A couple of years ago, I heard about a smart agent in Vancouver, Washington who had created the page "365 Things To Do In Vancouver, WA"... The agent leveraged the power of Facebook, and created a page dedicated to the promotion of his hometown, Vancouver, Washington. At last count, his page had 15,960 fans... After reading Kathy Schowe's featured post yesterday, "Best Practices 1: Create a 365 Things to do in Your Town Page on Facebook", I knew I had to make one. Kathy's Facebook page, "365 Things to do in the Palm Springs Area", already has over 2100 fans, and is adding 20-30 new followers each

I often wonder why there are so many real estate agents. When I started in the business, 70% of new agents were gone in the first year, and the average earnings for a first year agent was around $13,000. I don't know what those numbers are today, but I would expect both numbers have become even more bleak... I was speaking with my brother this morning. Almost two months have passed since the home buyer tax credit has ended. The real estate market today is like a boat without a rudder.... Many would-be buyers can't afford to buy. I lost a client this weekend. After almost a year of working together, our relationship had grown strained. It was time for a change... One could easily become jaded in this business. There is lots of time spent working for clients who will never buy or sell a home with us. It can be frustrating. However... It's OK to lose a client. You can never lose your positive attitude... It was two years ago this week. March 24, 2008. "I AM A HORRIBLE REALTOR" My first featured post here on Active Rain. It was a post that would change my life. "Horrible Realtor" got me hooked on the potential of social media, blogging, and Active Rain... It was a tongue and cheek post written by a new Realtor and father being crushed by the pressure of providing for his family as a real estate agent. Without a steady paycheck... I know it is a good problem to have, but I am fighting to keep up with my growing real estate business... Just last year, I was a Realtor who would have one or two listings at a time, sell them, and be completely out of inventory... I was constantly looking for more homes to sell. I felt like a dog always chasing my tail... That is beginning to change. Just last week, I took three new listings. I had never had three new listings in a month before. Are you spending enough time prospecting? I believe most Realtors spend too much time with the leads they already have, and not enough time generating new business... Give your current prospects some rest. They will call you when they are ready... Your time is better off building more relationships. Creating more prospects... Don't neglect your current leads. Stay in touch. Send an email. Give an occasional call. Let them know you care... But don't call every week asking "Are you going to buy a house?" Real estate sales takes time... Find new prospects. Listings are the name of the game. In spite of this, I often struggle keeping my inventory of listings up. I seem stuck in a cycle. I pick up a listing or two. I sell them in a couple months. And then back to square one... Not the way I want to do business. I need a steady inventory of homes to sell... I thought I broke out of the cycle a few months back.
