Fannie and Freddie Creating A Mess And More Foreclosures - 08/20/10 11:37 PM
Another episode of Forgetable Friday is brought to you on the topic of Freddie Mac and Fannie Mae. These two investors are telling their servicers that they will not postpone foreclosures. This problem arose with Group 4610 this week. Fannie Mae was involved. So we went directly to them and the assigned somebody to our case and actually postponed our foreclosure sale date. The servicer told us that they couldn't postpone it because they had already done it once. The investor didn't ahve a problem with it though. It makes you wonder why the investor doesn't work with the servicer better. (3 comments)

We are revisiting a topic that we discussed about a month ago regarding BPO disputes and we hinted that the market may change a bit regarding BPOs. Basically, we thought that the number of active listings was going to go up and that sales were going to diminish. We tied all of this theory into the idea that BPOs were going to get messed up in this process. A very important topic that has come up in the last few weeks is our focus today. We've seen this problem pop up over the last few weeks and we want you to be able to avoid it. Make sure that the bank you are working with on a short sale is not the bank where the home owner has a checking account. We have now had multiple people over the course of the last few weeks that have approached us on this topic. Last year, Derek and his family relocated to Colorado and joined Keller Williams doing REO and Short sale in both Arizona and Colorado. Bank Rescinds Foreclosure For Short Sale Genius - 08/07/10 12:20 AM
Another Forgettable Friday is upon us. Today, we are joined by Trent Chapman, Short Sale Genius. He's got a forgettable story for us today. Trent had a short sale file that went to foreclosure. This happened because Trent's office forgot to call the trustee to make sure that the foreclosure had been postponed. This didn't happen. So the house went to foreclosure. However, Trent was able to rescind this foreclosure. Just to make sure that you heard correctly, the bank pulled the home from foreclosure and gave it back to the home owners. The topic today is one that has been discussed before, but today it is more focused on short sales. Nothing is ever as it seems. We hear lots of talk about if you do certain things with one bank they may black list your files. It just isn't true. Today's topic is about Loan Modifications. We speak about them briefly on occasion, but we don't generally speak a lot about them. Fred got a call from some friends that were simply wondering what their options were in the current economic times. They are basically spending every dollar they make every month. They aren't behind on payments, but the are just keeping up. One of their friends suggested that they just walk away from the house and another friend suggested that they try a loan modification with a principal reduction. There is a possibility that the bank would reduce the principal (3 comments)

Today is mindset Monday and we haven't had any recent legal action. So, apparently, it is a good day. Today's mindset lesson revolves around a friend of Fred's who is trying to get a short sale done on the east coast. She asked some very pointed questions about what Fred would do in her current situation. He noted that he would be persistant and call every day. What I realized after the phone call was that she was looking for a How-to, but she could execute the How-to and still not get the transaction completed. Fred had a realization. It is (1 comments)
