tracy: IS HOMEOWNERSHIP STILL THE AMERICAN DREAM? IT IS FOR ME. - 01/07/09 06:55 PM
Over the last few months, I have read many articles questioning if home ownership is still part of the American dream. Writers have been debating the advantages of renting versus home ownership. This is probably to be expected considering today's real estate market.
While renting is certainly great for many...
Home ownership is definitely part of this Americans

tracy: THINKING ABOUT BUYING A HOME? GET STARTED EARLY. - 01/06/09 07:15 PM
I have been showing a nice young couple homes the last few weeks.
As many of my buyers do, they did a bulk of their searching online, selected their favorites, and then called me with a list of homes they wanted to see.
All of their favorites ended up being short sales.
Why?

tracy: THE LEADS ARE BACK...MY GROWTHLEADER UPDATE... - 01/03/09 07:45 PM
I haven't written anything about Growthleader in a while.
Honestly, I didn't have a whole lot to say...
The number of leads I was receiving from my new website, www.servingnaperville.com, had cooled off dramatically right after Thanksgiving...
But in the last week or so, they have started up again.
Strange.

tracy: JANUARY 2nd, TIME TO GET BACK TO WORK...DELIVERING KEN'S CARROLWOOD AND RIVER BEND VIEW! - 01/02/09 02:21 PM
It's not like I have been on vacation...
On the contrary. I have had several buyer appointments, a listing appointment (which I did get), and two closings in the last two weeks.
Oddly busy, especially for late December.
All that activity is only a byproduct of what I really do for a living...

tracy: TWO CLOSINGS IN TWO DAYS? - 12/25/08 05:32 PM
I had a closing on Monday, December 22...
And a closing on Tuesday, December 23.
Two closings in two days? Two homes sold?
Two paychecks for Ken???
Holy poop.
Feels good. Very good.

tracy: I AM NEVER IN SALES MODE. - 12/23/08 05:50 PM
I have been exchanging emails with a broker here in Naperville.
He recently emailed me a marketing piece in an effort to recruit agents for his office.
It was nice...
I have been impressed with many things his office does to market themselves and their properties.
Bright yellow signs. Balloons. Tons of open houses...

I AM EXCITED ABOUT 2009. I HOPE YOU ARE TOO...
People do need to move after all...
They do. They always will.
They can put off moves. Delay decisions...
But eventually, life catches up.
And people move.
I am starting to get busy.
I have been showing homes.
People are calling me.

tracy: I FELL NOT ONCE, BUT TWICE...DELIVERING KEN'S WHEATLAND SOUTH, CRESTVIEW KNOLLS, AND HIGH MEADOW VIEW. - 12/17/08 10:09 PM
Do I intentionally choose the cold days to deliver my newsletters?
The thermometer never peeked above 16 degrees this week as I was making my deliveries.
And it wasn't the cold, but the ice that presented a hazard.
Last weekend the temps were in the 50s. Lots of rain. Sunday night, as the temps plunged

tracy: THINKING OF QUITTING? TRY AN OFFICE WITH LOWER FEES. - 12/15/08 03:42 PM
The other day I wrote a post suggesting agents take a part time job before giving up on the real estate business. I have worked part time as a limo driver during this year to keep my dream alive. I am proud of that...
Another cost cutting move I made this summer

tracy: IF YOU LOVE BEING A REALTOR, DON'T QUIT! - 12/13/08 03:58 PM
I recently read an interesting post by Jennifer Allan.
Jennifer writes how many of her friends in real estate are considering leaving the business due to the hard times in today's real estate market.
She writes how giving up the real estate dream is the option for some:
"I'm not saying

tracy: WHERE DID MY LEADS GO? GROWTHLEADER UPDATE. - 12/13/08 11:06 AM
Where did my leads go?
As you may know, I have recently been selected to sample a new lead generation product created by Growthleader. I have been using it for the past 5 weeks.
Just two weeks ago, I struggled keeping up with the flurry of leads I was getting from my new

tracy: I DON'T BELIEVE IN GLOBAL WARMING! - 12/10/08 12:52 PM
I DON'T!
How did the concept of global warming become a "fact" so quickly?
Was it because Al Gore made a movie?
Was it because Leonardo DiCaprio got behind the cause?
STOP THE MADNESS!
I was born in 1968. I was a child during the 1970's. Those were cold years. Some

tracy: REFERRAL AGENTS? - 12/08/08 06:42 PM
What exactly is a referral agent?
It is a new term to me. I have been a Realtor for three years, but I have never heard of a "referral agent" before. That is, until a few months ago...
Have I missed something?
I received a call the other day from one of

tracy: WHY DO I DO IT? DELIVERING KEN'S LAKEWOOD CROSSING VIEW. - 12/06/08 07:20 PM
The thermometer read 16 degrees as I pulled up in my Jeep Liberty to Lakewood Crossing, a subdivision of moderately priced homes in Naperville Illinois.
Overcast. Occasional flurries. Cold.
There was snow on the ground. Not deep. Just enough to make walking treachorous...
I had 365 of my newsletters stuffed inside of my Keller Williams

tracy: IT'S BEEN A QUIET WEEK...GROWTHLEADER UPDATE - 12/06/08 04:38 PM
The pace of leads has slowed a bit this week...
After failing to keep up with the deluge of real estate leads the week of Thanksgiving, the pace of incoming leads has slowed a bit this week from my new website, www.servingnaperville.com.
I am still getting a lead every other day or so,

tracy: HOW DO YOU MOTIVATE PEOPLE TO MOVE? STOP TRYING!! - 12/04/08 06:28 PM
I just read a post by a local Chicago agent Chuck Heaver. In it, he voiced some of the challenges facing home sellers in todays market.
He finished his post with a question: "Any thoughts/tips to motivate people to move?"
My answer. STOP TRYING!
Look, I know many Realtors pride themselves on their sales

tracy: PERFECTION IS OVERRATED - 12/01/08 07:45 PM
Perfection is overrated.
The concept itself stops more people from trying than anything else.
It was Floyd Wickman who once said, "Anything worth doing is worth doing poorly."
It sounds funny at first. But if you think about it, what he is saying is...
Get off your butt and do.
It doesn't matter

tracy: MY "COMMUTERS" FROM OUT OF TOWN - 11/24/08 08:16 PM
They were a nice young couple. I picked them up at the train station on Rte. 59 in Aurora...
It was Friday morning. The weather was cold, but the sun was shining bright. A great day to show homes.
We would be seeing several homes priced in the low to mid

tracy: "HOW DID YOU GET INTO REAL ESTATE?" - 11/22/08 01:30 PM
I was driving the black Lincoln Town car home from the airport last Sunday. I was driving my passenger, a dentist, to his home in Bolingbroook...
It has been months since I last drove a limo, but my buddy Chris needed a driver, and I can use the cash.

tracy: WHY DID I LEAVE FINANCIAL SALES? - 11/21/08 06:50 PM
After graduating from the University of Illinois in 1990 with a degree in finance, I followed my two brothers into a job as a stock broker.
It was fun at first....
Even as a $5 per hour "caller", it was exciting to put on a tie, take the train down to Chicago, and walk into the
