Who might buy your house? Who is out there in great numbers becoming our workforce right now? The Millenials - the people born between 1980 - 1995. What are some of their characteristics so you know who you need to appeal to? Millenials are a tech savvy bunch having grown up with computers, cell phone, text messaging and multi-tasking as an everyday function. They were doted on by their parents, part of team sports, mommy & me groups, and laden with trophies from participating in sports where there were no winners or losers. Their priorities are simple - they come first.

I often wonder when a buyer asks me what "I would buy" if given the existing inventory. I love this question and when we (my partner/sister and I) go out to broker's opens to preview new inventory...we always play this game. What was the best deal today? Best house for the least amount of money in other words. When we go to broker's opens we can see many homes in several price ranges of course. But it usually works out that one or two stand out on their own regardless of the other price ranges (meaning compared to that $2 million

Sellers - in today's market you must take every offer seriously. Today buyers are handing out what sellers refer to as "low balls." Especially when the house has been on the market for a while, that almost guarantees a "low ball." As an agent who represents both buyers and sellers - I know what both sides are saying. The sellers want to get "their" price. Today's price is not at all reflective of yesterday's price in today's market. It is a tough market for sellers right now. They aren't sales people in most cases and are not used to all the rejection lately. My gosh, first of all, buyers and their agents really, call at the last minute and expect to get into a house that is perfectly staged and ready for their last minute arrival. Then the buyers quickly whiz through and leave. That makes the seller feel terrible inside. Wondering why they didn't like their house.
