I am biased. I lived there with my wife Nicole for 5 very happy years...
Brick and siding. High ceilings and great windows. Brick paved driveways and sidewalks...

Nicole and I used to joke that "It is always sunny at River Bend." It's really quite nice.
The location is great too. Close to several major highways, Lisle is between Downers Grove and Naperville.
The homes are now priced VERY affordably...

It was cool and windy today. Typical for late October.
I was delvering more newsletters today.
My target was River Bend, one of the best little subdivisions in the suburbs, located in Lisle Illinois. Just off Route 53 and 59th Street, these homes are an easy 5 mile drive from downtown Naperville. The townhomes, very attractive with brick fronts, sell in the mid to high 200's.
I have good memories of River Bend. I proposed to my wife Nicole here. We lived in our home (pictured below) for 5 years before we had Erin. It's a great neighborhood...

One month ago, Active Rain pulled off one of the greatest marketing tactics I have seen.
THE LOCALISM LAND RUSH.
Active Rain has always been fun. The point system allows for a little friendly competition between Realtors across the country. They publish member numbers in the top right corner (107,073 and counting). We who post are ranked in our community, our county, as well as our state.
It's all neat.
But last month, with the release of the New Localism, and more specifically the Local Land Rush, I find myself wondering...

I was back at it today. I was delivering my newsletter.
Today it was the River Bender.
It was a gorgeous day in Lisle, Illinois. 75 degrees. No humidity. Not even a cloud in the sky.
Perfect.
I had a 140 newsletters to deliver. I hang them on door knobs. I use plastice door hanging bags. Anyway...
While I was out, I ran into a guy I knew from the neighborhood. He was walking his dog, enjoying the day.
He asked about work.
"If I had it my way, I would sell my house and move to California," he said.

I was sitting on the couch with my 9 year old niece this morning. I was drinking my coffee, reading the paper, and CNBC was on in the background.
"So how is the real estate market, Dylan," I asked.
It felt good to ask someone else this. As a Realtor, I am asked this question many times every day.
I was curious how a 9 year old girl would answer the question.

After what could be best described as a sluggish spring real estate market for one of my favorite little subdivisions, the River Bend Townhomes, the summer market is really starting to heat up.
After only 4 sales in the first half of the year, the townhomes, located in Lisle Illinois just off of Rte. 53 and 59th Street, have seen 3 contracts written in the last two weeks.
Prices have come to down to a level where buyers could sit on the sidelines no more.
And the buyers have moved in aggressively, with one third of the homes FOR SALE now under contract.

One of my prospective sellers called me this morning. We had met on Saturday. He has a nice home in my farm area, River Bend.
"Ken, I appreciate your time on Saturday, but my wife and I decided to go in another direction with selling our house. We decided to use another Realtor," he said.
"Hey, I thank you for the call. I must say, I am a little disappointed, but good luck to you. If you do ever need anything or have a question, call me anytime," I responded before hanging up the phone.

The asking prices of these homes are currently 10% below the asking prices in 2006.
Yet inventory remains high. Contracts are scarce.
An ideal time to pick up the townhome of your dream at a great price in Lisle, Naperville, Plainfield, and Aurora.

River Bend, a lovely subdivision of higher end townhomes in Lisle, Illinois, has seen plenty of real estate activity over the last few weeks.
These homes, typically priced from the high 200's to the mid 300's are located just an easy drive to downtown Naperville.
There are currently 9 homes for sale in River Bend. Prices range from $285K for a 2 bedroom up to 346K for a lovely 3 bedroom. Two new homes came on the market this week.

I write that with a smile. I didn't really lose the listing. I just didn't get the listing. She never asked me.
That's right. Asked me. I think people should.
She was a nice lady in my old neighborhood, River Bend. She knows me. She knows I am a realtor. She knows nobody sells more homes in River Bend then I do.
In the last year, 11 homes have been sold in River Bend. I sat at the closing table on 4 of them.
She is in my database. I contact her from time to time.

We have fought. Plenty of times. But he is still a good man.
I have threatened to quit. He has threatened to fire me.
When I first became a licensed real estate agent in October 2005, I interviewed at a local Coldwell Banker office.
It was right across from my favorite Starbucks. Mmmm coffee. Great location. Busy parking lot.
The broker at the Coldwell office had his back turned to me when I arrived for my appointment. He continued to "work" on his computer for at least 30 seconds while I stood there … (6 comments)
