Listing tips... This is really a quick and fun post. I will give you a few tips that help me get listings and you read them use them if you like and put some of your tips in your comments. Hi John, I was on an advisory group for the NY State Association of Realtors regarding statewide datasharing. THe group after much discussion came up with the idea to keep the Realtor in the forefront of the Real Estate transaction. Zillow and Trulia have these estimates out there and information out there. Realtors have the best information out there. Why would you not want the buyers and sellers not to get it from us and go to Zillow, Trulia or Google. I understand that you will have to (12 comments)

Why buy a house now? The inventory is up and the prices are down some. The homes on the market now are a little more realistically priced then they have been in the past You have more choices! The interest rests are some of the best we have seen in the past 35 years! You could wait for the prices to “bottom out”, but, if the interest rates go up a few points, homes will not be nearly as affordable. The agents have more time to deal with, explain and help the first time buyer. The market goes up and down, (3 comments)
When I say "buying a listing" most Realtors know exactly what I am talking about. It is when an agent wants a listing, he or she puts an estimate of price higher than the market will bear, to get the listing instead of being listed with another agent at the correct price. Do your sellers know the term? Do they understand when a Realtor is trying to buy their listing? A few years ago I realized I was losing listings to agents who were buying listings. We did this evening. One of my agents and I did a thorough CMA on a co-op and came it at $175,000. Now this unit was beautifully decorated, so we would have listed it at up to $199,000. She had done some nice kitchen and bath updates too. The owner wanted us to list it at $240,000. She said (Famous last words) Couldn't we "try" it at $240,000 and I'm not in a hurry to sell. We explained, to deaf ears, that the market right now is not a good time to "try" a price, the unit would only sell others in the (25 comments)
