During January 2011, Tiburon and Belvedere experienced just four home sales. Below are the percentages of homes in escrow in each of the major price bands:
25% of homes priced under $2 million; 20% of homes between $2 million and $3 million; 6% of homes between $3 million and $5 million; 0% of homes over $5 million. Tiburon and Belvedere homes that sold in January 2011 exhibited the following characteristics:

Happy New Year! As I write this real estate report, the stock market is at its highest level since the 2008 meltdown began and up 125 points on the first day of trading in 2011 and the headline on CNN Money is “A Hiring Boom in 2011. Really.” Despite historically low interest rates and overall affordability at its best levels recorded, the overall Marin market was down in terms of sales numbers in 2010. Overall in Marin County, the bottom for pricing seems to have formed. The average price of a Marin County single family home has once again surpassed $1 million. In addition, for the seventh consecutive quarter (since Q1 ‘09) both the average and median price of a single family home has experienced modest appreciation.
Possibly the most interesting phenomenon is this modest price appreciation (2% per annum) occurring in a market of significantly lower units closed.  The number of homes sold in third quarter ‘10 under $1 million fell -16% from the same period a year ago. The number of homes sold … (0 comments)

Year over year prices seem to have leveled in many price segments and locations within Marin — some areas have even seen prices increase (albeit nominally). Countywide supply and demand figures suggest an improving real estate environment.
Supply is up 12% from last year and sales of entry level (3 bedroom, 2 bath homes with at least 1,500 square feet and priced under $1 million) are up a modest 10% from May 2009. Recent news reports in the local media have noted increased median prices, but that reflects the fact that luxury homes are selling once again after a lackluster 2009.

The unabated Novato, California real estate market remains firm in all price points. In May 2010, we had 38 sales (over 60% higher than April). The average sales price of Novato homes in May 2010 again rose by about 3% to to $677,105. These homes averaged 98 days on market, were about 2,277 sq. ft., and averaged roughly $308 sq. ft.
Novato’s price per square foot has hovered between 3-5% of $300 for a year now — in my mind, we are seeing the gradual recomposition of the market in the era of the “New Normal.” Prices are holding steady. This is good … (0 comments)

We are approached daily by our clients with requests to predict what will happen in our local real estate markets in the near future. To shape our perspective, Morgan Lane researched Marin County single family home (SFH) sales and indexed them (on a units-sold basis) to multiple benchmarks including: interest rates (10 Year T-bill), unemployment (SF Bay Area) and an affordability index (income vs. cost of ownership). San Rafael, California real estate sales slowed in December 2009, with 32 trades, down 33% from November. The entry level price band (under $600K) remains active, with 38% of homes now in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) has dipped to just 29% of homes in escrow. The inventory for single family homes for sale remains steady at 78 homes. Marin County, California real estate enters the Winter months much the same way it entered the Summer months — with a feeling that activity will be stronger than usual for this time of year. While year over year prices are down across the board no matter how you slice it, many feel as though absent further crisis, we may be nearing the end of the downward cycle — after a full 3 years. Certainly, well priced, updated homes in great locations are selling.

Belvedere and Tiburon sit on the Tiburon Peninsula and associated islands, just across a narrow portion of the San Francisco Bay and the Golden Gate Bridge. Real estate is expensive. Several homes each year sell for $5 million and up. As 2009 began to unwind, the luxury sector was flat for obvious reasons and it seemed as though the highly valued luxury homes with jetliner views and royal class appointments would never sell again — that has changed. The Marin County, CA real estate market is a mixed bag. Recent escrow activity levels have been refreshing, if not invigorating. New escrows generated in April – June 2009 represent the three best months since June ’07. This progress seems to be continuing. In fact, we could experience the busiest summer in MarinCounty real estate in recent years.
This increase in activity (not price appreciation) follows the slowest six month stretch we have seen in sixteen years. Consistent with last month, the Tiburon and Belvedere real estate markets remain in a state of semi-slumber pending further clarity regarding the equities and housing markets. While the pipeline of new properties and overall inventory levels increases dramatically throughout most of Marin County, CA (this is the prime selling season, after all), Novato's inventory level has remained very steady over the past 3 months. Just 151 single family homes are currently for sale. There were 152 homes for sale in April 2009 and 142 in March 2009.
Novato's absorption rate (e.g., the number of months of inventory currently available in Novato) again dipped dramatically. In March, Novato had 7.9 months of inventory, in April there was 6 months inventory, and today there just 4.97 months of inventory. … (0 comments)

As noted last month, San Rafael CA's real estate market is increasingly fueled by foreclosures and short sales. The low end (under $600K) is just on fire with "fire sale" prices. We are currently experiencing an amazing 69% pending ratio for homes priced at or below $600K (up from 31% in February). San Rafael's bread and butter homes, priced between $600K and $800K continue selling at a moderate pace with 29% of homes in escrow. As of this writing, the Stimulus Bill and its apparently watered down home buyer tax credit is being finalized. Yet economists and consumers are grim. Ergo, the Marin County, California real estate market continues its slow and steady march into the teeth of a tireless media storm of negativity. Yes, the market overall is fairly slow, but not as slow as it may appear. Sales in Northern Marin’s Novato were up 30% January 2009 over January 2008–as I like to say, "Give Yourself a Raise–Move to Novato!"

School is back in session and  Mill Valley home sales and prices are strong. The inventory of single family homes is down to 69 units from last month's 85. A mere 14 are currently on the market under $1 million! As always, the commute to San Francisco from Mill Valley via the Golden Gate Bridge (a short 5-10 minutes), along with the excellent Mill Valley schools, pleasant weather and laid back ambiance is very attractive to just about everyone. Accordingly, prices and sales are ever-strong. Indeed, Mill Valley is THE place people thinking of moving out of San Francisco generally start with when they decide to buy a home in Marin County.

The number of homes for sale (inventory) in Marin County, California continues marching upwards. There are 689 active listings (down from 701 active listings this time last month). We are off the high water mark for the sheer number of homes for sale in Marin-although we are likely to see an uptick of homes on the market in September.
