Today was Day 4 door knocking to increase my real estate business...
I pulled into Carrolwood at 11:10 AM.  It was a beautiful morning, sunny, with temperatures in the high 50s...
I was excited to be out.  The nice weather seems to put people in a good mood, and I was optimistic as well...
As I approached the first door, I chuckled at the doormat...

 
Despite the doormat, the first gentleman was very nice.  Actually, everyone was pretty nice today.  None needed my services, however.  Perhaps luck?  Perhaps a sign of the times...

Knock Knock.  Who's there?  It's me.  The Realtor... 
Although my script isn't that simple, it is pretty close... 
I first "door knocked" for real estate 5 years ago.  I knocked for about 2 months, generated a ton of leads, but then, life got in the way and I stopped...
Feeling a need to jump start my business, I decided to get back out there.  I started on Tuesday, and tonight will be my third night out...
It really hasn't been hard.  Out of my first 20 "meetings", almost everyone has been extremely nice.

It is a beautiful day today in Naperville.  Temperature in the mid 40s, with light winds and plenty of sun.

As excited as I am about door knocking, this isn't some maniacal door knocking sprint...
Rather it's a calculated prospecting plan.  Something with long term potential.  Or I hope it does...
Honestly, I have other plans tonight, or I probably would be going out...
But that's OK...

      vs. 
When you put your home on the market, you are really going fishing. 
You are fishing for a buyer.  And the bigger the fish, the better...

One of the ways I use my blog here on Active Rain is as a tool for accountability.
I find myself coming up with many "great" ideas.  I then write a post about them...
I follow them up with action.
That being said, I have never been big on making sales goals.
I feel selling homes is a byproduct of what I do for a living...
Taking care of my customers.  Spreading the brand.  I do have some production goals for 2010, however...
I thought I would share them with you:

Listings are the name of the game.
In spite of this, I often struggle keeping my inventory of listings up.
I seem stuck in a cycle.  I pick up a listing or two.  I sell them in a couple months.  And then back to square one...
Not the way I want to do business.  I need a steady inventory of homes to sell...
I thought I broke out of the cycle a few months back. 
I had just taken my fourth listing, a personal record. 
But then, it happened...

One sold...

Then another...

This week, a third went under contract...

Wow.  It can happen.  You can close a short sale...
I did it today.  It wasn't easy.
My seller first called last September.  "Hi Ken, I found you on the internet," he announced as he introduced himself...
At the time it was a very important call...
I had just began work at my new office and didn't have any listings.  Without listings a real estate agent is practically out of business, and the first listing is always the hardest to get.
It was also my first client that came directly from my blogging efforts here on Active Rain.
