No Real Estate Today, Sunday is my day off. 
 
I did have big adventure though (for a day off.)  The fire drill went off at Church, so I had to march 20 four year olds outside in the rain.
It was much easier than a short sale, but similar in many ways:
1.    It caught every one off guard.
2.     It is not easy to prepare when you are under stress.
3.     It felt like marching from something good

I cant believe I took another challenge.  31 days of blogging.  They probably aren’t going to be brilliant, but there will be 31 of them.  I’m trying to get some ideas right now….nothing.

Friday, December 31.   Elliptical – yes.

 
I can see the New Year on the horizon.  This is the last day of this great challenge..  I’m a little bit sad.  I have used this challenge to push myself to get on the elliptical (almost) everyday.  I have used it to push myself to do just one more thing, I have used it to push myself to finally blog on a regular basis.  Now I have to get on the elliptical all by myself with no one to tell.

Thursday, December 30.   Elliptical – yes.

 
Regular work again.  I found it difficult to find people today.  I needed a prequalification…difficult.  I needed the county…difficult.  I needed an agent that speaks Portuguese…difficult difficult  difficult.  It’s not a holiday today people!  There is absolutely no way to sell real estate by yourself.
 
It takes a village.
 
The people I need and rely on: lenders, other agents, title people, and escrow people.  I need my CPA, attorney, home inspector, home appraiser, pest guy. carpet cleaner, roof guy, painter, house … (2 comments)

Wednesday, December 29, Elliptical – yes.
 
 
Today was a regular full day of work for me.  It really hasn’t been too hard to work every day (except Sunday) through this challenge. 
The interesting part of today was showing property to investors from Brazil.   It will be their first American Investment.  It was absolutely enchanting.  They had great fun stories to tell.  And some scary stories to tell about Real Estate in their country.

I am sad Christmas is gone, I’m glad its over, I’m unusually homesick and I’m all fired up to get back to the regular routine tomorrow.  (I know that doesn’t make any sense at all and it is completely true.)

Finished organizing the Data base enough to send out my E-mail Christmas Letter.  I have got to be better at keeping this data base up to date and fresh.  I have little patience for data entry.  Partly because I’m not great at it and partly because I don’t like it.  I would MUCH rather talk to people than type.

No working today.  It is a personal policy that keeps me strong and sane.
In my Sunday school class (4 year olds) we decorated cookies for them to give as gifts…What a Blast that was!   We had a few “sprinkle issues” in that It was too fun for them to stop sprinkling.  So we had some very “sprinkled” creations.  All were beautiful.

Mike Ferry Seminar today.  All I can say is WOW. The power and energy was completely amazing.  Today was my first experience with a seminar like this and I had no idea what to expect.  I came with an open mind, learned a bunch of good stuff and am looking forward to tomorrow.

Saturday December  11,  Elliptical – oops, not today.
 
Today was so busy!  I’ve gotten use to starting the day out on the elliptical, but today it was a choice between: 1. Elliptical  2. Shower  3. Being late.  I NEVER choose to be late.  And because I did an open house, it was for the sake of the community that I chose to shower.

Tuesday December 7
Today was great good and productive.  Elliptical – check.
We finally closed the one home that just wouldn’t close.  (This one was like nailing  Jello to a tree) There are about a million ways a deal can run into trouble, and every one guaranteed will have a few issues.  As a rule this is fine, it’s my job to navigate through them.  But THIS one in particular…If it could go wrong, it pretty much did.
 
And now it’s closed.  Everyone is relieved.

December 6, Monday.  
 

 
Started the morning out on the elliptical! Yeah, I love a challenge.  I’m sticking to no elliptical, no coffee.  I must have coffee therefore I must move around.  So far it’s all good.
As far as everyday work:  Put out Monday emergency fires .  (A bank owned escrow was suppose to close before thanksgiving.  For sure end of November, well December 3,  5, 6,  OK 7 FOR SURE kind of fires. ) Worked on  Christmas cards, followed up with open house people, took a two hour … (2 comments)

December 5, Sunday.  
It is an easy day to write about.   I didn’t work.  I don’t  work.  (I won’t work.)   All of my clients and friends know that right up front.  I usually don’t even look at my phone on Sunday.  
 
Although I have gotten flack from other agents, never from clients.
 
Why this is good for my business:
   It is good for me.

My  quick-close-easy-bank owned property and my great credit-large down payment buyers that were suppose to close before Thanksgiving, haven’t closed.
But good news:  When I called this morning, I didn’t get the regular “It’s in under writing” response.  Now it is in FINAL underwriting. 
YEAH!   
Of course no telling how long it will be in FINAL underwriting.

Beginning December 6, work on Grant Line Road for the Waterman realignment Project will start.
 
Luckily it will only be closed at night from 8:00pm until 5:00am.  But of course there will be delays and all the expected we-are-making-progress- upheaval.
 
It is suppose to improve traffic and safety (YEAH!)  We are going to have a traffic Light.  (NO, Really!) and they are eliminating that irritating skew in the road so it will be a straight shot.

First time home buyers, bank owned home,  bank with the mortgage is the same as the bank owning the home.  Easy right?  WRONG.
Because of buyers good credit, and in house scenario, lender put it on something called “fast track”   ( mahahamaha) – that was an evil laugh.
The home was supposed to close Friday before last.  Every call to the lender…underwriting has it, underwriting has it, any minute now, UNDERWRITING HAS IT.  
So Monday, I’m expecting the we-are-ready-to-close call, but NO.  It’s
