The name Valhalla comes from Norse Mythology.  It means The Hall of the Chosen or Slain Warriors.
A Heaven-like place.  Valhalla NY enjoys a beautiful topograpy with lovely hills and wonderful homes. Quite appropriately there are 2 beautiful cemeteries in Valhalla, Kensico Cemetery with Sharon Gardens and Gate of Heaven Cemetery. 
The hamlet of Valhalla is about 28 Miles North of Times Square in Manhattan. There is a train station so it is about 35 Min. from Grand Central Station in NYC in the town of Mount Pleasant. The population is about 5,500.

I just read a post on how important it is to listen to your buyers and sellers.
There are two things that that are really necessary to be a great Realtor.
Number 1 would be listening. Really listening to what your buyers want.  Really listening to what your sellers expect.
Number 2 would be educating.  Let's face it, no matter what market we are in some people have to sell and some people have to buy.

I went for a hike today with a fellow Realtor and her 3 year old son.  We had a wonderful time wandering around The Cranberry Lake preserve which borders Harrison, Armonk, White Plains and Valhalla.
In my 25 years as a Realtor I have made so many friends and had such good times with so many people.
I feel so lucky to be a part of my Real Estate Community and I am excited about meeting new friends and associates at Active Rain.

Our words have more power than we realize sometimes. 
I was at an open house on Thursday and I ran into an agent who used to work with me and has recently changed companies. 
 She mentioned to me two pieces of advice that I had given her.

Elmsford is  1.1 Square mile village with less than 5000 residents.
Located in the Town of Greenburgh in Westchester County it is about 25 Miles north of Grand Central Station in NYC, about half way between White Plains and Tarrytown.
There is plenty of shopping and nightlife along rte 119 and rte 9, as well as the proximity to White Plains and NYC, With a Dinner theatre, SAMS Club A multiplex theater and all kinds of restaurants and fast foods and several diners there are plenty of places to go out to eat and socialize. There is a large animal shelter.

Hartsdale is a wonderful little Hamlet in the town of Greenburgh, NY with a population of about 10,000.
The first house I ever sold was in Hartsdale, and I have always enjoyed the Hamlet.  The commute to Grand Central Station in NYC is about half an hour and the train station is on the Scarsdale border, so the trains in this moderately priced community are shared by Scarsdale residents.
The things that I love about Hartsdale are numerous.

It is a tough market, almost all over.
Don't let that stop you from doing a few things to increase your business.
Reach out to some past clients.
Call or send a note to a FSBO
Send out a few personal notes.
If you do a few things everyday.  It will slowly increase your business.
Just like planting seeds.

Today is one of those spring days in New York that you can be thankful to be alive.  The forsythia, cherry, apple and  magnolias are bursting into bloom and the weather is warm, clear and not humid.
The weeping cherry tree I planted in front of my house a few years ago.  I posted some photos for Rye NY the other day on localism.  Feel free to check them out.

Nicknamed The Golden Apple because of its proximity to NewYork City and its affluent communities, Westchester is the first northern suburb of New York City.

Negotiating your real estate purchase.
The first thing that you should know is that if you are completely in love with the home you intend to purchase you are in a very weak negotiating position.
The strongest point in a negotiation is to be willing to walk away.

When you are looking for a new home, there are certain things that will help you in the process.
*  The first thing thing that is essential is to find out how much you can afford.
    - (I am not saying that you should spend as much as you can afford, but you want to find out how much you can afford.)
*  Contact your bank, get referrals from friends and relatives and talk to reputable mortgage professionals.
*  Get a pre-approval.

It is really interesting seeing the market today.  There are so many new Real Estate agents that haven't seen a market that has changed so much, and is quite challenging. Though it is great to see a lot of "Young blood" in the market.
A year and a half ago if you called on 20 homes to show them 3 or 4 would be available to show. Now of 20 homes 12-16 will be available.
