real estate: Market Statistics - Sometimes they lie! - 08/25/10 04:18 PM
The market statistics are out for July! ): Our local headline... Sales took a steep dive in July, hitting the lowest levels in more than a decade nationally. The market was starting to pick up some and we get these negative headlines. Of course July was slower, Attorneys, Banks, Buyers, Sellers and Agents were going crazy to get the properties closed by the end of the tax credit in June. Most of us don't do statistics weekly. I did, for Westchester County 634 single family homes closed in the last 2 weeks of June. 449 Single Family

real estate: Trust and Listening issues with Sellers in a tough market. - 04/16/09 04:23 PM
I am finding it very interesting the way many sellers are approaching this difficult market. Some seem not to trust your integrity and knowledge of the market. Having been in this business for over 26 years I always find it fascinating that people who have sold 2-3 houses think they know more about the market than you do. Some of my seller's have turned down offers only to take less money after not taking my professional advice. There is a new client of mine that is listening to me and doing the things that I suggest. They already have an offer

real estate: How do you get your Sellers on the same page as your buyers in a difficult market? - 02/27/09 03:33 PM
As a veteran Realtor, it has always been a matter of education to explain to buyers what they can reasonably expect to pay and explain to sellers the value of their home. But lately I have had a few sellers who don't seem to listen, and I had one who wanted to take the listing away from me when I was explaining that the market is a little weaker and not to lose this buyer and give a strong counter offer. The market in our area got weaker later than in other areas, it is difficult to sell, but when things

real estate: What's the best way to start buying Real Estate? - 01/16/09 02:15 PM
What's the best way to start buying Real Estate? Co-ops? Condos? Small House? I have been a Realtor for 26 Years, and a Real Estate Investor for 25. The way I started investing/buying was a small Multi-Family. I lived in the Basement apartment, tiny bedroom Living Room, kitchen area. My bedroom fit a queen size bed. The top of the bed touched a wall, the bottom touched a wall and one side touched the far in wall. My 2 upstairs tenants paid for my mortgage and taxes. My big expense was the heating bill! After living

real estate: What do you do to energize your office in a slower market? - 09/04/08 03:19 PM
I was reading Carol Culkins blog today about coming in the office and energy or lack thereof. http://activerain.com/blogsview/674644/Brokers-Like-Warm-Bodies It made me think. I know that I can have an office meeting with training and energize people. I can do a little prospecting or get a new listing or negotiate a deal and get a little energy. So if you are a principle broker or manager, how do you get your people up and motivated. If you are an agent. what do you do to motivate or energize yourself? Do you help motivate other people in your office? Inquiring minds want to

real estate: Sale training in Real Estate and Mortgages. - 08/30/08 03:18 PM
Last Tuesday Pat Fenton came to do a "Sales Elite" Seminar in Elmsford, NY. His training was originally for Mortgage people, but now is for Realtors as well. I have to admit as I sat down, my cynical New Yorker side came in and I was thinking, "What kind of tapes is this guy selling". Well, Pat came out with a lot of energy and kept it up throughout the hours we were there. Several of my agents were with me and we were tired when he was finished. We just sat and listened for the most part. There was a

real estate: So What are you doing to jump start your business for this Fall? - 08/29/08 01:24 PM
In my office we are going to work on more training and goal setting. Getting out there and touching base with friends and former clients. Setting up some better systems, so we don't have to re-invent the wheel every time. What are the things that you do to jump start things now that the summer is in it's final days and it's back to a regular work schedule? All the best! Kevin

real estate: Is it time to buy? - 08/21/08 03:31 PM
The market goes up, the market goes down. Sometimes your personal situation is more important than the market. I was reading Jason Crouch and he was talking about people not being ready to buy. LONG TERM, I BELIEVE THE MARKET WILL ALWAYS GO UP. For the past 100 years that has been true, for the next century I believe it will be the same. If you just had your second baby in a one bedroom condo it may be time for you to sell and buy something larger. If you are paying high rent and income tax It may be time

I got a nice letter from happy clients who bought a home in white plains. It made my day, I thought I would share it with you. Dear Kevin, We are thoroughly enjoying our new house.I wanted to write and let you know how happy we were with your work. Paul and I had only been in Westchester for a short time when we met. We really appreciated your showing us around this part of the county.
