign.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;The only better advertisement for a Realtor than a FOR SALE sign is one with SOLD underneath it!&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;As hoped, I received a call that very morning.&amp;nbsp; Neighbors.&amp;nbsp; They wanted to talk to me, so I agreed to meet with them&amp;nbsp;that afternoon.&lt;/p&gt;
&lt;p&gt;They didn't need to sell yet (or so they thought).&amp;nbsp; They wanted to sell by July, and it was only February.&lt;/p&gt;
&lt;p&gt;I followed up with a phone call and said, "Whichever Realtor you choose..."&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;"Oh Ken, we love you.&amp;nbsp; We would never use another Realtor,"&lt;/strong&gt;&amp;nbsp; she said.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Well she hasn't used another Realtor.&amp;nbsp; She has used 3.&amp;nbsp; So far.&amp;nbsp; She has also tried to FSBO it twice.&lt;/p&gt;
&lt;p&gt;And she is still on the market.&lt;/p&gt;

      <title>"MY WIFE AND I DECIDED TO GO IN ANOTHER DIRECTION"</title>
      <description>&lt;p&gt;One of my prospective sellers called me this morning.&amp;nbsp; We had met on Saturday.&amp;nbsp; He has a nice home in my farm area, River Bend.&lt;/p&gt;
&lt;p&gt;"Ken, I appreciate your time on Saturday, but my wife and I decided to go in another direction with selling our house.&amp;nbsp; We decided to use another Realtor," he said.&lt;/p&gt;
&lt;p&gt;"Hey, I thank you for the call.&amp;nbsp; I must say, I am a little disappointed, but good luck to you.&amp;nbsp;&amp;nbsp;If you do ever need anything or have a question, call me anytime," I responded before hanging up the phone.&lt;/p&gt;
&lt;p&gt;A little disappointed.&amp;nbsp; But no more.&lt;/p&gt;
&lt;p&gt;We had a good meeting on Saturday.&amp;nbsp; It wasn't great.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I can tell when someone really likes me or just sort of likes me.&amp;nbsp; He was in the sort of category.&lt;/p&gt;
&lt;p&gt;And that's OK.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So he chose another Realtor.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It was probably a good move.&lt;/p&gt;
&lt;p&gt;If the shoe doesn't fit, don't wear it.&lt;/p&gt;

      <title>TAKE PRIDE IN WHAT YOU DO.</title>
      <description>&lt;p&gt;Probably one of the keys to happiness.&amp;nbsp; You need to take pride in what you do.&amp;nbsp; Do it well.&lt;/p&gt;
&lt;p&gt;I doesn't matter if you are an attorney, a doctor, a Realtor, a plumber or a garbage man.&amp;nbsp; Take pride in what you do.&amp;nbsp; Do it well.&lt;/p&gt;
&lt;p&gt;It's funny.&amp;nbsp; I used to be in financial sales.&amp;nbsp; Very aggressive&amp;nbsp;cold calling before the do not call list.&amp;nbsp; Somewhat similar to the movie "&lt;a href="http://www.imdb.com/title/tt0181984/" title="boiler room" target="_blank"&gt;Boiler Room&lt;/a&gt;".&amp;nbsp; We always wanted to make our clients money, but the nature of the business made it difficult.&lt;/p&gt;
&lt;p&gt;Anyway, I used to make lots of money.&amp;nbsp; But I never really felt good about what I did for a living.&amp;nbsp; I was always worried about my clients money.&amp;nbsp; Lost lots of sleep.&lt;/p&gt;
&lt;p&gt;But I drove nice cars and lived in cool apartments and traveled to cool places.&amp;nbsp; Ok, it was a little bit fun, but...&lt;/p&gt;
&lt;p&gt;I still was never content.&lt;/p&gt;
&lt;p&gt;But I have been since I&amp;nbsp;became a Realtor.&amp;nbsp; It has been hard.&amp;nbsp; Financially challenging for sure.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;But I love what I do.&amp;nbsp; It's fun.&amp;nbsp; The money will come.&lt;/p&gt;

      <title>MR. MOM</title>
      <description>&lt;p&gt;So it has begun.&amp;nbsp; My second week as Mr. Mom!&lt;/p&gt;
&lt;p&gt;Week one went well.&amp;nbsp; It was exhausting.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Gentlemen, thank your&amp;nbsp;ladies that stay at home with the kids.&amp;nbsp; Try holding a conversation with a chatty two year old all day.&lt;/p&gt;
&lt;p&gt;Nap time can't come soon enough.&amp;nbsp; Anyway...&lt;/p&gt;
&lt;p&gt;The week did go well.&lt;/p&gt;
&lt;p&gt;Nicole seemed to enjoy her job more than I expected.&amp;nbsp; I think she has a fairly important and respected position at the hospital.&amp;nbsp; It also seems to be an asset to her private consulting business, &lt;a href="http://nutritionforyourkids.com/" title="kids nutrition" target="_blank"&gt;Nutrition for your kids&lt;/a&gt;.&amp;nbsp; She has been getting 3 or 4 calls per week from&amp;nbsp;new clients.&lt;/p&gt;
&lt;p&gt;Work went well for me as well.&amp;nbsp; I met&amp;nbsp;with three potential sellers and showed two families homes last week.&amp;nbsp; All appointments went well.&lt;/p&gt;
&lt;p&gt;No contracts or listings yet, but they will come.&lt;/p&gt;
&lt;p&gt;Generating new leads is key.&lt;/p&gt;
&lt;p&gt;I generated 6 new leads and had 5 appointments last week.&lt;/p&gt;
&lt;p&gt;And I still was able to keep&amp;nbsp;the house clean!&lt;/p&gt;

      <title>BACK FROM BUTLER NATIONAL.  MY SCORECARD.</title>
      <description>&lt;p&gt;It was a hot day out there at Butler National in Oak Brook Illinois.&amp;nbsp; Hot and humid.&lt;/p&gt;
&lt;p&gt;We didn't complain.&amp;nbsp; The caddies were the ones carrying the bags.&lt;/p&gt;
&lt;p&gt;I played fairly well.&amp;nbsp; For me at least.&amp;nbsp; My short game was poor.&amp;nbsp; My longest putt made was 4 feet.&amp;nbsp;&lt;/p&gt;

      <title>BUTLER NATIONAL GOLF COURSE</title>
      <description>&lt;p&gt;The name of the course alone gives me chills.&lt;/p&gt;
&lt;p&gt;I will be playing this course this afternoon with friends.&lt;/p&gt;
&lt;p&gt;A private all mens club, Butler hosted the Western Open here in the western suburbs of Chicago for many years.&amp;nbsp; Due to their less than politcally correct membership, the Western Open has changed venues and is now played at Cog Hill in south suburban Lemont.&lt;/p&gt;
&lt;p&gt;But the beast is still alive at &lt;a href="http://www.golflink.com/golf-courses/course.asp?course=316445" title="butler national" target="_blank"&gt;Butler National&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;Playing to a course rating of 76.6 and and a slope rating of 144, the course is 7335 hazardous yards from the back tees.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Slick greens, deep bunkers and plenty of water, this course will probably kick my butt.&lt;/p&gt;
&lt;p&gt;But I do welcome the challenge.&lt;/p&gt;
&lt;p&gt;My game is very rusty.&amp;nbsp; I haven't played more than 3 full rounds this year.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Am I ready?&amp;nbsp; Will I make a fool of myself?&amp;nbsp; Will my caddie laugh???&lt;/p&gt;
&lt;p&gt;I will let you know how I do.&amp;nbsp; Wish me luck!&lt;/p&gt;

      <title>HOLY POOP!  THE DOW WAS UP 483 POINTS IN TWO DAYS</title>
      <description>&lt;p&gt;Does anyone care anymore?&lt;/p&gt;
&lt;p&gt;I was involved in financial sales from 1989-2002.&amp;nbsp; Crazy years to be a stock broker, no doubt.&amp;nbsp; I have seen some wild things.&lt;/p&gt;
&lt;p&gt;I still love the markets.&amp;nbsp; Supply and demand.&amp;nbsp; Prices go up.&amp;nbsp; Prices go down.&amp;nbsp; Just like real estate.&amp;nbsp; Love it.&lt;/p&gt;
&lt;p&gt;Anyway, I have CNBC on all day in my office.&amp;nbsp; I think it is important.&amp;nbsp; If not, I still love it.&lt;/p&gt;
&lt;p&gt;I have been watching the stock market closely the past several months.&amp;nbsp; It's been taking a beating.&lt;/p&gt;
&lt;p&gt;The last two days the Dow has had up days of over 200 points.&lt;/p&gt;
&lt;p&gt;Does anyone care anymore?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It seems oil prices and the real estate market are dominating the headlines these days.&lt;/p&gt;
&lt;p&gt;Well, oil prices have dropped 11% in three days.&amp;nbsp; And everyone needs a place to live.&lt;/p&gt;
&lt;p&gt;So maybe we need to look to the stock market for hope.&lt;/p&gt;
&lt;p&gt;At least it is a rare bright spot these days.&lt;/p&gt;

      <title>I AM NO SALESMAN...</title>
      <description>&lt;p&gt;Ok.&amp;nbsp; We all know it.&amp;nbsp; I am not a salesman.&amp;nbsp; But...&lt;/p&gt;
&lt;p&gt;I think if a buyer gets spooked easily, they&amp;nbsp;shouldn't be buying.&lt;/p&gt;
&lt;p&gt;I just read a post of &lt;a href="http://activerain.com/blogsview/598159/TRYING-TO-HELP-BUT" title="home inspectors causing trouble" target="_blank"&gt;Valerie Osterhoudt&lt;/a&gt;.&amp;nbsp; She was concerned that a home inspector was spooking her would be buyers.&lt;/p&gt;
&lt;p&gt;My comment was:&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Hi Valerie.&amp;nbsp; I think if&amp;nbsp;a buyer gets spooked that easily, they weren't meant to buy.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Ken&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;This is an important issue for me.&amp;nbsp; I honestly do not want anyone to buy a home before they are ready.&lt;/p&gt;
&lt;p&gt;I make my buyers "prove" to me they want to really buy the home.&lt;/p&gt;
&lt;p&gt;If they give me a reason to pause, I encourage them to take their time.&lt;/p&gt;
&lt;p&gt;I don't want ANY buyers remorse.&lt;/p&gt;
&lt;p&gt;But, like I said, I am no salesman...&lt;/p&gt;

      <title>SO HOW DO I LIKE KELLER WILLIAMS SO FAR??</title>
      <description>&lt;p&gt;I am asked this question all the time.&amp;nbsp; It is good people care.&lt;/p&gt;
&lt;p&gt;My answer is usually this:&lt;/p&gt;
&lt;p&gt;&lt;em&gt;I like it a lot.&amp;nbsp; The different systems are challenging.&amp;nbsp; I am learning lots of new software.&amp;nbsp; That usually takes time for me.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;But I have liked it a lot.&amp;nbsp; &lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;I am getting busy.&amp;nbsp; I am meeting with two sellers on Saturday.&amp;nbsp; I am starting to get back in the real estate flow.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;In the end, the job is really the same.&amp;nbsp; I am&amp;nbsp;still just looking for people to go to work for.&lt;/em&gt;&lt;/p&gt;

      <title>SUCCESSFUL FARMING!</title>
      <description>&lt;p&gt;Last Friday, I wrote about my ongoing effort to &lt;a href="http://activerain.com/blogsview/588983/FARMING-FEELS-OH-SO" title="farming river bend" target="_blank"&gt;farm&lt;/a&gt;&amp;nbsp;one of my favorite neighborhoods, River Bend.&lt;/p&gt;
&lt;p&gt;A "farm" area to me is a neighborhood I work.&amp;nbsp; In River Bend, for instance, I hang my &lt;a href="http://activerain.com/blogsview/588790/KEN-S-RIVER-BEND" title="newsletter for River Bend" target="_blank"&gt;newsletter&lt;/a&gt;&amp;nbsp;on door knobs once a season.&amp;nbsp; I put current market data for the neighborhood.&amp;nbsp; People like that and usually hold on to the newsletter.&amp;nbsp; Who doesn't want to know what homes in the neighborhood are selling for?&lt;/p&gt;
&lt;p&gt;I usually have listings in the neighborhood,&amp;nbsp;hold many open houses and know personally one third of the&amp;nbsp;residents in this community of 145 townhomes.&amp;nbsp; I used to live there.&lt;/p&gt;
&lt;p&gt;I will own this neighborhood.&amp;nbsp;&amp;nbsp;Anyway...&lt;/p&gt;
&lt;p&gt;I hung my summer "BLITZ" (that's what my wife Nicole likes to call it) last Friday.&amp;nbsp; Since then I have received three solid leads.&lt;/p&gt;
&lt;p&gt;One renter hoping to own in the next 6 to 12 months.&lt;/p&gt;
&lt;p&gt;Two seller leads.&amp;nbsp; One very motivated (he has been on the market awhile and recently took it off).&amp;nbsp; The other slightly motivated.&amp;nbsp; I will be meeting with both on Saturday.&lt;/p&gt;
&lt;p&gt;Three new leads in six days is&amp;nbsp;great for me on a single marketing piece.&amp;nbsp; I&amp;nbsp;may have more calls coming.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It shows me that there are clients out there.&lt;/strong&gt;&amp;nbsp; Clients that are scared and need guidance.&lt;/p&gt;
&lt;p&gt;It is our job to provide that guidance.&lt;/p&gt;

      <title>WHAT'S MY FAVORITE THING ABOUT NAPERVILLE?</title>
      <description>&lt;p&gt;This was a question asked of my by one of my readers this morning?&lt;/p&gt;
&lt;p&gt;My city of Naperville (sounds a little possessive, doesn't it) has just been &lt;a href="http://activerain.com/blogsview/593985/NAPERVILLE-NO-3-ON" title="naperville rated number 3" target="_blank"&gt;Rated the Number 3 City&lt;/a&gt; to live in by Money magazine.&amp;nbsp; This ranking is nothing new for Naperville.&amp;nbsp; It has become commonplace the last several years as the "secret" of Naperville has gotten out.&lt;/p&gt;
&lt;p&gt;So what is my favorite thing?&amp;nbsp; Hmmm.&lt;/p&gt;
&lt;p&gt;My wife and I affectionately refer to Naperville as "Pleasantville".&amp;nbsp; It is that nice.&lt;/p&gt;
&lt;p&gt;The people seem happy, genuine, and usually smiling.&lt;/p&gt;
&lt;p&gt;The weather is typical midwestern.&amp;nbsp; Hot in the summer, gorgeous in the fall, usually plenty of snow in the winter, and with spring comes the birth of all the beautiful greenery.&lt;/p&gt;
&lt;p&gt;The public school system is consistently the highest ranked in the state.&amp;nbsp; Very competitive for some children.&amp;nbsp; But still a great place to prepare for some of the&amp;nbsp;wonderful in-state universities found here in Illinois.&lt;/p&gt;
&lt;p&gt;The downtown of Naperville is beautiful.&amp;nbsp; Set aside our famous "River Walk", the downtown offers wonderful dining, shopping (just ask my wife Nickie!), night life, and plenty of parks and play areas for kids.&amp;nbsp; Just a wonderful downtown area with&amp;nbsp;ample of parking (on most days).&lt;/p&gt;
&lt;p&gt;The homes are reasonably priced.&amp;nbsp; Not cheap by any means, but considering all you get living in Naperville, I feel the homes are a bargain.&amp;nbsp; Single family homes can be had from the low 200ks to several million.&amp;nbsp; Certainly a&amp;nbsp;home can be found that fits most budgets.&lt;/p&gt;
&lt;p&gt;Finally, the proximity to a world class city like Chicago is always a huge bonus.&amp;nbsp; Just 30 miles from Chicago, Naperville lies conveniently between two international airports, making it easy for friends and family to visit you in this little paradise!&lt;/p&gt;

      <title>"DON'T EVEN BOTHER"</title>
      <description>&lt;p&gt;People are funny.&amp;nbsp; They are all different.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;There are happy people and sad people.&lt;/p&gt;
&lt;p&gt;Cheerful people and grumpy people.&lt;/p&gt;
&lt;p&gt;I noticed this as I was hanging my newsletter this morning in one of my farm areas, Carrolwood in Naperville Illinois.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It was a beautiful day.&amp;nbsp; Sunday morning.&amp;nbsp; People walking their dogs and washing there cars.&lt;/p&gt;
&lt;p&gt;One of those days that feels great to be alive.&lt;/p&gt;
&lt;p&gt;Most of the people were so nice.&amp;nbsp; I am clearly "working" the neighborhood as I hang my &lt;a href="http://activerain.com/blogsview/591218/KEN-S-CARROLWOOD-NEWSLETTER" title="carrolwood newsletter" target="_blank"&gt;newsletter&lt;/a&gt;.&amp;nbsp; Yet I think most enjoyed the interaction with me.&lt;/p&gt;
&lt;p&gt;As I approached one door, however, I was startled by a man's voice behind me.&lt;/p&gt;
&lt;p&gt;"Don't even bother," the voice said.&lt;/p&gt;
&lt;p&gt;"Huh," I mumbled as I turned.&lt;/p&gt;
&lt;p&gt;"I will just throw it away anyway," the man in the driveway said.&lt;/p&gt;
&lt;p&gt;"That's cool.&amp;nbsp; Have a great weekend," I responded as I walked off to&amp;nbsp;the next&amp;nbsp;door happy I did not waste a brochure on a guy I would not want to work with anyway.&lt;/p&gt;
&lt;p&gt;There are so many different types of real estate agents.&amp;nbsp; I am sure many agents would have handled my encounters differently.&amp;nbsp; "Worked" the neighborhood differently than me.&lt;/p&gt;
&lt;p&gt;I would rather enjoy my day.&lt;/p&gt;

      <title>A BEAUTIFUL MORNING FOR FARMING</title>
      <description>&lt;p&gt;It was gorgeous out this morning.&amp;nbsp; A little breezy for my tastes, but no humidity and temperatures in the upper 70's here in Naperville, Illinois.&lt;/p&gt;
&lt;p&gt;It was a beautiful morning for more farming.&lt;/p&gt;
&lt;p&gt;We were back at it again this morning.&amp;nbsp; Nickie and I pulled into Carrolwood subdivision just after 10:30 AM.&lt;/p&gt;
&lt;p&gt;Carrolwood is a very affordable townhome subdivision in Naperville Illinois.&amp;nbsp; Great location.&amp;nbsp; Between Rte. 59 and downtown Naperville.&amp;nbsp; 160 units.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My wife and I created the &lt;a href="http://activerain.com/blogsview/591218/KEN-S-CARROLWOOD-NEWSLETTER" title="carrolwood newsletter" target="_blank"&gt;newsletter&lt;/a&gt; (it's really more of a brochure) on Microsoft Publisher and stuffed them in our door hanging bags yesterday.&lt;/p&gt;
&lt;p&gt;It's a process I have been repeating quarterly for about 2 years in my two farm areas, River Bend and Carrolwood.&lt;/p&gt;
&lt;p&gt;Townhomes are great for farming.&amp;nbsp; Lot's of turnover.&amp;nbsp; Easier for door hanging as well.&lt;/p&gt;
&lt;p&gt;Anyway, it was a beautiful morning.&amp;nbsp; Many people were out.&amp;nbsp; I exchanged pleasantries with several home owners.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Hang in there!&amp;nbsp; Good luck with prospecting!&lt;/p&gt;

      <title>DOOR KNOCKING</title>
      <description>&lt;p&gt;Alright.&amp;nbsp; I admit it.&amp;nbsp; It has been quite a while since I have door knocked.&amp;nbsp; But I did it for about three months in February, March, and April of last year.&lt;/p&gt;
&lt;p&gt;There was a riduculous cold spell last February.&amp;nbsp; Temps were under 20 degrees for two weeks straight.&amp;nbsp; My coldest evening was 6 degrees.&amp;nbsp; Brrrr.&lt;/p&gt;
&lt;p&gt;I would begin knocking at 5 o'clock.&amp;nbsp; I would knock till I spoke with 10 people at their doors.&amp;nbsp; The reception was suprisingly positive.&amp;nbsp; In the rare cases someone was mean, that was OK.&amp;nbsp; It still counted towards my 10.&lt;/p&gt;
&lt;p&gt;It would usually take 40 to 45 minutes to get finished.&amp;nbsp; I did it 4 times per week.&amp;nbsp; If I missed an evening, I could make it up on the weekend.&amp;nbsp; Mornings are great on the weekends for door knocking.&lt;/p&gt;
&lt;p&gt;I would print out a basic CMA (market analysis) and staple my business card to them.&amp;nbsp; I carried ten along with a notebook to write down the contact info.&lt;/p&gt;
&lt;p&gt;Everyone I spoke with (even the door slammers) would get a hand written card sent to them as follow up.&lt;/p&gt;
&lt;p&gt;It worked.&amp;nbsp; I got lots of leads.&amp;nbsp; I still have those leads in my database.&amp;nbsp; They have been a little stubborn about moving (such is the market), but they will eventually.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I will be ready to help them when they do.&lt;/p&gt;
&lt;p&gt;My script?&amp;nbsp; Real simple:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Hello.&amp;nbsp; My name is Ken Tracy.&amp;nbsp; I am a Realtor with Keller Williams Realty.&amp;nbsp; I market your neighborhood very effectively.&amp;nbsp; The reason I am out this evening is that I am looking for people moving in two years or less so that I can go to work for them.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;For&amp;nbsp;those that would say yes.&amp;nbsp; I would get all of their contact info (especially the email), and set them up with an internet search of their neighborhood.&lt;/p&gt;
&lt;p&gt;Pick your neighborhood carefully.&amp;nbsp; They are not all the same.&lt;/p&gt;
&lt;p&gt;I found townhomes the best to work with.&amp;nbsp; Easy door knocking (no long driveways) and a much more transient demographic generally.&lt;/p&gt;

      <title>MY RESPONSE TO THE ANONYMOUS JELLYFISH</title>
      <description>&lt;p&gt;I tried to turn the other cheek...&lt;/p&gt;
&lt;p&gt;When my boss handed me the &lt;a href="http://activerain.com/blogsview/585341/MY-BOSS-RECEIVED-AN" title="the letter" target="_blank"&gt;letter&lt;/a&gt;, I was shocked.&amp;nbsp; We were in his office.&amp;nbsp; I never like being in a bosses office.&amp;nbsp; I feel like I am twelve years old, sitting in the principals office.&amp;nbsp; Nothing good can come from being there.&lt;/p&gt;
&lt;p&gt;Anyway, the letter was vicious.&amp;nbsp; It said a lot&amp;nbsp;of bad things.&amp;nbsp; Bad things about me.&lt;/p&gt;
&lt;p&gt;The worst part about it was that it was written anonymously, with no return address.&amp;nbsp; How do you defend yourself from a character attack&amp;nbsp;written anonymously?&lt;/p&gt;
&lt;p&gt;I was shocked and upset.&amp;nbsp; I drove home wondering what I should do.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The prudent move would&amp;nbsp;have been to throw it away and forget about it.&amp;nbsp; That's probably what most would have done.&amp;nbsp; Me?&lt;/p&gt;
&lt;p&gt;I post it on my blog.&amp;nbsp; Smart move.&lt;/p&gt;
&lt;p&gt;Anyway, I really didn't defend myself in the post.&amp;nbsp; I thought the mean spirit of the letter would be clear.&lt;/p&gt;
&lt;p&gt;What would Jesus do?&amp;nbsp; How about Gandhi?&lt;/p&gt;
&lt;p&gt;Unfortunately, I have received several calls from friends who read my blog.&amp;nbsp; They are uncomfortable that I am making myself vulnerable for such attacks by posting&amp;nbsp;so honestly.&amp;nbsp; They are uncomfortable with the things that were said about me.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;They were bad things, after all.&lt;/p&gt;
&lt;p&gt;So, I figure Jesus?&amp;nbsp; Gandhi?&amp;nbsp; Those two were WAY better than me.&amp;nbsp; So without further ado...&lt;/p&gt;
&lt;p&gt;My response to the anonymous jellyfish who wrote the letter:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You are a fool.&amp;nbsp; You are an idiot.&amp;nbsp; You are a pathetic, lying waste of flesh.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I don't believe you worked for my old office.&amp;nbsp; You mention RE/MAX several times, but never the name of my office.&amp;nbsp; I worked for RE/MAX Action for almost three years and was proud of it.&amp;nbsp; I still have tons of friends there.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I don't believe you have ever even met me.&amp;nbsp; You mention&amp;nbsp;making fun of me&amp;nbsp;behind my back in the Naperville/Plainfield area.&amp;nbsp; Why?&amp;nbsp; My old office was in Lisle.&amp;nbsp; It's not too cool to talk behind peoples back, by the way, and even weirder to brag about it.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You mock me for writing about key-lime pie in my blog.&amp;nbsp; It's my blog and I will write about anything I want.&amp;nbsp; If you don't like it, STOP READING!!!&amp;nbsp; What's wrong with key-lime pie, anyway?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You mock me for renting.&amp;nbsp; You ask, "Don't we tell people all the disadvantages of renting?"&amp;nbsp; I don't.&amp;nbsp; I try to advise my clients based on their needs.&amp;nbsp; Renting is the right choice for some while owning is&amp;nbsp;better for others.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You write of me admitting "to working as a limo driver part time."&amp;nbsp; Is that a slam on limo drivers?&amp;nbsp; It's not easy.&amp;nbsp; Tip them well.&amp;nbsp; Excuse me for trying to feed my family.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You call me a "dead-beat agent".&amp;nbsp; What does that even mean?&amp;nbsp; My motto is honest, hardworking and fair.&amp;nbsp; I proudly strive to live up to that motto.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You write "I can't imagine anyone asking him to be their realtor."&amp;nbsp; You obviously haven't met me.&amp;nbsp; I was born to be a realtor.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You make fun of my financial situation.&amp;nbsp; It&amp;nbsp;has been&amp;nbsp;tough&amp;nbsp;time for my family, financially.&amp;nbsp; So you feel the need to make fun of me for that?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You write about my negativity.&amp;nbsp; Have you read my blog?&amp;nbsp; I am trying to be inspirational.&amp;nbsp; Either I am a horrible writer, or again, you're an idiot.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Finally, you accuse me of lying about my decision on&amp;nbsp;offices.&amp;nbsp; You write "Ken wasn't the one that made the decision on his working there."&amp;nbsp; Why would I be honest about EVERYTHING else, yet lie about that.&amp;nbsp; RE/MAX wasn't the right business model for me right now.&amp;nbsp; Keller Williams is.&lt;/strong&gt;&lt;/p&gt;

      <title>FARMING FEELS OH SO GOOD</title>
      <description>&lt;p&gt;I&amp;nbsp;use door hangers when I farm a neighborhood.&amp;nbsp; I farmed again this morning.&amp;nbsp; Actually, Nickie and I did.&lt;/p&gt;
&lt;p&gt;She had the morning off.&lt;/p&gt;
&lt;p&gt;Anyway, in my last post, &lt;a href="http://activerain.com/blogsview/588790/KEN-S-RIVER-BEND" title="river bend newsletter" target="_blank"&gt;Kens River Bend Newsletter, Lisle Illinois&lt;/a&gt;, I posted an image of the door hanger I used in my&amp;nbsp;oldest farm area, River Bend.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Nice townhomes.&amp;nbsp; Lisle.&amp;nbsp; Call me.&amp;nbsp; Anyway...&lt;/p&gt;
&lt;p&gt;There are about 140 townhomes in the neighborhood.&amp;nbsp; It was where my wife and I owned a beautiful home a couple years back (I have owned!:)).&lt;/p&gt;
&lt;p&gt;Anyway, I hang the my newsletter every season.&amp;nbsp; My wife whips them up on Microsoft Publisher.&amp;nbsp; We always include the current market data in the newsletter.&amp;nbsp; People like that.&amp;nbsp; They keep the letter.&lt;/p&gt;
&lt;p&gt;We stuff them in bags and hang them ourselves.&amp;nbsp; I think there is value in that.&amp;nbsp; You learn the neighborhood.&amp;nbsp; You meet the neighbors.&amp;nbsp; You become the neighborhood.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I am part of River Bend.&amp;nbsp; I am known.&lt;/p&gt;
&lt;p&gt;It takes a lot more time than mailing.&amp;nbsp; I have time.&amp;nbsp; I need clients.:)&lt;/p&gt;
&lt;p&gt;It is certainly cheaper too.&amp;nbsp; We have a color laser at our home office.&amp;nbsp; Plus no postage.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Probably even good exercise.&lt;/p&gt;
&lt;p&gt;I actually got a call this afternoon from the newsletter.&amp;nbsp; It was a renter who is interesting in buying in&amp;nbsp;River Bend&amp;nbsp;in&amp;nbsp;6 to 12 months.&amp;nbsp; Doesn't usually happen so quickly, but it's nice when it does.&lt;/p&gt;
&lt;p&gt;So hang (pun intended) in there.&amp;nbsp; There is work do be done!&lt;/p&gt;

      <title>COFFEE BREAK</title>
      <description>&lt;p&gt;It's 6:51 AM.&amp;nbsp; Why is the coffee taking so long??&lt;/p&gt;
&lt;p&gt;Today should be a good day.&amp;nbsp; A new day.&lt;/p&gt;
&lt;p&gt;My wife is going in to her new job today.&amp;nbsp; She will be taking over the position as pediatric dietitcian at Central DuPage Hospital.&lt;/p&gt;
&lt;p&gt;It's a great job.&amp;nbsp; Good pay.&amp;nbsp; Great benefits.&lt;/p&gt;
&lt;p&gt;But a job I still was hoping she would not need to take.&lt;/p&gt;
&lt;p&gt;We need the extra income and it we are way past due for doctor and dentist vistits.&amp;nbsp; :)&lt;/p&gt;
&lt;p&gt;I will be taking care of Erin today.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Mr. Mom.&lt;/p&gt;
&lt;p&gt;That's cool.&amp;nbsp; She is tons of fun.&amp;nbsp; A beautiful little girl.&lt;/p&gt;
&lt;p&gt;We will have a busy day.&lt;/p&gt;
&lt;p&gt;Ahhh.&amp;nbsp;&amp;nbsp;Finally.&amp;nbsp; That&amp;nbsp;first sip.&lt;/p&gt;

      <title>WHY ARE SOME PEOPLE MEAN?</title>
      <description>&lt;p&gt;Just curious.&amp;nbsp; Was it nature or nurture?&lt;/p&gt;
&lt;p&gt;I wrote a post today about a letter written by an apparently&amp;nbsp;disturbed reader titled, &lt;a href="http://activerain.com/blogsview/585341/MY-BOSS-RECEIVED-AN" title="letter" target="_blank"&gt;My&amp;nbsp;boss received an anonymous letter.&lt;/a&gt;&amp;nbsp; The letter had no return address.&amp;nbsp; I am fairly confident I know who wrote the letter.&amp;nbsp; It is someone I have never spoken with and never seen.&amp;nbsp; Another agent in the area that apparently doesn't like the way I write.&lt;/p&gt;
&lt;p&gt;Yet they went WAY out of their way to cause me trouble.&amp;nbsp; Go read the letter.&amp;nbsp; It was mean and nasty.&lt;/p&gt;
&lt;p&gt;And I don't even know this person.&lt;/p&gt;
&lt;p&gt;It is weird.&lt;/p&gt;
&lt;p&gt;Don't worry, I will let it go.&lt;/p&gt;
&lt;p&gt;But try having your new boss get a letter like this.&amp;nbsp; Written anonymously.&lt;/p&gt;
