old town: 1509 Pine Street, Key West - Price Reduction - 04/07/17 12:20 PM

1509 Pine Street is located in the quiet Meadows Area of Key West. It is located a couple of blocks north of Bayview Park, the main city park in our little town. Many of the homes in this area were built around the turn of the Twentieth Century. While 1509 Pine may look like one of the historic older homes, it was built in 2008. It was built to the State of Florida's rigid building code and offers substantial reduced costs for insurance, maintenance, and power consumption. The asking price was just reduced to $1,299,000 or $797 per sq ft.  Read … (0 comments)

Just Listed by yours truly, 903 Eaton Street in Key West, Florida. If you look at the above photos you may see a big open lot and maybe that's all. Maybe you see the beautiful home across the street and think maybe this is a good location where you might build an equally beautiful home. old town: 912 White Street, Key West - 03/24/17 11:34 AM

In 1886 an entire village for cigar makers was developed in one corner of Old Town Key West. The Pohalski and Co. cigar factory was located at the corner of White and Truman. Cottages lined the nearby streets and lanes as was typical of the other parts of town where other cigar factories were located.  The cigar maker cottages were simple in design and construction and provided basic shelter to factory workers. In his book The Streets of Key West, J. Willis Burke writes about Pohalski Village: "On the other side, off the western [should be eastern] side of the cemetery … (1 comments)

old town: 812 Fleming Street #5, Key West - Classic Key West Architecture - 03/22/17 09:13 AM

I have been selling houses and condos in Key West for twenty years. I remember a conversation I had with an agent in my office at the beginning of my real estate career. The lady agent had made a remark about a particular house as if she had just been inside. That puzzled me because the house was just listed that day. I asked her how she knew so much about the new listing. She said something like "Gary, there are only so many houses in Key West. We keep selling the same houses over and over again."  I got it. … (0 comments)

It is an unexpected treat which could be the right buyers special retreat. Let me tell you why.
I went to my old shoebox and found one of my favorite photos of old Key West. It … (2 comments)

Just Listed 1013 Southard Street, Key West. This a classic Key West grand conch house which just been restored and which is awaiting new owners to create new memories of life on this little island out in the middle of the ocean.

I dug into my old shoebox and found two black and white photos of 1013 Southard Street. The top photo was taken in 1965 before renovations were made by a prior owner. The lower photo shows the house looking in much better repair presumably a few years later. The Monroe County Property Appraiser records show the house sold in 1971 … (0 comments)

old town: 1019 Elgin Lane, Key West - 02/17/17 07:38 AM
This owner did everything right. This place is move-in ready and should sell quickly. The place has all new everything - mechanical, interiors, roof, pool, and so forth. The spaces and uses are well thought out and attractively done. The materials are contemporary in style and functionality. Most of the home on this block have been renovated in the past decade and would be considered as up graded when compared to many homes in the Old Town area. This house would make a good monthly vacation rental because of the three bedrooms, three baths, pool, and parking plus the terrific location … (1 comments)

old town: 1009 Watson Street, Key West - 02/16/17 10:25 AM

New to the Key West real estate market is 1009 Watson Street. I wrote about  this hidden gem a few years ago. It is so hidden that I cannot find the original blog. I remember the first time I saw this house several years ago. It is located down a narrow walking lane that is sandwiched between to old houses which front onto Watson Street. The house emerged at the rear as it does today but then I took in the true majesty of the location. The yard is huge by Key West standards and especially huge for being located behind … (3 comments)

old town: 629 Elizabeth Sreet, Key West - Just Listed! - 02/03/17 08:17 AM

I have written or mentioned the 629 Elizabeth Street on many occasions over the ten years in my blog and for good reason.  It sits at the top of Solaris Hill, the highest point in all of Key West.  The original house was built circa 1900. I dug down in my old shoebox and found a couple of old photos that show the original house more than fifty years ago. I also found a photo I took of the house when I listed 630 Elizabeth Street several years ago.

I photographed the renovation of the property which in truth was the construction … (2 comments)

old town: 1500 Albury Street, Key West - Just Listed - 01/20/17 06:26 AM

1500 Albury Street is a brand new custom built home resembling the charming historic architecture of Old Town Key West.  While this home looks like a house of the past, it is very much a home of the future. Let's take a look at some of the features of this new 2240 square foot home.

The front entrance suggests there might be two residences here. There aren't, but the second door does lead to the main floor front bedroom which might be used as an owner's lockout or an in home office. The doors are custom made wind impact resistant as are … (3 comments)

old town: 2016 That Was the Year That Was in Key West Real Estate - 12/31/16 11:09 AM

Each year I like to look back to see what was sold and select what I think were the outstanding sales for our little island paradise. Most of my customers are buyers.  Most of my buyers are folks from up north in America who are seeking either a getaway place or a potential retirement home. As a result I have been inside a lot of the houses that were sold in the past year and have a pretty good sense of what constitutes a good price, a good location, or just a really good all around value.
I wrote about 1435 Flagler … (0 comments)

old town: 1114 Margaret Street, Key West - Innovative New Look in Old Town - 10/10/16 10:40 PM

When most people start to consider the purchase of a home in Key West, they invariably think of buying the quintessential Key West cottage with white picket fence and charm galore. The popularity of these cottages has driven the price up as the supply goes down. I recently showed a new listing in  Old Town which is the antithesis of the cottage homes which are so sought after. I think this particular house is well worth consideration.  The listing Realtor describes 1114 Margaret Street this way:
"Nationally renowned Architect/Owner created a magical, private hideaway in Old Town Key West. The home perfectly … (2 comments)
