coach collard: Embrace Your Problems - 04/15/11 03:03 AM
Getting back to our SHort Sale Power Hour themes, we've got Coach here again today to enlighten us with an unforgettable short sale story. The names have been changed to protect the innocent. :) Coach had a short sale with a local credit union. They called him to notify him that they couldn't accept his offer because they were already invested in the property to the tune of $140,000. Coach politely noted to her that the property was only worth about $65,000. The bank rep, a bit shocked by this info, ask for some time to regroup, get an appraisal, etc. … (1 comments)

coach collard: Having Tough Conversations With The Bank - 02/14/11 04:59 AM
We're joined by Coach Collard today and speaking about the mindset of a short sale negotiator working on behalf of the sellers. We take some heat sometimes about how tough we are on banks and the employees that we are negotiating with. Being able to have that tough conversation is important to the success of your short sale business. It is difficult for the majority of real estate agents and negotiators to have that tough conversation. This happens because they think of themselves as a phone calling the bank instead of considering that this is your business and you have a … (0 comments)

coach collard: The Key To Short Sale Success - 10/29/10 03:43 PM
Welcome back to Short Sale Power Hour. We have Coach Collard with us today again. He has been with us throughout various steps in the process of building Group 46:10. The first time Fred met Coach, he had the opportunity to see Coach Collard working in the outback. He does a great job of taking the mindset that is needed with short sales and applying that mindset. Everybody talks about it, but very few people do it. There are many people that walk around pretending that they run a successful short sale business. However, there are some people, for example Brian … (1 comments)

What we found today, listening to the Bank of America manager, is … (0 comments)

coach collard: Bank of America Improving Short Sale Process - 07/05/10 05:37 PM
From the very beginning, shortsalepowerhour.com has spoken about the outback mindset. The outback is a solution oriented mindset to identify processes that don't work and creating solutions for them. Most people in a short sale transaction are committed to saying I can or I can't do this based on what someone else has told them. We would like to talk about the HAFA program which rolled out April 5th. It was supposed to be a game changing program. The HAFA program, in my opinion, has been a massive failure. That's not to say that people haven't qualified for HAFA, but the … (7 comments)

coach collard: The Longest Short Sale Transaction Ever - 07/02/10 03:18 AM
Kevin Kauffman is joined for foregettable Friday by the always dapper, Coach Collard. We've got a little scenario to share with you today about a listing that Fred and Kevin took in November of 2008. So, a year and a half ago, Kevin and Fred took a listing in the Scottsdale, AZ area listed at $330,000. That is what the home was worth in November of 2008. Remember that the market was still diving steadily at that time. They received an offer at $330,000 and took it to bank. Using the same short sale process, they kept getting rejected. There was … (5 comments)
