Ouch.

When was the last time you were stung by a bee??

I took one about 45 minutes ago. On the inside of my right wrist.

I can't really blame the bee.

I am at Bear Lake, Michigan. Nickie and Erin are taking a nap.

I am having a campfire. One of my favorite activites. I like to burn a whole lot of wood.

I was pulling up a rotten log when a shooting pain went through my wrist.

I didn't know what happened, but I stepped back and let out a pretty wimpy sounding cry!

But I pulled through.

Still hurts a bit.

Love campfires.

I need more wood.

MY LITTLE FAMILY, 4TH OF JULY

We will actually be going up there tomorrow for the weekend. Nicole's birthday tomorrow.

WHO WILL BE ABLE TO BUY A HOUSE?

What will the mortgage business be like in the future??

Who will be able to buy a house?

With many would be homebuyers falling behind on various payments, credit ratings across the country will be falling.

So who will be able to buy?

As the world digests the mortgage issues we are facing today, cash, not credit, will be king when it comes to who can purchase a home and who cannot.

What do I mean???

If I am a mortgage company looking at a potential borrower, although I like a high credit rating, I feel even safer if someone is able to come up with a large downpayment.

Gone are the days of 100% or even 110% financing. Hopefully at least.

You have 20% to put down? I will loan you the rest.

You have good credit? Well then you better have at least 10% to put down.

The large downpayments will convince me, the mortgage company, that even if I need to foreclose, I will still be able to get my money out of it.

I can sleep with that.

AS OIL CONTINUES TO FALL, THE DOW CONTINUES TO RISE

The market has continued to reverse a longer term trend of oil rising and stocks falling.

For whatever reason, oil prices took it on the chin again today, down more than $3.50/barrel. That makes a price drop of $18 or 14% in the last four days. Prices at the pump should reflect this soon.

While that goes on, Wall Street has continued this relief rally, up 600 points in the last four days.

If I were a betting man, I wouldn't be surprised to see oil continue it's slide. I feel, like most things, it went up too much too fast.

As far as stocks go, that remains to be seen. I feel earnings have not fully reflected the overall slowdown in the economy. This quarters earnings have seen most of the effects of the government stimulous plan.

Next quarter? And beyond? Unless the government is planning on sending out more checks, I have some concerns about future earnings and stock prices.

Funny story. True story.

It was last February. One of my listings in River Bend had just come under contract.

The next day, I hung my SOLD panel beneath my FOR SALE sign.

The only better advertisement for a Realtor than a FOR SALE sign is one with SOLD underneath it!

As hoped, I received a call that very morning. Neighbors. They wanted to talk to me, so I agreed to meet with them that afternoon.

They didn't need to sell yet (or so they thought). They wanted to sell by July, and it was only February.

I followed up with a phone call and said, "Whichever Realtor you choose..."

"Oh Ken, we love you. We would never use another Realtor," she said.

Well she hasn't used another Realtor. She has used 3. So far. She has also tried to FSBO it twice.

And she is still on the market.

"MY WIFE AND I DECIDED TO GO IN ANOTHER DIRECTION"

One of my prospective sellers called me this morning. We had met on Saturday. He has a nice home in my farm area, River Bend.

"Ken, I appreciate your time on Saturday, but my wife and I decided to go in another direction with selling our house. We decided to use another Realtor," he said.

"Hey, I thank you for the call. I must say, I am a little disappointed, but good luck to you. If you do ever need anything or have a question, call me anytime," I responded before hanging up the phone.

A little disappointed. But no more.

We had a good meeting on Saturday. It wasn't great.

I can tell when someone really likes me or just sort of likes me. He was in the sort of category.

And that's OK.

So he chose another Realtor.

It was probably a good move.

If the shoe doesn't fit, don't wear it.

TAKE PRIDE IN WHAT YOU DO.

Probably one of the keys to happiness. You need to take pride in what you do. Do it well.

I doesn't matter if you are an attorney, a doctor, a Realtor, a plumber or a garbage man. Take pride in what you do. Do it well.

It's funny. I used to be in financial sales. Very aggressive cold calling before the do not call list. Somewhat similar to the movie "Boiler Room". We always wanted to make our clients money, but the nature of the business made it difficult.

Anyway, I used to make lots of money. But I never really felt good about what I did for a living. I was always worried about my clients money. Lost lots of sleep.

But I drove nice cars and lived in cool apartments and traveled to cool places. Ok, it was a little bit fun, but...

I still was never content.

But I have been since I became a Realtor. It has been hard. Financially challenging for sure.

But I love what I do. It's fun. The money will come.

MR. MOM

So it has begun. My second week as Mr. Mom!

Week one went well. It was exhausting.

Gentlemen, thank your ladies that stay at home with the kids. Try holding a conversation with a chatty two year old all day.

Nap time can't come soon enough. Anyway...

The week did go well.

Nicole seemed to enjoy her job more than I expected. I think she has a fairly important and respected position at the hospital. It also seems to be an asset to her private consulting business, Nutrition for your kids. She has been getting 3 or 4 calls per week from new clients.

Work went well for me as well. I met with three potential sellers and showed two families homes last week. All appointments went well.

No contracts or listings yet, but they will come.

Generating new leads is key.

I generated 6 new leads and had 5 appointments last week.

And I still was able to keep the house clean!

BACK FROM BUTLER NATIONAL. MY SCORECARD.

It was a hot day out there at Butler National in Oak Brook Illinois. Hot and humid.

We didn't complain. The caddies were the ones carrying the bags.

I played fairly well. For me at least. My short game was poor. My longest putt made was 4 feet.

RUSTY!

I guess that's what happens when you never play and are playing one of the toughest courses in the country.

BUTLER NATIONAL GOLF COURSE

The name of the course alone gives me chills.

I will be playing this course this afternoon with friends.

A private all mens club, Butler hosted the Western Open here in the western suburbs of Chicago for many years. Due to their less than politcally correct membership, the Western Open has changed venues and is now played at Cog Hill in south suburban Lemont.

But the beast is still alive at Butler National.

Playing to a course rating of 76.6 and and a slope rating of 144, the course is 7335 hazardous yards from the back tees.

Slick greens, deep bunkers and plenty of water, this course will probably kick my butt.

But I do welcome the challenge.

My game is very rusty. I haven't played more than 3 full rounds this year.

Am I ready? Will I make a fool of myself? Will my caddie laugh???

HOLY POOP! THE DOW WAS UP 483 POINTS IN TWO DAYS

Does anyone care anymore?

I was involved in financial sales from 1989-2002. Crazy years to be a stock broker, no doubt. I have seen some wild things.

I still love the markets. Supply and demand. Prices go up. Prices go down. Just like real estate. Love it.

Anyway, I have CNBC on all day in my office. I think it is important. If not, I still love it.

I have been watching the stock market closely the past several months. It's been taking a beating.

The last two days the Dow has had up days of over 200 points.

Does anyone care anymore?

It seems oil prices and the real estate market are dominating the headlines these days.

Well, oil prices have dropped 11% in three days. And everyone needs a place to live.

So maybe we need to look to the stock market for hope.

At least it is a rare bright spot these days.

I AM NO SALESMAN...

Ok. We all know it. I am not a salesman. But...

I think if a buyer gets spooked easily, they shouldn't be buying.

I just read a post of Valerie Osterhoudt. She was concerned that a home inspector was spooking her would be buyers.

My comment was:

Hi Valerie. I think if a buyer gets spooked that easily, they weren't meant to buy.

This is an important issue for me. I honestly do not want anyone to buy a home before they are ready.

I make my buyers "prove" to me they want to really buy the home.

If they give me a reason to pause, I encourage them to take their time.

I don't want ANY buyers remorse.

But, like I said, I am no salesman...

I like it a lot. The different systems are challenging. I am learning lots of new software. That usually takes time for me.

But I have liked it a lot.

I am getting busy. I am meeting with two sellers on Saturday. I am starting to get back in the real estate flow.

In the end, the job is really the same. I am still just looking for people to go to work for.

SUCCESSFUL FARMING!

Last Friday, I wrote about my ongoing effort to farm one of my favorite neighborhoods, River Bend.

A "farm" area to me is a neighborhood I work. In River Bend, for instance, I hang my newsletter on door knobs once a season. I put current market data for the neighborhood. People like that and usually hold on to the newsletter. Who doesn't want to know what homes in the neighborhood are selling for?

I usually have listings in the neighborhood, hold many open houses and know personally one third of the residents in this community of 145 townhomes. I used to live there.

I will own this neighborhood. Anyway...

I hung my summer "BLITZ" (that's what my wife Nicole likes to call it) last Friday. Since then I have received three solid leads.

One renter hoping to own in the next 6 to 12 months.

Two seller leads. One very motivated (he has been on the market awhile and recently took it off). The other slightly motivated. I will be meeting with both on Saturday.

Three new leads in six days is great for me on a single marketing piece. I may have more calls coming.

It shows me that there are clients out there. Clients that are scared and need guidance.

It is our job to provide that guidance.

WHAT'S MY FAVORITE THING ABOUT NAPERVILLE?

This was a question asked of my by one of my readers this morning?

My city of Naperville (sounds a little possessive, doesn't it) has just been Rated the Number 3 City to live in by Money magazine. This ranking is nothing new for Naperville. It has become commonplace the last several years as the "secret" of Naperville has gotten out.

So what is my favorite thing? Hmmm.

My wife and I affectionately refer to Naperville as "Pleasantville". It is that nice.

The people seem happy, genuine, and usually smiling.

The weather is typical midwestern. Hot in the summer, gorgeous in the fall, usually plenty of snow in the winter, and with spring comes the birth of all the beautiful greenery.

The public school system is consistently the highest ranked in the state. Very competitive for some children. But still a great place to prepare for some of the wonderful in-state universities found here in Illinois.

The downtown of Naperville is beautiful. Set aside our famous "River Walk", the downtown offers wonderful dining, shopping (just ask my wife Nickie!), night life, and plenty of parks and play areas for kids. Just a wonderful downtown area with ample of parking (on most days).

The homes are reasonably priced. Not cheap by any means, but considering all you get living in Naperville, I feel the homes are a bargain. Single family homes can be had from the low 200ks to several million. Certainly a home can be found that fits most budgets.

Finally, the proximity to a world class city like Chicago is always a huge bonus. Just 30 miles from Chicago, Naperville lies conveniently between two international airports, making it easy for friends and family to visit you in this little paradise!

NAPERVILLE NO. 3 ON "BEST PLACES TO LIVE" LIST

From the August issue of the magazine, Money credited Naperville's popular downtown, fantastic public schools and proximity to Chicago when it ranked the suburb third out of 100 American cities.

Naperville's drawbacks? Traffic congestion and home prices.

Naperville was ranked third behind Plymouth, Minnesota and Ft. Collins, Colorado.

Naperville has made the list of most desirable place to live in 2002, 2004, 2005, and 2006.*

"DON'T EVEN BOTHER"

People are funny. They are all different.

There are happy people and sad people.

Cheerful people and grumpy people.

I noticed this as I was hanging my newsletter this morning in one of my farm areas, Carrolwood in Naperville Illinois.

It was a beautiful day. Sunday morning. People walking their dogs and washing there cars.

One of those days that feels great to be alive.

Most of the people were so nice. I am clearly "working" the neighborhood as I hang my newsletter. Yet I think most enjoyed the interaction with me.

As I approached one door, however, I was startled by a man's voice behind me.

"Don't even bother," the voice said.

"Huh," I mumbled as I turned.

"I will just throw it away anyway," the man in the driveway said.

"That's cool. Have a great weekend," I responded as I walked off to the next door happy I did not waste a brochure on a guy I would not want to work with anyway.

There are so many different types of real estate agents. I am sure many agents would have handled my encounters differently. "Worked" the neighborhood differently than me.

I would rather enjoy my day.

A BEAUTIFUL MORNING FOR FARMING

It was gorgeous out this morning. A little breezy for my tastes, but no humidity and temperatures in the upper 70's here in Naperville, Illinois.

It was a beautiful morning for more farming.

We were back at it again this morning. Nickie and I pulled into Carrolwood subdivision just after 10:30 AM.

Carrolwood is a very affordable townhome subdivision in Naperville Illinois. Great location. Between Rte. 59 and downtown Naperville. 160 units.

My wife and I created the newsletter (it's really more of a brochure) on Microsoft Publisher and stuffed them in our door hanging bags yesterday.

It's a process I have been repeating quarterly for about 2 years in my two farm areas, River Bend and Carrolwood.

Townhomes are great for farming. Lot's of turnover. Easier for door hanging as well.

Anyway, it was a beautiful morning. Many people were out. I exchanged pleasantries with several home owners.

DOOR KNOCKING

Alright. I admit it. It has been quite a while since I have door knocked. But I did it for about three months in February, March, and April of last year.

There was a riduculous cold spell last February. Temps were under 20 degrees for two weeks straight. My coldest evening was 6 degrees. Brrrr.

I would begin knocking at 5 o'clock. I would knock till I spoke with 10 people at their doors. The reception was suprisingly positive. In the rare cases someone was mean, that was OK. It still counted towards my 10.

It would usually take 40 to 45 minutes to get finished. I did it 4 times per week. If I missed an evening, I could make it up on the weekend. Mornings are great on the weekends for door knocking.

I would print out a basic CMA (market analysis) and staple my business card to them. I carried ten along with a notebook to write down the contact info.

Everyone I spoke with (even the door slammers) would get a hand written card sent to them as follow up.

It worked. I got lots of leads. I still have those leads in my database. They have been a little stubborn about moving (such is the market), but they will eventually.

I will be ready to help them when they do.

My script? Real simple:

Hello. My name is Ken Tracy. I am a Realtor with Keller Williams Realty. I market your neighborhood very effectively. The reason I am out this evening is that I am looking for people moving in two years or less so that I can go to work for them.

For those that would say yes. I would get all of their contact info (especially the email), and set them up with an internet search of their neighborhood.

Pick your neighborhood carefully. They are not all the same.

I found townhomes the best to work with. Easy door knocking (no long driveways) and a much more transient demographic generally.

MY RESPONSE TO THE ANONYMOUS JELLYFISH

I tried to turn the other cheek...

When my boss handed me the letter, I was shocked. We were in his office. I never like being in a bosses office. I feel like I am twelve years old, sitting in the principals office. Nothing good can come from being there.

Anyway, the letter was vicious. It said a lot of bad things. Bad things about me.

The worst part about it was that it was written anonymously, with no return address. How do you defend yourself from a character attack written anonymously?

I was shocked and upset. I drove home wondering what I should do.

The prudent move would have been to throw it away and forget about it. That's probably what most would have done. Me?

I post it on my blog. Smart move.

Anyway, I really didn't defend myself in the post. I thought the mean spirit of the letter would be clear.

What would Jesus do? How about Gandhi?

Unfortunately, I have received several calls from friends who read my blog. They are uncomfortable that I am making myself vulnerable for such attacks by posting so honestly. They are uncomfortable with the things that were said about me.

They were bad things, after all.

So, I figure Jesus? Gandhi? Those two were WAY better than me. So without further ado...

My response to the anonymous jellyfish who wrote the letter:

You are a fool. You are an idiot. You are a pathetic, lying waste of flesh.

I don't believe you worked for my old office. You mention RE/MAX several times, but never the name of my office. I worked for RE/MAX Action for almost three years and was proud of it. I still have tons of friends there.

I don't believe you have ever even met me. You mention making fun of me behind my back in the Naperville/Plainfield area. Why? My old office was in Lisle. It's not too cool to talk behind peoples back, by the way, and even weirder to brag about it.

You mock me for writing about key-lime pie in my blog. It's my blog and I will write about anything I want. If you don't like it, STOP READING!!! What's wrong with key-lime pie, anyway?

You mock me for renting. You ask, "Don't we tell people all the disadvantages of renting?" I don't. I try to advise my clients based on their needs. Renting is the right choice for some while owning is better for others.

You write of me admitting "to working as a limo driver part time." Is that a slam on limo drivers? It's not easy. Tip them well. Excuse me for trying to feed my family.

You call me a "dead-beat agent". What does that even mean? My motto is honest, hardworking and fair. I proudly strive to live up to that motto.

You write "I can't imagine anyone asking him to be their realtor." You obviously haven't met me. I was born to be a realtor.

You make fun of my financial situation. It has been tough time for my family, financially. So you feel the need to make fun of me for that?

You write about my negativity. Have you read my blog? I am trying to be inspirational. Either I am a horrible writer, or again, you're an idiot.

Finally, you accuse me of lying about my decision on offices. You write "Ken wasn't the one that made the decision on his working there." Why would I be honest about EVERYTHING else, yet lie about that. RE/MAX wasn't the right business model for me right now. Keller Williams is.

FARMING FEELS OH SO GOOD

I use door hangers when I farm a neighborhood. I farmed again this morning. Actually, Nickie and I did.

She had the morning off.

Anyway, in my last post, Kens River Bend Newsletter, Lisle Illinois, I posted an image of the door hanger I used in my oldest farm area, River Bend.

Nice townhomes. Lisle. Call me. Anyway...

There are about 140 townhomes in the neighborhood. It was where my wife and I owned a beautiful home a couple years back (I have owned!:)).

Anyway, I hang the my newsletter every season. My wife whips them up on Microsoft Publisher. We always include the current market data in the newsletter. People like that. They keep the letter.

We stuff them in bags and hang them ourselves. I think there is value in that. You learn the neighborhood. You meet the neighbors. You become the neighborhood.

I am part of River Bend. I am known.

It takes a lot more time than mailing. I have time. I need clients.:)

It is certainly cheaper too. We have a color laser at our home office. Plus no postage.

Probably even good exercise.

I actually got a call this afternoon from the newsletter. It was a renter who is interesting in buying in River Bend in 6 to 12 months. Doesn't usually happen so quickly, but it's nice when it does.

So hang (pun intended) in there. There is work do be done!

Today should be a good day. A new day.

My wife is going in to her new job today. She will be taking over the position as pediatric dietitcian at Central DuPage Hospital.

It's a great job. Good pay. Great benefits.

But a job I still was hoping she would not need to take.

We need the extra income and it we are way past due for doctor and dentist vistits. :)

I will be taking care of Erin today.

That's cool. She is tons of fun. A beautiful little girl.

We will have a busy day.

Just curious. Was it nature or nurture?

I wrote a post today about a letter written by an apparently disturbed reader titled, My boss received an anonymous letter. The letter had no return address. I am fairly confident I know who wrote the letter. It is someone I have never spoken with and never seen. Another agent in the area that apparently doesn't like the way I write.

Yet they went WAY out of their way to cause me trouble. Go read the letter. It was mean and nasty.

And I don't even know this person.

It is weird.

Don't worry, I will let it go.

But try having your new boss get a letter like this. Written anonymously.
