foreclosure: But I Don't Play Golf! - Key West - 05/15/12 08:11 AM
There are two types of buyers for houses in Key West: people with money and people who wish they had money to buy what they want. I have found that people with money often get what they want because they know how to buy what they want. They are decisive and go after the house. If they can't get what they want, they walk away and find something equally nice or they buy something less than what they want and spend the money to create exactly the house they desire. Since not even the rich can move locations, rich

foreclosure: Key West Real Estate 2011 Year End Assessment - 01/07/12 08:06 AM
Duval Street fifty years ago A couple of months ago I lamented over the horrible summer we had in Key West real estate sales. I know there are a couple of agents who have perpetual smiles glued to their faces because of all the sales they had. But for the rest of us, the sales this past summer were few and far between. Season started out great, but the year ended much worse than I expected. I decided to see how it ended by comparing recent sales years.I did a very simple comparison of single family home sales for the Key

foreclosure: That Was The Year That was in Key West Real Estate - 12/29/11 02:23 PM
The end is here in Key West I thought it would be fun to recap some of the properties that I wrote about in 2011 to see the price that was paid. I did not sell these properties. A photo of each property appears immediately below the address which appears in a blue address link. Click the address link to the particular blog so you can see what I wrote.1012 James Street was a delightful small house with a pool and off street parking located across the street from Keys Energy. Asked $625,000 to start and then reduced to $535,000 and

1230 5th Street - Bank Owned - Key West If you are looking for a "Fixer Upper" may I suggest that you consider the new listing at 1230 5th Street in the midtown section of Key West. The challenges this property presented were more than my buyer anticipated. The listing Realtor describes the 5th Street property this way: "Spacious 4 Bedroom 3 Bathroom 2 story home on a large corner lot. Huge pool w Guest

foreclosure: Misconception - Key West Real Estate - 09/29/11 10:20 AM
As I get older the more I thought I knew becomes blurred. Partly because my memory isn't what it used to be (true), and because things that I grew up believing are true no more. I really did believe in the Tooth Fairy. I really believed in Santa Clause despite the protestations of my big brother otherwise. When Officer Goody came to my grade school and told my classmates about safety, I believed all policemen were good. I believed, for example, that my government would never lie to me. Life taught me that sometimes others say things that are not true:

1025 Elgin Lane - Key West, Florida - 2011 1025 Elgin Lane - Key West, Florida - 1965 Maybe it was serendipity that yesterday's blog was about life in the slow lanes of Key West. And then late Friday afternoon another Realtor added a new listing to the Key West mls of a Bank Owned Property at 1025 Elgin Lane. The price is right, just $249,900 or $282 per sq ft for this

319 Grinnell Street - Old Town - Key West - Bank Owned Just listed, but not by me, 319 Grinnell Street near the Historic Key West Seaport. This house is Bank Owned. I expect multiple offers on this very interesting property because of its low offering price of just $299,500, and the fact that it has three key features most second home buyers want in a Key West house: (1) style, (2) pool, and off street parking. The listing Realtor describes this house this way: "Fantastic Location In Key West! Walk To The Water, Water Activities, Shops, And Entertainment. Boasting

foreclosure: 1126 Washington Street - Casa Marina Area - Key West - Bank Owned - Buying Opportunity - 05/22/11 08:43 AM
This is a RAH RAH moment. I have been waiting for this one for a long time. The foreclosure took forever. The house at 1126 Washington Street in the Casa Marina Area of Key West is now Bank Owned. I am particularly interested in this property because I live nearby. This house has been an eyesore for at least 15 years, and now some new owner gets the chance to buy a real fixer with a huge lot in a truly great neighborhood at a great price. Longtime Readers know I don't jump up and down about new listings very

foreclosure: Mother May I Buy a House in Key West? - 05/01/11 07:33 AM
It's May Day. Spring break is over and the hordes of breakers and seasonal tourists have headed up north where Spring is in full bloom across much of the United States. The reason to escape the cold of New Jersey and Massachusetts and other temperature impaired states has abated for a few months. The exodus also means that many of the buyers who came to Key West to buy houses has gone north as well - at least for a few months. The warm weather lovers and those who dream of owning a place in Key West will return late this

foreclosure: Behind the Key West Real Estate Sales Report - 11/24/10 10:52 AM
The Key West Citizen, the local newspaper, regularly publishes a sales analysis provided by another real estate company with offices throughout the Florida Keys. All Realtors have access to the same statistical data, the Key West Association of Realtors database. Private sales where Realtors are not involved are not reported in the statistical data. The front page of last Sundays Citizen ran this item "Keys home sales lag, In Key West, sales plummet". foreclosure: Psychic in Key West - 08/11/10 07:58 PM
The Psychic on Duval appears to be out of business. Couldn't he see the future when he signed his lease? On July 15th a reader posted this comment in regard to a property I had written about: "There was a report released today and covered on CNN about a jump in foreclosures and news that banks are beginning to act faster on booting delinquent homeowners (or second or third homeowners) and also liquidating the houses more quickly.Any thoughts about that from a local perspective? There are also reports that more high-end owners with mortgages are defaulting. I've noticed the foreclosure

foreclosure: The Best Buy in Old Town - Key West ! - 05/08/10 05:48 AM
I have written several times about the house at 916 Fleming Street on Millionaire's Row in Old Town Key West. I wrote about this house before when it was offered pre-foreclosure at the original asking price of $3.4 million. This property is now Bank Owned. The local "bank" is in fact a local credit union that is itself in a "Conservatorship". The bank must sell this REO asset quickly. This property was reduced to just $1,550,000 on Friday. That is not a typo. That is why I say this is the Best Buy in Old Town. This is how the listing Broker
