belvedere: Marin County, CA Luxury Home Sales (January 2011 | Pacific Union International) - 01/04/11 09:14 AM
With 6 trades in December 2010, the luxury property real estate market in Marin County (properties and estates over $2 million) experienced one of its slowest months. This, despite the fact most economists and consumers feel that that the overall economic and housing environments are improving. Indeed, for real buyers there are extraordinary opportunities available right now. Pricing in the marketplace (especially for homes that have remained on the market through the Winter months) is softer than ever and “value” is evident in the luxury segment. In line with normal seasonal adjustments, the inventory of luxury homes for sale is very … (0 comments)

Tiburon and Belvedere home sales remained steady in August 2010 with nine sales - all in Tiburon. Building on a trend noted in this report over the past few months, median sale prices continue to rise while asking prices continue to drop. Both of these very important market indicators point to an improving market and more realistic expectations by sellers - the median price of homes for sale is down 7% and the median price of homes sold is up 4%. Also of interest is the fact that there are 6 homes currently available in Belvedere below $2 million (I don't recall this number of "affordable" … (1 comments)

Of course, keep in mind that last year (our basis for comparison) was the slowest in memory. Nonetheless, I think it is fair to say that the majority of real estate practitioners would agree that the field has tilted back to neutral position in most price bands. Moreover, the absorption rate of our listings is … (0 comments)

belvedere: Pacific Union International | Marin Luxury Homes Report (April 2010) - 05/24/10 04:18 PM
Pacific Union International is the leading broker for Marin County luxury homes.
As with many of Marin County’s micro-markets, Marin’s luxury home market is showing signs of increased velocity and buyer optimism. As reported in previous months, “real buyers” continue to snap up homes in prestige locations such as Mill Valley, Belvedere, Ross, Kentfield, etc., along with “value” properties with locational upside, views of San Francisco, southern exposures, knolltop properties. In the $2 million to $4 million price band, sales have eclipsed last year’s low numbers, inventory is down significantly and the number of homes with accepted offers (in escrow) is very high. belvedere: Tiburon & Belvedere CA Real Estate Market Report (February 2010 Home Sales Update) - 02/18/10 03:03 PM
After a strong run of 6 months with $5 million and up sales, Tiburon and Belvedere had none in January 2010. There are currently 65 listings in the 94920 zip code, which covers Tiburon and Belvedere, CA. It was quite a slow month, with just 3 sales. While the sales totals remain similar to that of late 2007 (well before the financial crisis of September 2008), inventory is up 43%. The slow market reminds some of 2009's beginning. While January tends to be slow, we will have to wait and see how the increased inventory and lack of "real buyers" (e.g., those who actually buy … (1 comments)

Building on a trend noted in last month’s report, media coverage of the overall economy has improved. In particular, reporting on the housing market. Forecasters are predicting that 2010 will be the first year since 2005 for housing to contribute to the growth of the U.S. economy (based on a survey by the National Association for Business Economics). According to that organization, home prices are expected to rise 2 percent next year — over 80% of economists surveyed think the recession is over and recovery has begun. belvedere: Tiburon & Belvedere CA Real Estate Market Report (November 2009 Morgan LaneUpdate) - 11/10/09 03:02 AM
Belvedere and Tiburon real estate is expensive — land values are extraordinarily high. Several homes each year sell for $5 million and up. As 2009 began to unwind, the luxury sector was flat for obvious reasons and it seemed as though the highly valued luxury homes with jetliner views and royal class appointments would never sell again — that has changed. For four months straight we have experienced sales above the $5 million mark. October was no exception with 2 sales.
Nonetheless, sales and activity remain choppy. There are currently 93 listings in the 94920 zip code, which covers Tiburon and Belvedere … (0 comments)
