The entry level price band (under $600K) remains strong - 35 of these homes are currently in escrow (WOW!). Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 24 of homes in escrow. The inventory for single family homes for sale increased slightly this month to 198 homes. The entry level price band (under $600K) remains very hot — over half of these homes are currently in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains tepid with 27% of homes in escrow. The inventory for single family homes for sale increased this month to 189 homes. San Rafael, California real estate sales were brisk in October 2009. We experienced 44 trades, up from 31 in September 2009. The entry level price band (under $600K) remains at hot, with 70% of home now in escrow, up from 64% last month. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains nearly the identical to last month (36% of these homes are in escrow). Between 1950 and and 1975, Joseph Eichler and his company (Eichler Homes) built over 10,000 homes throughout California-including Marin County (Terra Linda and Lucas Valley),The East Bay, Palo Alto, Sunnyvale, San Jose, San Francisco, Sacramento, Thousand Oaks, and Granada Hills. Eichler, who was a California-based, post-war builder, sold many of his homes for about $12,000. His desire was to create affordable, unique homes, designed to take advantage of California's mild climate. Eichler was also one of the first large developers to disavow racial restrictions in housing developments. The real estate market in Marin's County Seat, San Rafael, has been strong on the whole. Inventory has risen as families intent on moving during the Summer months began putting their homes on the market-there are 183 home on the market. Home sales continue performing admirably relative to the rest of California and the country, especially the bread and butter homes of San Rafael (those priced between $750,000 and $900,000). These homes continue to sell quickly (although the definition of "fairly quickly" has been extended over the past couple of years). Like most of Marin County's real estate markets, the San Rafael market is performing admirably. The bread and butter homes of San Rafael are priced between $750,000 and $900,000. These homes continue to sell fairly quickly (although the definition of "fairly quickly" has been extended over the past couple of years). In fact, 30 of these homes sold last month, comprising a vast majority of the total of homes sold (there were a total of 48 homes sold last month in San Rafael). San Rafael homes priced in the $1 million - $1.5 million range continue selling at a respectable pace (33% are in escrow-down from 47% last month). Lucas Valley, which is an upscale area of San Rafael (in Marin County, California) sits between Terra Linda and Marinwood. It is also home to George Lucas' Skywalker Ranch. Homes in the area over the past six months have generally sold in the $800,000 to $1,000,000 range and up. Great schools, low crime, proximity to open space, and a good commute all provide a strong incentive for families and retirees alike. It is located just north of downtown, the Civic Center, and the Northgate Mall, and just south of Lucas Valley and Marinwood. It is characterized by good schools, low crime, and convenience. Homes in Terra Linda range in price from the high $600,000 to $1,000,000. It is a neighborhood in transition with lots of stalwart owner who have been there 40-50 years and lots of young families looking for a nice place to raise a family.
