I am finding it very interesting the way many sellers are approaching this difficult market. Some seem not to trust your integrity and knowledge of the market. Having been in this business for over 26 years I always find it fascinating that people who have sold 2-3 houses think they know more about the market than you do. As a veteran Realtor, it has always been a matter of education to explain to buyers what they can reasonably expect to pay and explain to sellers the value of their home. Last Tuesday Pat Fenton came to do a "Sales Elite" Seminar in Elmsford, NY. His training was originally for Mortgage people, but now is for Realtors as well. It is interesting that I read a few blogs about this in the past few days. A lot of Realtors are a little desperate these days and that isn't usually a good thing. Sometimes sellers don't realize that a slow market is probably the worst time to negotiate a real estate commission. It's about my clients! Many years ago I had a client who was yelling and cursing on the phone with me. He ranted and raved and I listened quietly. The market was slow, we had a very sophisticated buyer who had a 3 page checklist of things to be done that his partner's son was supposed to already have done. 50,000 AR Points Today, after 3 months of regular blogging, comments, localism posts and inviting people to blog. I hit 50,000 points with Active Rain. As Realtors we are privileged to help people in their quest for a new place to live.
Young couples have the excitement in their eyes.  Experienced buyers are looking for a  larger home. Empty nesters are downsizing. More and more singles are buying their own place.

Hi John,
I was on an advisory group for the NY State Association of Realtors regarding statewide datasharing.
THe group after much discussion came up with the idea to keep the Realtor in the forefront of the Real Estate transaction.
Zillow and Trulia have these estimates out there and information out there.   Realtors have the best information out there. Why would you not want the buyers and sellers not to get it from us and go to Zillow, Trulia or Google.

I have seen it with buyers, I have seen it with sellers, I have seen it with agents. You explain things to them, the actualities of the market, the inventory and how to neqotiate or even successful sales techniques and they don't always listen. With a seller I had another broker from my office call. The other broker said the exact same thing in a similar way to the seller and the seller did what we wanted them to do (For their own good). This is for all the agents who now work in a small office as opposed to a franchise or large office, and for those that left a small office to go to a large office.I have worked at large companies and small companies and I have to say I like the small ones a little better.
