Despite formidable world events over the past few months, the roiling volatility of the equity markets (although things seem to have settled of late), and increased gas prices, the first quarter of 2011 experienced positive trends in many San Francisco Bay Area real estate markets. Properties selling below $1 million, which are over 70% of the closings in the six counties served by Pacific Union International, are experiencing modest to very favorable increases in units sold. As with many of Marin County's micro-markets, Marin's luxury home market is showing signs of increased velocity and buyer optimism. As reported in previous months, "real buyers" continue to snap up homes in prestige locations such as Belvedere, Ross, Kent Woodlands, etc., along with "value" properties with locational upside, views of San Francisco, southern exposures, knolltop properties. In the $2 million to $4 million price band, sales have eclipsed last year's low numbers, inventory is down significantly and the number of homes with accepted offers (in escrow) is very high. The Marin County, California real estate market approaches the new year with momentum. While the beginning of 2009 was terrible for sellers and the market overall, the latter half of 2009  was quite strong across many market segments, giving brokers and home owners a reason for optimism in 2010. While year over year prices are down in many price segments and locations within Marin, some areas have actually seen prices increase (albeit nominally) year over year. Indeed, I believe that many brokers feel as though absent further crisis, we are at or near the end of the downward cycle - after 3+ years.

Building on a trend noted in last month’s report, media coverage of the overall economy has improved. In particular, reporting on the housing market. Forecasters are predicting that 2010 will be the first year since 2005 for housing to contribute to the growth of the U.S. economy (based on a survey by the National Association for Business Economics). According to that organization, home prices are expected to rise 2 percent next year — over 80% of economists surveyed think the recession is over and recovery has begun. The year 2009 in Marin County, California has been a roller coaster ride for real estate sellers, buyers, and agents. To the extent that trends can be identified, they have proven particularly ethereal and fleeting.
Nonetheless, it does appear that the one market sector that has shaken out this year is the entry level single family home market. Prices appear to have hit bottom in Novato's (Northern Marin) sub-$500K sector. Marin County, CA’s luxury real estate market segment continues to take shape in the aftermath of the equities meltdown of Fall 2008. In our New Economy, buyers are placing emphasis on prestige locations, sweeping views, grand appointments, compelling “estate history,” and impressive scale. As of this writing, the Stimulus Bill and its apparently watered down home buyer tax credit is being finalized. Yet economists and consumers are grim. Ergo, the Marin County, California real estate market continues its slow and steady march into the teeth of a tireless media storm of negativity. Yes, the market overall is fairly slow, but not as slow as it may appear. As we enter the Fall selling season, the number of homes for sale (inventory) in Marin County, California continues to march onwards and upwards. There are 788 active listings (up by 49 over last month). This month we begin to see more and more homes come off the market as sellers bunker down and reassess their situations over the holidays.

The following is a brief rundown of the absorption rates and trends (based on last month's numbers) in Marin County:
Current Absorption Rates (single family homes):
As the chart reflects, absorption rates are very low in most Marin towns. Inventory has increased over the past month, as we enter into the buying season between school years. Marin County currently has 920 active listings, up by about 273 from a month ago).  Belvedere's 4.8 months of housing inventory is highest in the County, followed by Sausalito, Novato, and Ross.  At the low end of inventory is Greenbrae with just under a month's worth of inventory. Corte Madera and Larkspur are also seeing very low inventory … (0 comments)
