&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #000000; font-size: 14px;"&gt;&lt;strong&gt;1. It may not really be vacant.&amp;nbsp; &lt;/strong&gt;The photos on the MLS could be dated.&amp;nbsp; The seller may have decided to rent the house since it was taking too long to sell.&lt;/span&gt;&lt;/p&gt;

There is another appointment already scheduled.&lt;/span&gt;&lt;/strong&gt;&amp;nbsp;&amp;nbsp;&lt;span style="font-size: 14px;"&gt;It is unfair to the agent and their buyer, the one that took the time to call the office and schedule a showing.&amp;nbsp; Now they have to wait for you and this may cause them to be off their time schedule for the rest of their showings.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="font-size: 14px;"&gt;3.&amp;nbsp; The seller came over there to mow the lawn, clean the carpet, sweep out the garage.&amp;nbsp; &lt;/span&gt;&lt;/strong&gt;&lt;span style="font-size: 14px;"&gt;Their first call is to me, the listing agent, letting me know that there is someone at the house and they were not given any notice by me or the showing desk.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 14px;"&gt;&lt;strong&gt;4.&amp;nbsp; You are NOT invisible.&lt;/strong&gt;&amp;nbsp; The second you access that key, I know you are there.&amp;nbsp; If you did not call to schedule an appointment, I am going to call you right then.&amp;nbsp; The agent may not answer the phone, but if they feel embarrassment, they know&amp;nbsp;what they did is wrong and hopefully it will prevent them from doing it again.&amp;nbsp; Better for me to call than for the seller or the neighbor to say something to you in front of your buyer! &amp;nbsp;This is why I do not use combo lockboxes.&amp;nbsp; I want to know who is at the house, the security is my responsibility.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 16px;"&gt;&lt;strong&gt;&lt;span style="color: #ff8000;"&gt;Bottom line:&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #000000; font-size: 14px;"&gt;&lt;strong&gt;I value my seller's property.&amp;nbsp; &lt;/strong&gt;It is my responsibility to know who is in their house and when.&amp;nbsp; When agents schedule a showing as requested, they should be able to trust that they will have the ability to show the property at that agreed upon time.&amp;nbsp; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #000000; font-size: 14px;"&gt;Security is important, I want to be able to trust that the agents that are showing my listing will take the time to make sure the doors are all secured and that the lights are off.&amp;nbsp; There is nothing worse than a call from the seller the next day that all the lights were left on over night.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="color: #000000; font-size: 14px;"&gt;So the next time your buyer wants to see a home that is not on the list, take a minute and call the agent to get permission to access the property.&amp;nbsp; Whether it is vacant or not, it is never okay to show without an appointment!&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="color: #000000; font-size: 16px;"&gt;We have all been there at some point.&amp;nbsp; Our buyer went through an open house and they fell in love with the house.&amp;nbsp; They didn't really say much to the agent at the open house at the time, but eventually they tell their agent all about it.&amp;nbsp; Depending on the buyer's agent and how busy there are or how motivated the client is, there could be a several day lapse before they contact the listing agent.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #000000; font-size: 16px;"&gt;&lt;img src="http://activerain.com/image_store/uploads/4/7/8/8/4/ar136492418848874.JPG" height="226" alt="Dollar bill" width="361" style="float: right;"&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #000000; font-size: 16px;"&gt;&lt;strong&gt;I had one of these calls today.&amp;nbsp;&lt;/strong&gt; Interestingly enough, there would have been no reason to call me, the listing agent, about the house in question.&amp;nbsp; &lt;strong&gt;It was marked sale pending last week.&lt;/strong&gt;&amp;nbsp; The buyer's agent is not in our MLS if memory serves me correctly, it was an out of town number that called me.&amp;nbsp; &lt;strong&gt;Anyway, it was &lt;span style="text-decoration: line-through;"&gt;2 weeks&lt;/span&gt; a day late and a dollar short for this agent.&lt;/strong&gt;&amp;nbsp; I had that open house and met that buyer two weeks ago.&amp;nbsp; If this agent waits an average of two weeks to move on a property for her buyers, how often is she going to lose the opportunity for them?&amp;nbsp; I can only imagine what the buyers would think of this lack of interest in their search.&amp;nbsp; They have no idea when the house sold.&amp;nbsp; The fact is that it sold the day after they saw it at the open house.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #000000; font-size: 16px;"&gt;&lt;strong&gt;It makes you wonder if the buyer's agent would tell them the truth.&amp;nbsp;&lt;/strong&gt; That she waited two weeks to call me.&amp;nbsp; That is was already sale pending.&amp;nbsp; That she had dropped the ball.&amp;nbsp; That because she is an out of town agent 50+ miles away, she probably was not the best option as an agent since she did not have local access or MLS information on values. Somehow, I doubt that they know any of these things.&amp;nbsp; If they did, they may decide to work with another agent.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #000000; font-size: 16px;"&gt;Either way, the buyers have lost out on a house that they really liked and it is not their fault.&amp;nbsp; Good luck to them!&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: 18px;"&gt;&lt;span style="font-size: 14px;"&gt;We have all been there.&amp;nbsp; In the heat of battle, we get the buyer and seller to that last little counter to meet in the middle...and we are just stuck...no one wants to lose.&amp;nbsp; No one wants to give anymore.&amp;nbsp; So the seller decides to "stand their ground", after all, it is the "principle of the thing" right?&amp;nbsp; &lt;strong&gt;And in that instant, the seller just bought their home back.&amp;nbsp; &lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 18px;"&gt;&lt;span style="font-size: 14px;"&gt;&lt;strong&gt;&lt;img src="http://activerain.com/image_store/uploads/7/7/9/3/3/ar136483085833977.jpg" height="263" alt="bomb" width="300" style="float: right;"&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 18px;"&gt;&lt;span style="font-size: 14px;"&gt;It was a move of pride.&amp;nbsp; And a silly one at that, especially the morning after when they realize that they are back at square one.&amp;nbsp; You can't just slink back to the other agent and beg the buyer to come back to the table.&amp;nbsp; You had a real buyer, one that had negotiated to give you the best terms.&amp;nbsp; The buyer let you keep your new refrigerator.&amp;nbsp; They accepted a credit for a washer and dryer so that you didn't have to buy new ones yourself.&amp;nbsp; They agreed to push back the closing date and live with the parents for a couple of weeks.&amp;nbsp; But darn it, they wouldn't let you win.&amp;nbsp; &lt;strong&gt;They wouldn't just pay that extra $500.&amp;nbsp; And that is like what not even $2 per month difference in their payment, the sellers huff and puff.&lt;/strong&gt;&amp;nbsp; Really?&amp;nbsp; Let's think about what the buyers are saying.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 18px;"&gt;&lt;span style="font-size: 14px;"&gt;Because there are plenty of other sellers out there that will love to sell their home and are motivated to&amp;nbsp;get moving to their new home! &amp;nbsp;Whether they are moving out of the area, or they are excited to take advantage of the low interest rates to move up to that bigger home, other sellers are just more motivated.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 18px;"&gt;&lt;span style="font-size: 14px;"&gt;My advice to my sellers in this situation is always the same.&amp;nbsp; I get out the absorption rate.&amp;nbsp; I talk about the timing and the market conditions.&amp;nbsp;&lt;strong&gt; I talk about the likelihood that the next buyer that comes along will expect a discount on the price, a price reduction.&amp;nbsp;&lt;/strong&gt; And then, dear seller, you are taking even less for your home.&amp;nbsp; And in the meantime, you paid one or two more mortgage payments, lost a few dream houses you had your eye on, and had to reduce your price....the whole time wishing that you would have given up that $500 so that you could have moved by now.&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 18px;"&gt;&lt;span style="font-size: 14px;"&gt;I recommend that you sleep on it.&amp;nbsp; Let the numbers rest and look at them with fresh eyes in the morning.&amp;nbsp;&lt;strong&gt;Focus on the future, the prize...the terms are just as important as the price.&amp;nbsp; Is it worth the money to gamble on the "next offer"?&amp;nbsp;&lt;/strong&gt; Sometimes the answer is no.&amp;nbsp; And if the answer is yes, maybe I am not the best agent for you.&amp;nbsp; Maybe you are not as motivated as you told me you were.&amp;nbsp; Maybe your situation has changed and you haven't told me.&amp;nbsp; &lt;strong&gt;Because a motivated seller wouldn't let $500 keep them in a home that no longer meets their needs.&amp;nbsp;&lt;/strong&gt; Just my opinion.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;Does "Back on Market" Mean Your Home is Considered "Damaged Goods"?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This is one of those questions that you really hate to answer as a listing agent or as a buyers agent for that matter.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As a listing agent, you are dealing with the seller's frustration of thinking that there house was sold and they could move forward and then the inspection finds some unsavory things or the buyer's financing doesn't come together, and back on the market you go.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As a buyers agent, I cringe when buyers ask me this question, because really, they are looking for an okay signal to just lowball the house because there &lt;strong&gt;MUST&lt;/strong&gt; be something wrong with it.&amp;nbsp; Why else would it be "back on the market"?&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/7/4/8/3/2/ar136234835923847.jpg" height="186" alt="crying baby" width="263" style="float: right;"&gt;&lt;/p&gt;
&lt;p&gt;There are things that we do as listing agents to minimize the damages of having this happen.&amp;nbsp; &lt;strong&gt;Especially with a newer listing that was sale pending right away.&amp;nbsp;&lt;/strong&gt; We are superstitious and we don't put the sale pending sign out until the inspections are completed.&amp;nbsp; We continue to show the property for a period after the contract is accepted and try to secure a back up offer to get leverage.&amp;nbsp; There are many things that we do for our sellers to try to minimize the risk of being off the market.&amp;nbsp; Why?&amp;nbsp; Because when the first offer turns upside down and the buyers want or need out, we don't like to be the bearers of the bad news.&amp;nbsp; We like to be able to give positive solutions!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Our MLS shows in the bottom corner that it is back on market with the date.&amp;nbsp;&lt;/strong&gt; Without that signifier, the agent could still look at the history of the listing and see that it was sale pending and then came back on during what they assume was the listing period.&lt;/p&gt;
&lt;p&gt;As sellers, you need to know that sometimes things happen and the best solution is to get your home back on the market and in front of a new pool of buyers.&amp;nbsp; &lt;strong&gt;It may be a second chance for a buyer that was on the fence that didn't offer the first time they saw it and is still out looking.&lt;/strong&gt;&amp;nbsp; If there was an inspection issue that was a deal breaker for the first buyer, maybe consider addressing it&amp;nbsp;&lt;strong&gt;prior&lt;/strong&gt; to receiving another offer.&amp;nbsp; After all, most buyers will ask to have an inspection done, and most inspectors are going to find the same issues.&amp;nbsp; Or you could address the issue in the offer by offering compensation for the buyer to have the item remedied.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Either way, know that this is a momentary setback and it does not mean that your home will never sell.&lt;/strong&gt;&amp;nbsp; It just means that we are starting over and we will be more aggressive in getting your house out to as many buyers as possible to secure another offer quickly.&amp;nbsp;&lt;/p&gt;

      <title>They Didn't Like the House</title>
      <description>&lt;p&gt;&lt;strong&gt;They Didn't Like the House&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;And that was the agent commented when asked for showing feedback on my new listing.&amp;nbsp; Has giving and asking for feedback come to this type of exchange?&amp;nbsp; Am I unique in asking for feedback?&amp;nbsp; Or do agents just not think it is necessary to give feedback?&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Of course the best feedback is an offer....so does lack of an offer mean there is no interest at all?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When I replied back to the agent for a little more information, specifically if they did not like the location or the floor plan, (especially since this home is a four level split, I admit that it is NOT for everyone), &lt;strong&gt;she replied that it could have been the floor plan but she just could not remember.&lt;/strong&gt;&amp;nbsp; Which I could understand if she showed it a week ago, but this was less than 18 hours ago.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Maybe I am the only one that still takes notes on every listing that I walk through with my buyer.&amp;nbsp;&lt;/strong&gt; Especially if there is something that strikes the house off the list and it is something that &lt;strong&gt;CAN&lt;/strong&gt; be remedied.&amp;nbsp; A great example is paint color.&amp;nbsp; This is helpful information to give to the agent or the seller.&amp;nbsp; Telling them what they already know, such as the master bedroom is too small, is an obvious and might not need to be shared.&amp;nbsp; Either way, I take notes and I am prepared for the call for feedback.&amp;nbsp; However, I am noticing less and less of those calls from the listing agent.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Could there be a correlation to the fact that there are more expired listings on the market than ever right now?&amp;nbsp;&lt;/strong&gt;&amp;nbsp; I think that there may be a connection here....and a disconnect.&amp;nbsp; &lt;strong&gt;And I cannot help but wonder is the lack of attention to what can be fixed to make the sale the issue?&amp;nbsp;&lt;/strong&gt; Seems like when I go to visit with an expired home that was rejected the first go around on the market, I am &lt;strong&gt;"blind siding"&lt;/strong&gt; the seller with my comments on what I think we could &lt;strong&gt;"adjust"&lt;/strong&gt; this time to get the house sold.&amp;nbsp; And I am not talking about the price.&amp;nbsp; &lt;strong&gt;Have we become afraid as listing agents to tell the seller the truth about what it will take to sell a home in this market?&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;These are just my random thoughts...has anyone else encountered these situations?&amp;nbsp;&lt;/p&gt;
