Mill Valley Real Estate Report (June 2013 Home Sales Update) | Pacific Union. The Mill Valley, CA real estate market is reaching heights not seen for years (5 years, to be exact) with 43 single family home sales in May 2013. These properties sold for an average price of about $1.4 million and averaged 2,186 sq. ft. (or about $649 per sq. ft.). clhms: Marin County (San Francisco Bay Area) Real Estate April / May 2011 (Pacific Union International Realtors - 05/09/11 08:32 AM
Despite formidable world events over the past few months, the roiling volatility of the equity markets (although things seem to have settled of late), and increased gas prices, the first quarter of 2011 experienced positive trends in many San Francisco Bay Area real estate markets. Properties selling below $1 million, which are over 70% of the closings in the six counties served by Pacific Union International, are experiencing modest to very favorable increases in units sold. In many markets we are enjoying units sold up nearly double the closings in the marketplace from Q1 2009. A refreshing trend which we feel … (0 comments)

clhms: Mill Valley Real Estate Report (Pacific Union April/May 2011 Home Sales Update) - 05/05/11 11:17 AM
March and April 2011 home sales in Mill Valley increased dramatically over the prior three months — we had 27 trades in March and 19 in April (up from 13 in January!). These properties sold for an average price of $1.265 million and averaged 2,369 sq. ft. (or about $542 per sq. ft.).  Pricing remains the key ingredient determining buyer interest. Buyers insist on apparent and undeniable value. If they don’t see it in a property, they are willing to wait it out. Now, more than ever, is the time for sellers to be very careful about who they have negotiating … (0 comments)

clhms: Pacific Union San Rafael, CA Real Estate Update (March 2011 Home Sales Report) - 03/18/11 07:38 AM
San Rafael, CA's February 2011 home sales slowed to 22 after a momentous January in which we had 32 homes sell. The entry level price band (under $600K) remains strong - 35 of these homes are currently in escrow (WOW!). Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 24 of homes in escrow. Interestingly, the entry level market is virtually the only segment of San Rafael inventory experiencing any meaningful traction - for example, of the 22 homes which sold last month, 16 were priced under $800,000, although … (0 comments)

clhms: Pacific Union Novato Real Estate Update (March 2011 Novato Home Sales Report) - 03/14/11 09:28 AM
Febuary 2011 resulted in excellent home sales numbers for Novato (34 homes sold in February, compared with 22 trades in January). It appears that this momentum is carrying into March as buyers act quickly on well-priced and/or unique opportunities. The average sales price of Novato homes in Febuary 2011 was $534K. These homes averaged 156 days on market, were about 2,092 sq. ft., and averaged roughly $267 sq. ft. Novato’s absorption rate (e.g., number of months’ inventory of homes for sale based on last month’s sales totals) is an astonishingly low 3.35 months’ worth of available inventory overall (114 single family … (0 comments)

clhms: Marin County, CA Luxury Home Sales (January 2011 | Pacific Union International) - 01/04/11 09:14 AM
With 6 trades in December 2010, the luxury property real estate market in Marin County (properties and estates over $2 million) experienced one of its slowest months. This, despite the fact most economists and consumers feel that that the overall economic and housing environments are improving. Indeed, for real buyers there are extraordinary opportunities available right now. Pricing in the marketplace (especially for homes that have remained on the market through the Winter months) is softer than ever and “value” is evident in the luxury segment. In line with normal seasonal adjustments, the inventory of luxury homes for sale is very … (0 comments)

clhms: Belvedere & Tiburon Real Estate (Pacific Union International January 2011) - 01/04/11 08:52 AM

clhms: Marin County, CA. Real Estate Update — October 2010 - 11/03/10 03:59 AM
Overall in Marin County, the bottom for pricing seems to have formed. The average price of a Marin County single family home has once again surpassed $1 million. In addition, for the seventh consecutive quarter (since Q1 ‘09) both the average and median price of a single family home has experienced modest appreciation.
Possibly the most interesting phenomenon is this modest price appreciation (2% per annum) occurring in a market of significantly lower units closed.  The number of homes sold in third quarter ‘10 under $1 million fell -16% from the same period a year ago. The number of homes sold … (0 comments)

clhms: Novato Real Estate Market Update (September 2010 Novato Home Sales Report) - 09/27/10 06:44 AM
Despite record low temperatures in Marin the Summer, the Novato, California real estate market has not cooled. We again had 33 trades last month and average sales prices and average price per square foot figures remained nearly unchanged from the past three months. The average sales price of Novato homes in July 2010 was $686,519. These homes averaged 105 days on market, were about 2,315 sq. ft., and averaged $312 per square foot. Homes in The Landing at Hamilton, Pointe Marin, Country Club, Rush Creek, and Bel Marin Keys generated the most calls and showings this past month.
Novato’s price per square foot has hovered within 3% of … (0 comments)

clhms: Pacific Union Tiburon & Belvedere CA Real Estate Market Report (July 2010 Home Sales Update) - 07/25/10 03:32 PM
In June 2010, Tiburon and Belvedere experienced 13 home sales. Importantly, as evidenced by the chart below, several indicators point to an improving market — the median price of homes for sale is up 3% and the median price of homes sold is up 18%.

Of course, keep in mind that last year (our basis for comparison) was the slowest in memory. Nonetheless, I think it is fair to say that the majority of real estate practitioners would agree that the field has tilted back to neutral position in most price bands. Moreover, the absorption rate of our listings is … (0 comments)

clhms: Marin County, California (Home Sales Update July 2010) - 07/25/10 09:40 AM
We have multiple economic drivers and underlying fundamentals that impact our local real estate markets. Housing prices, interest rates, job growth and inflation/deflation are significant variables in the Bay Area housing market. While we could not predict either the economic shift that began in August 2007 or the duration of the economic volatility caused by the shift, we do have a few very positive fundamentals present today.   Interest rates for conforming mortgages ($729,750) and jumbo mortgages are currently at historic lows since Freddie Mac started recording in 1971 – see rates in the mortgage rate table on page two. Housing … (0 comments)

clhms: Pacific Union Real Estate Mill Valley CA. Real Estate Report (July 2010 Home Sales Update) - 07/24/10 04:01 AM
The number of homes sold in the Mill Valley, California real estate market rose and Mill Valley’s touchstone price band ($1 million to $2 million) posted another solid month. In contrast to the previous three years, buyers now speak confidently about our market, recognizing that prices have tumbled significantly, interest rates are extraordinary, jobs numbers have improved, and media coverage concerning real estate has turned positive. Moreover, we are seeing an improved marketplace in San Francisco which is the bellweather for Mill Valley and Marin.
The number of homes for sale in Mill Valley is down incrementally to 143. After the brief slow … (1 comments)

clhms: Pacific Union San Rafael CA Real Estate Market Report (July 2010 Home Sales Update) - 07/24/10 03:18 AM
San Rafael, California real estate sales remained strong in June 2010. We had 45 trades (compared to 41 in May). The entry level price band (under $600K) remains hot — 37 of these homes are currently in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains tepid with 25% of homes in escrow. The inventory for single family homes for sale increased slightly this month to 198 homes. Increased supply is typical this time of year as many of the overpriced homes from early in the year remain on the market and new listings are added.

clhms: Pacific Union Novato Real Estate Market Update (July 2010 Home Sales Report) - 07/23/10 04:43 PM

The Novato, California real estate market continues its torrid year with 49 sales in June — up from 38 sales in May 2010. The average sales price of Novato homes in June 2010 was $644,778. These homes averaged 98 days on market, were about 2,162 sq. ft., and averaged roughly $306 sq. ft.
Novato’s price per square foot has hovered between 3-5% of $300 for a year now — in my mind, we are seeing the gradual recomposition of the market in the era of the “New Normal.” Prices are holding steady, particularly in the entry level and move-up price … (0 comments)

clhms: Pacific Union International | Marin Luxury Homes Report (June 2010) - 06/25/10 04:54 AM
Pacific Union International is the leading broker for Marin County luxury homes.
As reported in previous months, “real buyers” continue to snap up homes in prestige locations such as Mill Valley, Belvedere, Ross, Kentfield, etc., along with “value” properties with locational upside, views of San Francisco, southern exposures, knolltop properties. Without question, Marin’s luxury home market is showing signs of increased velocity and buyer optimism. In the $2 million to $4 million price band, May 2010 sales eclipsed last year’s total, inventory is down from last year, and the number of homes with accepted offers (in escrow) is high. This combination of factors looks promising for … (0 comments)

Pacific Union International is the leading broker for Marin County luxury homes.
As with many of Marin County’s micro-markets, Marin’s luxury home market is showing signs of increased velocity and buyer optimism.
