March and April 2011 home sales in Mill Valley increased dramatically over the prior three months — we had 27 trades in March and 19 in April (up from 13 in January!). These properties sold for an average price of $1.265 million and averaged 2,369 sq. ft. (or about $542 per sq. ft.).  Pricing remains the key ingredient determining buyer interest. During March & April 2011, Tiburon and Belvedere experienced a total of 25 home sales. Interestingly, over half of these were properties below $2 million. Below are the percentages of homes in escrow in each of the major price bands:
25% of homes priced under $2 million; 18% of homes between $2 million and $3 million; 10% of homes between $3 million and $5 million; 0% of homes over $5 million. Tiburon and Belvedere homes that sold in March and April 2011, exhibited the following characteristics:

Febuary 2011 resulted in excellent home sales numbers for Novato (34 homes sold in February, compared with 22 trades in January). It appears that this momentum is carrying into March as buyers act quickly on well-priced and/or unique opportunities. The average sales price of Novato homes in Febuary 2011 was $534K. These homes averaged 156 days on market, were about 2,092 sq. ft., and averaged roughly $267 sq. ft. In June 2010, Tiburon and Belvedere experienced 13 home sales. Importantly, as evidenced by the chart below, several indicators point to an improving market — the median price of homes for sale is up 3% and the median price of homes sold is up 18%. 

Of course, keep in mind that last year (our basis for comparison) was the slowest in memory.  San Rafael, California real estate sales remained strong in June 2010. We had 45 trades (compared to 41 in May). The entry level price band (under $600K) remains hot — 37 of these homes are currently in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains tepid with 25% of homes in escrow. The inventory for single family homes for sale increased slightly this month to 198 homes. Increased supply is typical this time of year as many of the overpriced homes from early in the year remain on the market and new listings are added.

The Novato, California real estate market continues its torrid year with 49 sales in June — up from 38 sales in May 2010. The average sales price of Novato homes in June 2010 was $644,778. These homes averaged 98 days on market, were about 2,162 sq. ft., and averaged roughly $306 sq. ft.

Sales and escrows in the 94920 zip code, which covers Tiburon and Belvedere, CA., remain anemic. In March 2010, we saw just 7 trades. However, the average price per square foot jumped dramatically to $866 (up from just $611 in January). We are seeing increased all cash activity as last month saw at least two sales over $3 million were funded in cash. Moreover, escrow activity is up with 40% of homes listed between $2 mil. and $3 mil. under contract - overall, the number of escrows is up 150% over last year.

San Rafael, California real estate sales jumped in March 2010. We had 33 trades (compared to 24 in February). The entry level price band (under $600K) remains active, with 47% of homes now in escrow. After a strong run of 6 months with $5 million and up sales, Tiburon and Belvedere had none in January or February 2010. There are currently 63 active listings in the 94920 zip code, which covers Tiburon and Belvedere, CA. Yet, while January resulted in just 3 sales, February resulted in 10 sales. Most of these were in the entry level - homes priced under $2million.
For homes that sold in February 2010, the average price per square foot was $677 - a significant rise from January 2010's low of $611. Below are the percentages of homes in escrow in each of the major price bands:

As noted in prior reports this year, Marin County, CA's luxury segment is slow and currently weighted towards homes priced under $4 million. In fact, not a single home priced over $4 million sold in May 2009 and just 2 are currently in escrow (although that could change in a moment as the domino effect is very real in home sales). The past few weeks have been glorious on the Tiburon Peninsula and Marin County. My 4 year old daughter Scarlett and I went for a walk with our dog along the rail trail (a former railroad line that is now a bike path skirting the bay) from Blackie’s Pasture last Wednesday and it must have been 75 degrees. The sun was warm and the water azure. Even Carmen (our black lab, if you are curious) seemed content to stroll in a leisurely fashion, enjoying the afternoon. Novato's Rush Creek neighborhood is undeniably one of Marin County, California's, nicest and coveted neighborhoods. There is a lot to like. These luxury homes are newer, built in the past 10 years, and sit on giant parcels (generally, at least 1/2 acre). Many of these homes have pools and elaborate landscaping. The streets are wide and there is no through traffic. Rush Creek offers privacy and prestige.

The number of Marin luxury homes for sale continues to rise. In the $2 million to $4 million range, the number of active listings is up by 9 for a total of 107 homes. That may seem like a lot. But, 38 homes in that price range sold in Marin last month (up from 23 the month before).  
Mill Valley and Tiburon account for the largest number of homes sold last month in the $2 million - $4 million market segment - 10 homes each (the average days on market was about 52 and the average sales price about $2.8 million). Tiburon and Mill Valley also have the most homes currently … (0 comments)
