The velocity in the market is incredible. Even with limited supply, volume continues to approach record levels. With a few exceptions, appraisers that are close to the local markets are finding comparable sales to support purchase prices significantly over asking price.
 
Make sure, Buyers, that you understand it is always better setting the new comparable sales in a neighborhood vs. reacting to them a month later. This is the exact opposite phenomenon we experienced in the 2009 – 2011 market where we were giving Sellers the same advice in a depreciating market.

Much like August 2011, Novato, CA home sales continued to surpass expectations in September 2011, which is traditionally a very slow month for closings in Marin County. Indeed, buyers continue to move very quickly on well-priced and/or unique real estate opportunities. The average sales price of Novato homes has swung wildly this year from month to month. For example, the average sale price in June was $626K. In September it was $530K. September’s trades averaged 117 days on market, were about 1,870 sq. ft., and averaged roughly $258 sq. ft. San Rafael, CA's February 2011 home sales slowed to 22 after a momentous January in which we had 32 homes sell. The entry level price band (under $600K) remains strong - 35 of these homes are currently in escrow (WOW!). Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 24 of homes in escrow. Interestingly, the entry level market is virtually the only segment of San Rafael inventory experiencing any meaningful traction - for example, of the 22 homes which sold last month, 16 were priced under $800,000, although … (0 comments)

It appears that this momentum is carrying into March as buyers act quickly on well-priced and/or unique opportunities. The average sales price of Novato homes in Febuary 2011 was $534K. January 2011 home sales in Mill Valley slipped to a mere 13. These trades sold for an average price of $1.125 million and averaged 2,356 sq. ft. (or about $504 per sq. ft.).  The end of 2010 and first month of 2011 reflected a heightened sense of security from buyers of homes in the bread-and-butter Mill Valley price range of $1 million to $1.5 million. January 2011 was another good month for Novato home sales (we had 22 trades). Typically, January sales are quite low as people focus on the Holidays during December. The average sales price of Novato homes in January 2011 was $525K. These homes averaged 100 days on market, were about 2,051 sq. ft., and averaged roughly $267 sq. ft. Novato's  absorption rate (e.g., number of months' inventory of homes for sale based on last month's sales totals) sits at just under 5 months' worth of available inventory overall (104 single family homes are currently for sale in Novato). During December 2010, Tiburon and Belvedere experienced twelve home sales. Interestingly, all but 1 of Tiburon's 7 sales were properties below $2 million. Below are the percentages of homes in escrow in each of the major price bands:

As I write this real estate report, the stock market is at its highest level since the 2008 meltdown began and up 125 points on the first day of trading in 2011 and the headline on CNN Money is “A Hiring Boom in 2011. Very interesting comments from Leslie Appleton Young, Chief Economist @ CAR. Two quotes seem to be relevant to our high end sellers and more mainstream buyers respectively.
High End Sellers - "In the upper end, we have unrealistic sellers who are very nostalgic" for the boom years, said Leslie Appleton-Young, chief economist for the California Association of Realtors.
Main Stream Buyers - One bright spot in the market is an increase in the number of investors seeking real estate, Appleton-Young said. According to the CAR survey, 23 percent of recent transactions were all-cash, an indicator the buyer was likely an investor.

Overall in Marin County, the bottom for pricing seems to have formed. The average price of a Marin County single family home has once again surpassed $1 million. In addition, for the seventh consecutive quarter (since Q1 ‘09) both the average and median price of a single family home has experienced modest appreciation.

Tiburon and Belvedere home sales remained steady in August 2010 with nine sales - all in Tiburon. Building on a trend noted in this report over the past few months, median sale prices continue to rise while asking prices continue to drop. Both of these very important market indicators point to an improving market and more realistic expectations by sellers - the median price of homes for sale is down 7% and the median price of homes sold is up 4%. Overall, the number of home sales in Mill Valley last month (August 2010) totaled 15 and gave rise to the following averages: an average price of $995,933 and approximately 1,888 sq. ft. (or about $523 per sq. ft.). Note that the price per square foot number is prone to wild swings from month to month. For example, a few months ago, the price per square foot was $640 in Mill Valley. This is because the composition of sales varies from month to month - at best, price per square foot is a blunt instrument. San Rafael, California real estate sales in August 2010:  25 sales. The entry level price band (under $600K) remains relatively strong — 29 of these homes are currently in escrow (39%). Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly with 17% of homes in escrow. The inventory for single family homes for sale increased a bit this month as it does every year after Labor Day. There are currently 217 homes active on the MLS. Price per square foot stands at $357.
