Elephant Ears a wonderful addition to any garden. - 07/31/08 02:37 PM
I love these plants, they are planted from tubers and the leaves grow 2-3 feet long. You have to pull up the tubers in the fall in this area, but in the South I think you can leave them all year long. They are really impressive and quite beautiful. You can start them indoors, even in water so they will come out beautifully starting in May or June. This year mine aren't huge, but last year I had a lot of leaves well over three feet long and a foot and a half wide. Let me know in your comments about (7 comments)
Mid Summer. Time to stop and smell the flowers. - 07/31/08 02:33 PM
It's Midsummer. I hope you are enjoying great weather wherever you are! Some of my favorite flowers are in bloom. The mallow has 10 inch blooms, when I first planted it I had 2-3 blooms, I am expecting about 60 or 70 blooms this year. I bought my mallow in Cape Cod about 3 years ago. The mallow is in the same family as the Rose of Sharon and the Hibiscus, but it is perennial in our area. The Black-eyed Susan is an annual, but it self-propagates all over the place and is very drought tolerant. Enjoy the flowers. (8 comments)
This isn't an ad for them, I have had the old style treo for a couple of years now and I had to get the newer type, so I am learning new functions and functionality. I like that it can call voicemail and put in the password for me at the same time. I also like that it can voice dial. It is a fun function I haven't had in a while. I'll let you know in a couple of weeks how I like it. All the best!

Who knows about short sales? - 07/28/08 03:21 PM
Our area is just starting to have some short sales and I have read some great posts about them. We have a client that may have to short sell with a first mortgage and a fairly substantial equity loan. If/When we put through the paperwork, does the first mortgagee get paid off completely and the second mortgage have to approve the short sale. Please share your knowledge and expertise. Thanks!

Active Rain reaches 100,000 members. - 07/26/08 11:09 AM
WOW! Congratulations to Jon and all his staff and all the Active Rain Community! This is better than members hitting 100,000 points. We are now part of a terrific network of informed and friendly agents across the country and going over national borders. I know that this is part of my listing presentation now. This is a huge accomplishment on the part of the folks at Active Rain and all the members that invited other people to join. I am really happy to be part of this terrific group. I have learned a lot here and shared some of my knowlege (12 comments)

B turns on bold /b turns off bold font size= 3 (1-7) font style= Times new roman (or whatever one you want.) font color=blue (or whatever color you want. It's not about me. - 07/22/08 10:41 AM
It's about my clients! Many years ago I had a client who was yelling and cursing on the phone with me. He ranted and raved and I listened quietly. The market was slow, we had a very sophisticated buyer who had a 3 page checklist of things to be done that his partner's son was supposed to already have done. He called me back within a half an hour to apologize to me. It wasn't a big deal for me, because I knew he was upset about the situation, not upset with me. When I train agents and when I work (17 comments)
This Election - I don't ususually, but I am going there.... - 07/17/08 06:44 PM
So....Who are you voting for in the upcoming presidential election, and why? Here are the rules... I want to know who you are supporting in this election. I want to know in one sentence or at most two sentences about why you are voting for him. NO NEGATIVE COMMENTS ABOUT THE OTHER CANDIDATE. Raves are fine, Rants are not. I want to hear positive things about your candidate no mudslinging, no bad mouthing. If you can't abide by these rules, feel free to skip on by.... So, who will it be for you??? All the best! Another Milestone.... - 07/15/08 09:35 PM
50,000 AR Points Today, after 3 months of regular blogging, comments, localism posts and inviting people to blog. I hit 50,000 points with Active Rain. I have learned a lot, I hope I have taught some and enjoyed meeting a lot of people, professionals from all over the country. I really love it here on AR, I can say that I thought 5000 points was huge after a few weeks here. For you newbies, stay regular with it do a little every day, make it a priority and you find yourself inching up a little in your area, county and state. (40 comments)
Some Real Estate Negotiating tips... - 07/14/08 11:50 AM
Negotiating tips for buying Real Estate! As a 25 year veteran of this business I have had buyers teach me a lot about negotiating. When I take buyers out, I want them to get the best deal possible, but more importantly I want them to actually get the house that they want. If a buyer totally falls in love with a home they lose their negotiating power. I had a hospital administrator as a buyer a few years ago. He decided to bid on two houses, intending to buy one of them. In our area, we do not do the contracts (13 comments)
How do you remember all those passwords? - 07/09/08 03:42 PM
Remembering Passwords As Realtors we might have 20 passwords between MLS’s, Lockboxes and other websites we use (Activerain :) ) Some are 4 digits some are 5, 6, 8 some numeric, some combinations. I came up with the idea to put my passwords in my cell phone as contacts.. Not obviously My Craigs list password would be under Craig L and use the password as the phone number. This is a really easy way to have them at the tip of your fingers. All the best! Kevin (24 comments)
As Realtors we are privileged to help people in their quest for a new place to live. Young couples have the excitement in their eyes. Experienced buyers are looking for a larger home. Empty nesters are downsizing. More and more singles are buying their own place.
Some agents act like it's not a big deal. I hope every person I work with knows how important I feel that they are. When I am with a client, I try never to talk on my cell phone, unless it is about (11 comments)
It's Official... We merged - 07/05/08 03:16 PM
American Classic Homes, Inc. of White Plains and The David Endres Realty Group of Scarsdale are merging offices. JP Endres and I have decided to work together to better serve our customers and clients. We have been friends and competitors for years and we decided we can support our customers and clients together better than apart. This is really exciting for both of us. We are working on a new name and getting the legalities in order, until then, we will be working out of my former office at 398 Mamaroneck Ave. in White Plains. We have similar, client centered businesses (9 comments)
Independence Day - 07/03/08 09:02 PM
Happy Independence day! 232 Years of a Free United States. A fairly young country by most standards. We have so much to be thankful for. We have a difficult profession these days no doubt. But we are in a country that allows people to own property. We live in a country that allows people to get an education if they want to. We live in a country where if we disagree or don't like something we can do something about it. There are things we have to work out, the economy, the war, the world situation, but we still have so (8 comments)
A sad thing happened... - 07/02/08 08:21 PM
A sad thing happened. I lost a listing to another broker.. It wasn’t sad because I lost the listing. It was sad because the owner of the house, an older widow listed it for way more than she should have.. Unfortunately, I was not able to sit down with her and go over the CMA as well as I would have liked, I sent it to her and asked her to call when she got it so I could explain it all. During our first meeting she had asked me to price the house at $550,000 I told her I would (19 comments)
Some listing tips... - 07/01/08 09:53 PM
Listing tips... This is really a quick and fun post. I will give you a few tips that help me get listings and you read them use them if you like and put some of your tips in your comments. We can have some fun and learn a little about how other people deal with potential sellers).I usually do a 2 step CMA go to the house and get all the information, then go back to the office and put together a presentation. When I first sit down with the potential clients I tell them that my CMA is in writing, (13 comments)
