I am finding it very interesting the way many sellers are approaching this difficult market. Some seem not to trust your integrity and knowledge of the market. Having been in this business for over 26 years I always find it fascinating that people who have sold 2-3 houses think they know more about the market than you do. Some of my seller's have turned down offers only to take less money after not taking my professional advice. There is a new client of mine that is listening to me and doing the things that I suggest. Hi John, I was on an advisory group for the NY State Association of Realtors regarding statewide datasharing. THe group after much discussion came up with the idea to keep the Realtor in the forefront of the Real Estate transaction. Zillow and Trulia have these estimates out there and information out there. Realtors have the best information out there. Why would you not want the buyers and sellers not to get it from us and go to Zillow, Trulia or Google. I understand that you will have to (12 comments)

Many times when I am working with a buyer they will ask about this odd number on the listing sheet the assessed value. I have to explain that the assessed value is the number the assessor (The person in the town who figures the taxes on the property) uses to determine the taxes on the property. In the area that I work, central Westchester County, there are many different towns and villages, some are on full value assessment others are assessed by percentage of value. The tax assessor multiplies the assessment by the tax rate to get the annual real estate (8 comments)

Or why not? I just read Gary Woltal's blog on working hard. I had done a blog a while back entitled "Back to the basics" How many of us are using a bad market as an excuse not to do the things that made you successful in the first place. Do you do your numbers? If it takes 100 calls to get 10 appointments to get 2 sales are you doing it? Many of us spoiled Realtors got used to 15 calls 5 appointments 3 sales in the busy days. Why buy a house now? The inventory is up and the prices are down some. The homes on the market now are a little more realistically priced then they have been in the past You have more choices! The interest rests are some of the best we have seen in the past 35 years! You could wait for the prices to “bottom out”, but, if the interest rates go up a few points, homes will not be nearly as affordable. The agents have more time to deal with, explain and help the first time buyer. The market goes up and down, (3 comments)

1) Light & Bright. Open or Remove the Drapes. Higher wattage lightbulbs. All the lights on when the house is being shown. In 25 years I have only had 3-4 people ask that the lights be turned off to see the natural light. 2) Get rid of the clutter. This one makes the house look better and helps prepare the seller for theo move. 3) Put everything you aren't using now in boxes. Even the Off season clothes, (Makes your closets look bigger) Have a tag sale or Donate the useful things you don't want anymore. Store them in the attic or the garage or the basement. (16 comments)

Elmsford is 1.1 Square mile village with less than 5000 residents. Located in the Town of Greenburgh in Westchester County it is about 25 Miles north of Grand Central Station in NYC, about half way between White Plains and Tarrytown. There is plenty of shopping and nightlife along rte 119 and rte 9, as well as the proximity to White Plains and NYC, With a Dinner theatre, SAMS Club A multiplex theater and all kinds of restaurants and fast foods and several diners there are plenty of places to go out to eat and socialize. Hartsdale is a wonderful little Hamlet in the town of Greenburgh, NY with a population of about 10,000. The first house I ever sold was in Hartsdale, and I have always enjoyed the Hamlet. The commute to Grand Central Station in NYC is about half an hour and the train station is on the Scarsdale border, so the trains in this moderately priced community are shared by Scarsdale residents. The things that I love about Hartsdale are numerous. The convenience as a bedroom community of NYCThe village feeling in the area around the train station.The Saturday morning farmer's market.The condos and co-ops along E. (9 comments)
