Trust and Listening issues with Sellers in a tough market.

I am finding it very interesting the way many sellers are approaching this difficult market.

Some seem not to trust your integrity and knowledge of the market.

Having been in this business for over 26 years I always find it fascinating that people who have sold 2-3 houses think they know more about the market than you do.

Some of my seller's have turned down offers only to take less money after not taking my professional advice.

There is a new client of mine that is listening to me and doing the things that I suggest. They already have an offer on the house and it may even go over asking.

It seems amazing to me that some people hire a professional that they trust, and then don't take the advice they are given.

I don't believe in being a pushy salesperson, I try to educate and explain the market, I just don't always understand why people don't believe the numbers and statistics.

I am working really hard right now and the market seems to be picking up a bit.

It is great to be back on the Rain and I expect to be here more regularly again. Take care! P.S. The weather is starting to be really great here.

How do you get your Sellers on the same page as your buyers in a difficult market?

As a veteran Realtor, it has always been a matter of education to explain to buyers what they can reasonably expect to pay and explain to sellers the value of their home.

But lately I have had a few sellers who don't seem to listen, and I had one who wanted to take the listing away from me when I was explaining that the market is a little weaker and not to lose this buyer and give a strong counter offer.

The market in our area got weaker later than in other areas, it is difficult to sell, but when things are priced correctly, we do get offers. The sellers don't always want to listen to the reality.

People don't realize that Realtors don't make the market or the price, the buyers do. It is up to the Realtor to get the Market data and interpret it, taking into consideration the sold properties and supply and demand.

What's the best way to start buying Real Estate?

Co-ops?

Condos?

Small House?

I have been a Realtor for 26 Years, and a Real Estate Investor for 25. The way I started investing/buying was a small Multi-Family. I lived in the Basement apartment, tiny bedroom Living Room, kitchen area.

My bedroom fit a queen size bed. The top of the bed touched a wall, the bottom touched a wall and one side touched the far in wall. My 2 upstairs tenants paid for my mortgage and taxes. My big expense was the heating bill!

After living there for a year I moved to the main floor and rented out the basement. You never know how much you miss the light until it's no longer there. I don't think I would ever move to a dark apartment again! After being in my house for a few years, I re-financed and bought another 2 family. My intention was to do this over and over until I had 10-20 houses, but the Real Estate market changed and I wasn't able to do anything for a few years.

I bought my current single family house in the late 90's. I love it. It is now time to sell one of my multi-family homes. My opinion, having a tenant pay your mortgage for the first few years is a great way to start owning Real Estate.
