Each and every day, I meet with Realtors to discuss the market, the challenges they face, the tools they need, the opportunities they face. My approach with these agents is to be a resource for them, to answer questions, coach and consult them, be a sounding board, and help them as much as I can. Many of these agents are already with Keller Williams Realty, though a fair number are not with us. My approach with the agents from other companies is to be a friend first. Keller Williams Realty is not always a match for another agent, and that's okay.

Here is a very informative document from the National Association of Realtors regarding the First Time Homebuyers $7,500 Tax Credit. You can visit the NAR website at http://www.realtor.org/gapublic.nsf/files/hbtaxcreditqa2008.pdf/$FILE/hbtaxcreditqa2008.pdf First time homebuyers have never had it so good! Interest rates remain historically very low, loans are plentiful for buyers with good credit and stable income, and home prices are lower now on average than we've seen in 6 or 7 years. Looking back in a few years, those buyers who took advantage of this credit and bought in this market are going to be very pleased they did!

If a taxpayer earned under $50,000, they receive $250,000 to pay off any mortgage, credit card debts, school loans–the remainder if any can be spent as they see fit. What is so remarkable about these numbers is the efficiency that can be gained, the momentum that can be created, by having so many agents in one single office... costs for overhead, staffing, computers, copiers, and resources can be really held down in a tough market. Typically, a KW office has one receptionist serving more than 100 agents... one market center administrator, one team leader. Very lean and efficient. We all know this is a difficult market, and surely no one is surprised that part-time agents, and inactive agents, are exiting the industry in droves. Dues are coming up for renewal, and NAR will have a real drop in membership at the next reporting period... they already acknowledge significant agent losses; surely many more are coming. This is not necessarily a bad thing for the industry. Many of those part-timers create problematic transactions from their lack of experience, their shallow skill sets, and their overall lack of knowledge.

I am focusing on Lead Generation as the key to success in this difficult market... My top leverage points for lead generation are my sphere (those people I know and who know me) and the calls that my listings generate (warm inbound calls). I commit to following up on all possible leads first thing in the morning, from 9am to noon. I have availed that time in my schedule by hiring two key members of my team: a Listing Coordinator and a Contract-to-Close Specialist. These two pros focus on those areas of my business that are not "Dollar Producing" activities. How are you

Do you have a list of favorite websites, or very beneficial websites, where you advertise your listings... an absolute must, a real no brainer? Sure, I advertise my listings on Realtor.com, and HarmonHomes.com. And I take full advantage of the Keller Williams Listing Service, which then feeds numerous other websites. I use Craigslist, Trulia and others... but are there some real gems out there I should know? Please share your list, those sites which fill your inbox with leads and get your phone ringing...
