blog: THINKING ABOUT BUYING A HOME? GET STARTED EARLY. - 01/06/09 07:15 PM
I have been showing a nice young couple homes the last few weeks.
As many of my buyers do, they did a bulk of their searching online, selected their favorites, and then called me with a list of homes they wanted to see.
All of their favorites ended up being short sales.
Why?

blog: THE LEADS ARE BACK...MY GROWTHLEADER UPDATE... - 01/03/09 07:45 PM
I haven't written anything about Growthleader in a while.
Honestly, I didn't have a whole lot to say...
The number of leads I was receiving from my new website, www.servingnaperville.com, had cooled off dramatically right after Thanksgiving...
But in the last week or so, they have started up again.
Strange.
One … (22 comments)

blog: JANUARY 2nd, TIME TO GET BACK TO WORK...DELIVERING KEN'S CARROLWOOD AND RIVER BEND VIEW! - 01/02/09 02:21 PM
It's not like I have been on vacation...
On the contrary.  I have had several buyer appointments, a listing appointment (which I did get), and two closings in the last two weeks.
Oddly busy, especially for late December.
All that activity is only a byproduct of what I really do for a living...

And a closing on Tuesday, December 23.
Two closings in two days?  Two homes sold?
Two paychecks for Ken???
Holy poop.
Feels good.  Very good.

blog: I AM EXCITED ABOUT 2009. I HOPE YOU ARE TOO... - 12/19/08 07:34 PM
I AM EXCITED ABOUT 2009.  I HOPE YOU ARE TOO...
People do need to move after all...
They do.  They always will.
They can put off moves.  Delay decisions...
But eventually, life catches up.
And people move.
I am starting to get busy.
I have been showing homes.
People are calling me.  … (37 comments)

blog: I FELL NOT ONCE, BUT TWICE...DELIVERING KEN'S WHEATLAND SOUTH, CRESTVIEW KNOLLS, AND HIGH MEADOW VIEW. - 12/17/08 10:09 PM
Do I intentionally choose the cold days to deliver my newsletters?
The thermometer never peeked above 16 degrees this week as I was making my deliveries.
And it wasn't the cold, but the ice that presented a hazard.
Last weekend the temps were in the 50s.  Lots of rain.  Sunday night, as the temps plunged … (29 comments)

blog: WHY DO I DO IT? DELIVERING KEN'S LAKEWOOD CROSSING VIEW. - 12/06/08 07:20 PM
The thermometer read 16 degrees as I pulled up in my Jeep Liberty to Lakewood Crossing, a subdivision of moderately priced homes in Naperville Illinois.
Overcast.  Occasional flurries.  Cold.
There was snow on the ground.  Not deep.  Just enough to make walking treachorous...
I had 365 of my newsletters stuffed inside of my Keller Williams … (15 comments)

blog: HOW DO YOU MOTIVATE PEOPLE TO MOVE? STOP TRYING!! - 12/04/08 06:28 PM
I just read a post by a local Chicago agent Chuck Heaver.  In it, he voiced some of the challenges facing home sellers in todays market.
He finished his post with a question:  "Any thoughts/tips to motivate people to move?"
My answer.  STOP TRYING!
Look, I know many Realtors pride themselves on their sales … (40 comments)

blog: "I didn't waste their time marketing myself, I knew it wasn't necessary." - 11/26/08 10:10 AM
I just read a post written by the ever titillating Cherimie Crane titled "The Morning After".
In it Cherimie writes of her recent speaking engagement at a marine base in her town of Beaufort, South Carolina.
She was nervous at first.  Speaking to 60 uniformed marines would make me nervous too.

blog: MY "COMMUTERS" FROM OUT OF TOWN - 11/24/08 08:16 PM
They were a nice young couple.  I picked them up at the train station on Rte. 59 in Aurora...
It was Friday morning.  The weather was cold, but the sun was shining bright.  A great day to show homes.
We would be seeing several homes priced in the low to mid … (7 comments)

blog: WHY DID I LEAVE FINANCIAL SALES? - 11/21/08 06:50 PM
After graduating from the University of Illinois in 1990 with a degree in finance, I followed my two brothers into a job as a stock broker.
It was fun at first....
Even as a $5 per hour "caller", it was exciting to put on a tie, take the train down to Chicago, and walk into the … (11 comments)

blog: THE ART OF NEGOTIATION. SOMETIMES LESS IS MORE. - 11/18/08 04:58 PM
I currently am working on a few deals as the buyer's agent.
I find it interesting when the listing agent I am negotiating with finds the need to tell me how great their home is.  Afterall, I know what the house is like.  I was just in it...
And I am not buying … (10 comments)

blog: CATHOLIC GUILT - 11/16/08 02:20 PM
Despite a fair amount of Irish blood pumping through my veins, I wasn't raised as a Catholic.
Do I have to be Catholic to suffer from Catholic Guilt?
I have always felt "bad" for things, even when I haven't done anything wrong.  I sometimes feel guilty when I am just doing my job.
I feel that way … (23 comments)

blog: KEN'S 6 MONTH BUSINESS PLAN...THE UPDATE...I AM HALF WAY THERE - 11/11/08 01:24 PM
At the end of August, I wrote down and posted my 6 month business plan.
When I first wrote my plan, I had a solid database of prospects collected over my first three years in the business, but zero listings and no real hot buyer prospects.
I had just joined my new office, Keller Williams in Naperville, … (25 comments)

blog: WHY DOES MY PHONE KEEP RINGING? - 11/03/08 02:11 PM
What is going on here?
Why does my phone keep ringing?
This isn't the way I work.
Most of my time I spend keeping busy.  You know...
Marketing.  Blogging.  Farming.  Reading.  Emailing.  Learning.  Networking.  Calling.  Smiling...
But honestly, very little qualified customer activity.
Actually working with real live buyers and selllers of homes.  … (31 comments)

I will be putting it on the market this afternoon.  It had previously been listed … (53 comments)

Marti has designed two special blog "themes", one for RE/MAX and one for Keller Williams.

blog: BUYING A ONE BEDROOM CONDO. IS IT SMART? WILL IT BE A TOUGH SELL IN THE FUTURE? - 10/24/08 10:58 AM
I will be showing some condos to a new client tomorrow.  The client is excited to enter the real estate market as a first time buyer.
He has done everything right.  Great credit.  Been saving for a downpayment for a few years.  He has spoken with a mortgage broker and gotten preapproved...

blog: KEN'S DAY OFF...GOLFING AT BOLINGBROOK GOLF CLUB...MINUTES FROM NAPERVILLE - 10/23/08 03:34 PM
I took the day off yesterday.  Very nice.
I never truly get the day off.  I always have some work to do.  But this was close.
Kevin Schoeck, Rich Bianco (two lifelong friends) and I decided to enjoy a day of golf as the 2008 season winds down.
We decided to play at Bolingbrook Golf … (9 comments)
