shaker heights: Shaker Heights vacant land available for owner-occupied home construction and side lots. - 11/29/08 09:52 AM
The city of Shaker Heights is offering property available for sale from its land bank. Purchasers may construct new homes for owner-occupancy, or in some cases may purchase the property as a side lot for their existing adjacent home. Here is a link with more information: http://www.shakeronline.com/dept/revite/InfillHousingProjectsinShaker.asp Surely, the opportunity to build in Shaker Heights could not get much better... builders are looking for work, and the city is seeking to provide a wider array of available housing. shaker heights: Interesting Market right now in Cleveland - 02/17/08 09:16 AM
It's a wet and coldish day here in Cleveland Heights right now... a bit of rain drizzling down on the snow, creating an icy patch of tundra across lawns and under-plowed driveways. The birds are flitting about, looking for food. I just threw the last of my bird seed out for them in my backyard. I had a busy day yesterday with listing appointments, and more listing appointments today. What I am noticing is that the broad absorption rate in most cities on Cleveland's east side is around 16%... almost uniformly. But when you look more closely at smaller segments of the

shaker heights: Active Rain is a lead generation tool! - 01/16/08 09:38 PM
Just in case you are new to blogging for your real estate business, and you're wondering if it is worth the effort, let me share with you that I have received 6 referrals in the last four months, two alone in the last 4 weeks, from agents across the country searching for a Cleveland agent. I ask these agents how it was that they chose to call me, and I keep hearing that they googled for an agent in the city they needed, whether it was Cleveland, Cleveland Heights, Shaker Heights, Bratenahl, or any of the other eastern Cleveland suburbs I service,

shaker heights: My new listing coordinator is saving me time, allowing me to focus! - 01/16/08 09:00 PM
I am always seeking talent, and in this market, there is more good talent available than ever before... In December, an agent with another brokerage referred to me a candidate for my listing coordinator position; am I ever so grateful! Cathy Smith joined The Kevin Cahill Group on January 2nd, and in just two weeks, she has accomplished so much. The myth in our industry is that we real estate agents need to service our clients ourselves... that we need to take listings, enter them into the MLS, take photos, measure rooms, create flyers, place lawn signs, deliver pamphlets, create mailings, hold open houses,

shaker heights: Wonderful New Year's message: the 12 Tenets of Conscious Living - 01/01/08 01:03 PM
A good friend and fellow Keller Williams agent, Bobby Zimmer, just shared with me this beautiful message from Tony Robbins: http://www.tonyrobbins.com/12tenets/ I hope you enjoy this as much as I do... so simply stated, but so powerful and important. Tony Robbins is one of those amazing leaders and visionaries who can pack a wallop in just a couple minutes! There is so much I try to do for my family, my colleagues, and for my clients. This beautiful video helps put it all into perspective. I hope you will take 4 minutes to improve your thought process as you begin 2008, making

shaker heights: New Year's Resolution: to do more of what I do best! - 01/01/08 12:30 PM
I was just reading this morning's New York Times about rising home sales but falling prices: http://www.nytimes.com/2008/01/01/business/01econ.html?_r=1&ref=todayspaper&oref=slogin 2007 was such a difficult market, and I learned such valuable lessons... I am excited to begin applying those lessons to 2008. I think I can do a better job for my clients by focusing on what I do best. Namely, that would be LEAD GENERATION. The more buyers I have, the quicker my listings will sell... the more sellers I represent, the more buyers I'll find... nearly everything else needs to be outsourced. In 2006, I hired my first assistant to handle all my Contract-to-Close

shaker heights: Cleveland's mild winter sure to spark an early Spring Market - 01/08/07 03:12 PM
Well, we are one week into the new year, and no snow accumulation just yet, while we HAVE accumulated some new listings and sales already... looks like the weather is helping us get off to a strong and early start to the Spring Market! I focus on Shaker Heights, Cleveland Heights, and Shaker Square on Cleveland's near east side; Since the beginning of the year, we've had 90 new listings... http://normlslistings.marketlinx.com/SearchDetail/Scripts/PrtBuyFul/PrtBuyFul.asp?prp=mls&AgentId=443268&EmailKey=16085900 and 14 are already under contract: http://normlslistings.marketlinx.com/SearchDetail/Scripts/PrtBuyFul/PrtBuyFul.asp?prp=mls&AgentId=443268&EmailKey=16085900 So we are off to a very solid first week of the year... We also have another 13 which have transferred already this year, but we can

shaker heights: Wireless and Mobile technology keeps me efficient and effective - 01/08/07 11:29 AM
I think back to the way agents conducted business when I joined the industry in 1999, and marvel at how it all changes so fast... The MLS was printed and delivered every two weeksAgents didn't have cell phones (or wouldn't share their cell phone numbers)Agents didn't have their own fax numbersAgents didn't check e-mailAgents didn't have websitesAgents didn't have blogs...Now, you either commit to adopt the latest in technology, or you commit to move closer to retirement. Now, I have: multiple websites (including a Keller Williams template and a Point2 Agent site)a decent blog (about Cleveland Heights and Shaker Heights real estate)an 800 number

shaker heights: Get out there and be seen to be in the real estate agency game! - 01/08/07 11:07 AM
This morning, I met with another agent to brainstorm about our business plans for 2007... I choose to meet agents and lenders away from the office in Cleveland, usually at a local coffee shop in my market area, which is Shaker Heights and Cleveland Heights. That way, I can be seen by the larger community than if I were just at my Keller Williams office, hopefully by buyers and sellers, even FSBOs! I always dress up, though in business casual, rather than ever wear jeans or tennis shoes. I must always look ready to meet a client--and therefore I usually do. And

shaker heights: Wearing my advertising on my jacket brings results! - 01/08/07 10:46 AM
I am sitting in Starbucks in Shaker Heights right now, and a woman noticed my polar fleece with my branding on it, and asked if I was a Realtor... her Shaker Heights home failed to sell with another agent, and she is looking for someone aggressive to sell her $600,000 home. She asked if I am aggressive, and I replied that I don't have to be... my systems just work better, and I get the desired results for my clients thru superior models and systems! Here is the background: In November, I ordered a few polar fleeces from Lands' End with my office's KW logo on them...

shaker heights: Regionalism? - 01/07/07 06:26 PM
Cleveland, I feel, is at a very important moment in its history... a time when we can make some really smart decisions, which will pay big dividends down the road. Or we can miss some opportunities, and really fall farther away from our affluent and well-positioned heritage. Cleveland sits in Cuyahoga County, amid many other wealthy counties... and we are struggling to remain vital in the national economy. Looking back, we really were damaged most by the advent of affordable air conditioning. Once people could choose to live in Arizona or Florida, year round, we began to lose much of our appeal...

shaker heights: Municipal Point of Sale inspections in Shaker Heights and Cleveland Heights - 01/06/07 07:20 PM
My area of expertise is primarily Cleveland's eastern suburbs of Shaker Heights and Cleveland Heights... both cities require home sellers to have a point of sale inspection conducted by the city prior to title transfer. The basis premise for the inspections is to maintain the quality of the housing stock in these two "bedroom communities". Neither city has significant commercial or any industrial real estate, and therefore both cities rely on the property tax revenue to support the well-being of the community. A former mayor of Shaker Heights used to joke that she'd like to send the Shaker Heights Police into
