Bainbridge Island single-family detached home sales continue to rebound from the dredges of 2008 and 2009 and are up a whopping 50 percent so far in 2010 when looking at year-to-date comparisons. With 102 sales recorded through the end of May 2010, home sales January through May 2009 totaled 68. Bainbridge had 28 single family detached home sales last month or 67 percent higher than May 2009 (18 sales) and 86 percent higher than May 2008 (15 sales). The most welcomed surprise: 7 home sold in the $700,000 to $800,000 price range just in May. Only 14 homes sold in all of 2008 in

For the fifth straight month, residential home sales on Bainbridge Island have been up compared to sales from a year ago. In January 2010, we had 14 home sales (non-condos) on the Island, up from 12 sales in January 2009. From September 2009 to January 2010, we had 102 total home sales on Bainbridge compared to 69 home sales from September 2008 to January 2009. That's an increase of 48 percent year-over-year. Bainbridge Island home sales ended the year with a boom, with 22 single-family sales (non-condos) closing in December 2009, up 69% from single-family home sales closed in December 2008 when 13 units were sold. That brought total single-family home sales on Bainbridge to 212, up 13 percent from the 187 total single-family home sold last year. The median price for 2009 was $546,000, down from $589,500 for 2008, or a decrease of just over seven percent. These numbers are all from agent Jim Peek of John L. Scott, one of my favorite data gurus) vs. 26 in August 2008, we are likely to catch up in September. We only had 16 home sales last September. Sitting a Broker's Open House with Susan Murie Burris of Windermere on Cherry yesterday, we saw buyers come by from as far away as Florida and Virginia. That's a very good sign, seeing buyers

If you are looking for more good news in the real estate market, don't talk to local appraisers. They have a pretty dim view of the next few months. Appraisers are seeing more distressed properties coming across their desk and its making them a bit pessimistic about values. Just ask anyone who is in the middle of a refinance what the thought of their appraisal. That's bound to continue to spill over to appraisals on sales. Last year the Jumbo Loan market came to a screeching halt when the investor market for Jumbo loans disappeared and the difference between interest rates for a conforming loan and a Jumbo loan widened sharply. The Conventional Wisdom at the time was that the big banks would seize the opportunity to own this market and would have the best Jumbo loan pricing around. But what happened was something quite different: mortgage loan losses at the big banks began to quickly dull the big bank's appetite for Jumbo loans. Wild swings are not limited to the stock market as mortgage rates also swung swiftly throughout the week, ending with an improvement versus last week. 30 Yr Fixed Rate conforming loans locally are in the 6.25% to 6.625% range depending 1 point to no points (along with other credit factors); 15 Yr Fixed also improved, now ranging from 6.125% to 6.50%. ARMs continue to show a broad range with interest rates on 5 Yr ARMs ranging from 5.625% to 7.00%, depending on one point to no points.
