That would jive with some nearby houses that are among the earliest built

preferred properties: Recent "Solds" in Key West - 05/30/12 08:48 AM
A few weeks ago a reader asked if I ever report on houses that I wrote about which sold. I replied back that I usually do a years-end recap. We are near the end of our spring selling season so now is just as good a time as any to report on what sold since January 1st. Click on any blue linked address to read the blog I wrote about the specific property. Compare what I wrote then to what the property sold for. 1230 5th Avenue was a real bank owned "fixer". The place had its share of

The Pool at 524 Margaret Street - Key West Just listed, but not by me, 524 Margaret Street #3 in Old Town Key West. I dug into the old shoe box and found a black and white photo (below) that was taken back in 1965. Compare the old pic with the color photo just below it. You will notice the windows are different, shutters have been added, the chain link fence has been replaced by a white picket fence, and an exterior stairway added to the left side. These readily observable changes don't tell the whole story, however.

preferred properties: 1709 Washington Street - Key West, Florida - 05/08/12 06:45 AM
I recently showed some potential buyers the really charming house at 1709 Washington Street which I told my buyers was located in "the country". Up north in America the term country evokes the image of wheat or corn fields, cows and chickens, and a quite pastoral lifestyle. Down here in Key West country conjures up houses with big lots located on one of the side streets with no sidewalks and tropical landscaping in the area just east of White Street on the south end of the island. We met the listing broker at the house and she shared with us

829 Simonton Street - Bank Owned - Old Town - Key West Preferred Properties Key West just listed the landmark building at 829 Simonton Street in Old Town Key West. I wrote about this property several months ago when it was a short sale that, well, didn't sell. Now the building is Bank Owned and Offered at $935,000. The building was originally built circa 1874 and was significantly updated in 2002. The building sold in 2004 for $1,600,000. The building was updated again when the last commercial tenant customized the offices which occupy the main floor, or

In the next couple of days I will blog about the results of the past Key West real estate selling season. I thought it worth while to discuss a re-emerging facet of Key West real estate and that is the return of the greedy sellers. Maybe they never went away. Maybe they just hid sheepishly, lingering in the background, awaiting the right moment to re-appear from their sulk-fest after the American economy spiraled out of control in 2008. Key West got a double whammy during the economic downturn. A huge number of the homes and condos people

For nearly two weeks the nightly news and 24 hour cable news channels like MSNBC and CNN have been running continual updates on the Secret Service Scandal that started out over the refusal to pay for services rendered by one pick-up artist in Columbia. The US military got scrutinized and then Congress got into the act. Never saw a politician pass up a chance to get his ugly old puss in the media, especially if he could cause pain for the sitting President. Had the President's security really been endangered, I think all of us would be outraged.

preferred properties: I Sell Real Houses in Key West - 04/13/12 04:52 AM
Prices are rising, sellers are getting greedy again, and the dream of buying a place in Key West may start to fade for those who waited too long.Instead of buying a big house (or small cottage) you might consider purchasing the next best thing: a reproduction of a real Key West home. Consider the 718 Eaton Street's look-a-like home shown above. It is the creation of local artist Ronny Bailey who I have blogged about before.Ronny grew up in Key West and was a carpenter for 30 years. His re-creation of Old Town Key West homes in miniature sizes is now

Just listed, but not by me, is a newly completed renovation of an absolutely charming two bedroom two bath home in the quiet Meadows Area of Key West. I wrote about this property a couple of years ago when it was offered as a short sale. I even had a buyer who made an offer that was accepted and we went through months of negotiation with the prior owners' lender and eventually got the short sale approved. Then my buyer decided not to buy. The buyer did not do the inspection. The buyer got cold feet. So the very disappointed seller

The three bedroom two bath family home located at 1514 4th Street in the Mid Town area of Key West became even more affordable with the price reduction to just $359,000 or $245 per sq ft for this 1466 sq ft home. I think the house may actually be a bit larger which, if true, would reduce the price per sq ft a bit. The lot is 54'x96' or 5184 sq ft. Most of the houses in this immediate neighborhood were built around the same time, 1966, and most have been updated since then. The listing Realtor describes this home this
