I love these plants, they are planted from tubers and the leaves grow 2-3 feet long.  You have to pull up the tubers in the fall in this area, but in the South I think you can leave them all year long.  They are really impressive and quite beautiful.
 You can start them indoors, even in water so they will come out beautifully starting in May or June.  This year mine aren't huge, but last year I had a lot of leaves well over three feet long and a foot and a half wide.

It's Midsummer.  I hope you are enjoying great weather wherever you are!   Some of my favorite flowers are in bloom.
The mallow has 10 inch blooms, when I first planted it I had 2-3 blooms, I am expecting about  60 or 70 blooms this year.  I bought my mallow in Cape Cod about 3 years ago.  The mallow is in the same family as the Rose of Sharon and the Hibiscus, but it is perennial in our area.
The Black-eyed Susan is an annual, but it self-propagates all over the place and is very drought tolerant.

I just got my new Treo 700 smart phone. - 07/29/08 07:04 PM
 

This isn't an ad for them, I have had the old style treo for a couple of years now and I had to get the newer type, so I am learning new functions and functionality.  I like that it can call voicemail and put in the password for me at the same time.
I also like that it can voice dial.  It is a fun function I haven't had in a while.  I'll let you know in a couple of weeks how I like it.

Who knows about short sales? - 07/28/08 03:21 PM
Our area is just starting to have some short sales and I have read some great posts about them.
We have a client that may have to short sell with a first mortgage and a fairly substantial equity loan.
If/When we put through the paperwork, does the first mortgagee get paid off completely and the second mortgage have to approve the short sale.
Please share your knowledge and expertise.

Using HTML on Active Rain You can easily change font sizes and colors and type on Active Rain by going to the HTML side and doing the following commands. B turns on bold /b turns off bold font size= 3 (1-7) font style= Times new roman (or whatever one you want.) font color=blue (or whatever color you want. It's about my clients! Many years ago I had a client who was yelling and cursing on the phone with me. He ranted and raved and I listened quietly. The market was slow, we had a very sophisticated buyer who had a 3 page checklist of things to be done that his partner's son was supposed to already have done. 50,000 AR Points Today, after 3 months of regular blogging, comments, localism posts and inviting people to blog. I hit 50,000 points with Active Rain. Remembering Passwords As Realtors we might have 20 passwords between MLS’s, Lockboxes and other websites we use (Activerain :) ) Some are 4 digits some are 5, 6, 8 some numeric, some combinations. I came up with the idea to put my passwords in my cell phone as contacts.. Not obviously My Craigs list password would be under Craig L and use the password as the phone number. As Realtors we are privileged to help people in their quest for a new place to live.
Young couples have the excitement in their eyes.  Experienced buyers are looking for a  larger home. Empty nesters are downsizing. More and more singles are buying their own place.

A sad thing happened. I lost a listing to another broker.. It wasn’t sad because I lost the listing. It was sad because the owner of the house, an older widow listed it for way more than she should have.. Unfortunately, I was not able to sit down with her and go over the CMA as well as I would have liked, I sent it to her and asked her to call when she got it so I could explain it all.
