When I stage a property I always like to use a pop of the same color in each room to unify spaces and add more flow to the home. I also use a pop of color to direct the buyer's eye to which selling features I want them to notice- the great fireplace, the kitchen counters, the cozy sitting area in the master bedroom. Perhaps it is the season but lately I have been loving orange and how it adds warmth and sizzle to the spaces we stage. Take a peek and try it out in your own home. This weekend I was going through some photos of past home staging jobs and had a great time remembering some of the wonderful (and sometimes strange) things we had seen over the past few years. I thought it would be fun to share our first staging jobs. Below are mine:

The room I staged in my first staging class. Not bad for 45 minutes and using what you have. Notice the valance I made from a runner!

The first home I staged on my own- it was a woman I had never met before and she let me do it for free to use for marketing. I ran into her last weekend in a lighting store and she remembered me! She said the room is still the same!

If you are like most home owners your house is set up the way you like it, but when it comes time to sell you need to take a step back and make sure that you are showing buyers the best use for each space in your home. You may need to use 3 bedrooms in your 4 bedroom home as office space, but most home buyers will want to see how those rooms can be used as bedrooms. Your formal dining room may work well for you as a playroom or yoga studio, but home buyers want to envision their formal dinners there. You may not have a ton of storage and opt to use the living room as a storage locker but home buyers will not understand where to entertain. Home Staging Transforms Wayne Pennsylvania Home A Second Time Around

You know you have been staging for a long time when you get a call from a client you helped years ago to stage their current home. I was elated to hear from 2 clients last month who I had helped 3 years ago and were moving again. Clearly these clients understood that home staging was an essential part of marketing and selling their homes.

I was equally surprised to get a call from a new client to stage their home. When they told me the address of the house something seemed all too familiar. When I pulled up to the house I instantly remembered- this was a home that I staged the first year I was in business! The family that had purchased the home was now moving and wanted to make sure this home looked its best. These clients were a joy to work with! They had already installed new windows and removed all the carpet. They eagerly agreed to make some simple updates- new lighting in all the rooms, polish the hardwood floors, repaint and add new blinds. During our first meeting we discussed what type of buyer would most likely buy the home. Given the great neighborhood and schools I felt it would most likely be a young family. I recommended that the clients use their existing furniture and rent some pieces to give this home the young, trendy look first time home buyers would be looking for. Boring Mirror on the Wall? MirrorMate Frames Will Fix Them All

As you may know I am a huge fan of MirrorMate Frames the amazing custom frame that can update a boring builder's grade mirror and give your bathroom a brand new look in just minutes. What you did not see is that we also stained the bathroom cabinets a darker color to go with the more contemporary feel of his home (they were pickled wood and looked too country) and installed new scones in one of the baths. I am kicking myself for not having before-the-before photos but we were so busy getting the home ready for market that I forgot to take them!

The Home Sellers did all the work- Our Most Recent Statistics for Main Line Home Staging

I just got off the phone with an ecstatic Realtor- her most recent property was listed on Sunday, got an offer on Monday, accepted the offer on Tuesday and got a back up offer Tuesday evening. The reason she is so thrilled is not only because this home sold so quickly but because the last home we staged for her also sold in less than a week!

This Realtor understands that in today's market staging a home is essential to getting a faster sale. She also knows that home staging does not have to be expensive. My client surprised me today- he did his home staging homework! Before, During and After Pics

Lately it seems like we have been physically staging a lot of occupied or lived in homes- this means a lot of decluttering and packing up client belongings! Typically we do not do hands on staging for occupied homes, instead, we provide a home staging consultation and the client completes the plan that we recommend and then we come back for fine tuning or to add a few accent items.

For our most recent project in Villanova Pennsylvania we were asked to do the physical staging and rearrange the home seller's items to make the home presentable for sale. When I first visited the property to provide the client with an estimate I was surprised to see that he did not have much furniture at all to rearrange. I recommended that we use his items and treat his home like a vacant property and add furniture and accessories to show the best purpose for each space.

While I was there I also made some recommendations on things the client could do to make his home show even better such as remove the wall to wall carpeting that was covering the hardwood floors, remove the dated window treatments and repaint the walls to remove any wear and tear. As I was leaving he asked me if there was anything else he needed to do- Knowing budget was a concern, I casually made a comment that since his bathrooms and kitchen were dated that he needed to consider updating them to make his home more competitive. I showed him the unused space in the hallway between the kitchen and powder room and how the future home owner could expand the kitchen. A few phone calls and emails later we had a deal to stage the home.

When I arrived today I was shocked! The home was not the same home that I had seen a few weeks prior. The home seller had done all the things I recommended- he removed the carpet, polished the floors, removed the window treatments and repainted. But that was not the best part- he had remodeled the kitchen and even took down the wall to open up the space! I was shocked, excited and overjoyed- he had done his home staging homework!

Below are some before, during and after photos of this property. I am so impressed with his understanding of staging and that he needed to do something to make his home stand out in today's market. After we completed the staging he agreed to add a new refrigerator too to make the kitchen even more of a selling feature! See if you can spot how we used the home seller's things!

If you stay on top of the trends in the real estate and home staging industries you have probably heard of virtual staging. This is where stagers that are savvy with graphic design manipulate photos of vacant properties to make them look like model homes. This helps to show the proper scale, function and layout for each space.

While this concept is brilliant for vacant home sellers that do not want to hire a home stager to physically stage their home, it leaves me wondering:

1. What happens when a buyer goes to see the home in person and there is nothing there? and

2. What about resale home sellers? They typically do not have a vacant home to sell!

As a home staging professional in one of the most challenging real estate markets ever I know that families are struggling to find ways to sell their homes in a down market, get out of debt and move on to the next phase of their lives. Even though home sellers understand that staging is something they must do to make their homes more marketable, finding the dollars to hire a professional seems out of the question when they are faced with short sale, foreclosure, credit card debt or loss of job. Some home sellers make do with purchasing a staging-how-to-book or downloading a checklist off the Internet but we all know that the best book and the most comprehensive list will not give sellers the same advice as a professionally trained real estate stager.

I started to think about how I could help home sellers on a budget without compromising the quality of the services that I offer. I began going online to look at photographs of their homes on the MLS and sending them advice via email. Weeks later I would get follow up emails telling me their homes sold and my advice had helped. Soon I realized that I could help clients virtually and save them money at the same time! Money they need to pay their mortgage, or use to make updates needed to sell their homes.

This new take on virtual home staging is not an entirely novel concept for me- I have offered this service since 2005 when happy home sellers would call and ask me to travel to their new home to help them get set up with the same look and feel as their staged home. With two small children at home I could not easily take off for Florida (although I did this once for Miss America!) or Cincinnati on a whim but I could look at floor plans and photos and get them off to a great start. If I needed someone to look at the home in person I knew I could always refer a local home staging professional.

Can You Make Accessories Only Staging Work?

As home staging professionals it is our job to help clients best market and present their homes for sale. Often times we are required to work within our client's budget constraints and our vision of how to best furnish and accessorize a space may not be feasible.

In the past, I have hesitated to offer "accessories only" packages because adding furniture and area rugs not only allows buyers to envision how they can live in a space but also properly shows the size and scale of each room.

In this current economy however I am finding that more and more clients cannot afford to completely stage their homes or need to invest their dollars in making updates or completing construction projects.I have started to offer "accessories only" packages and have been pleased by the results. When done correctly adding a few accent items can properly enhance a home's selling features. Below are a few guidelines that I have developed to help enhance a property using accessories only:

1. Focus on the key areas:

Add artwork, greenery or an area rug to add warmth to the foyer. Consider a large floor vase with reeds or artwork on an easel to fill a vacant entryway.

Accent the kitchen to showcase materials and finishes. Set the breakfast bar or set up the built-in desk as a command center.

Add artwork and accessories to highlight a mantle in a living room or family room.

Strategically place items in a built-in bookcase to add color and depth.

Soften a bare bathroom with greenery and spa accents.

2. Use a single color scheme to create flow from room to room:

Add color to the spaces that you want buyers to notice. As they move through the home keeping the color scheme the same will add to continuity and balance to empty rooms.

Use complimentary colors to add pop and balance to a neutral palate and neutral colors to soften a colorful room.

3. Select items that are in keeping with the price point of the home:

Nothing says budget staging more than inexpensive looking items! Items do not have to cost a fortune to look great as long as they match the profile of the buyer you want to attract.

4. Select items that are the proper size and scale:

Large scale artwork and mirrors can be expensive. Instead of adding skimpy pieces, stretch your budget with metal wall scrolls, or multiple pieces of art grouped together.

Items that are too small look cluttered- less items that are the right size will make a more powerful statement.

A Home Staging Compromise in Wynnewood Pennsylvania

We recently had the pleasure of helping Sposato Builders with one of their most recent Main Line home renovations. This was an especially rewarding experience because the client chose not only to stage a few key rooms but also to finish the lower level of this home per our recommendation.

As a home staging professional it is our duty to make sure that we are giving our client all the right information about what they need to do to best market and present their property for sale. In this case, completing the basement meant staging less areas in the home, however this compromise meant the home was more competitive with other homes on the market.

Here are some photos of this recent project. As you can see adding some key pieces of furniture and accessories not only added warmth to this space but also enhanced the selling features of this home. Once the lower level is complete the play room items will move out of the third floor and into the lower level. With 4 fully renovated stories and a professionally landscaped yard this home will not last long!

Budget Home Staging Ideas That Don't Break the Bank

Budget is a huge concern for everyone these days and now more than ever home sellers are anxious about spending money to get their homes ready for sale. Each month we will feature a different area of the home and share quick and affordable changes your client can make.

Front Door First Impressions: The saying that "first impressions are everything" is especially true when you are selling your home. Buyers often judge the appearance of the front door as an indication of the condition of the rest of the home. Here are some easy ideas to make sure your first impression is a great one.

Under $10.00:

There is nothing like old fashioned elbow grease! Grab a cleaning cloth and some metal polish and get to work polishing the front door knob, knocker, and kickplate. Don't forget to polish any light fixtures too.
Sweep away those pesky cobwebs from any overhangs and light fixtures.
Replace any non-working light bulbs.
Powerwash any mildew or residue on front porches or landings.
Wipe down the front door to remove any marks.

Under $50.00:

Repaint the front door with a fresh coat of paint to make it look like new. Not sure what color to choose? Typically you should have no more than three colors on the exterior of your home. Your siding/stone/brick is one color, the trim a second color and shutters or doors a third color. Opt for classics like hunter green, black or cranberry red.
Add a new door mat in a natural fiber like coir or sisal. I recommend an oversized mat to give your home a more stately look. Bed Bath and Beyond and Target stock these year round.
Add urns or pots with annuals to frame the entrance to your home. Small arbor vitae trees will work year round- even in winter.

Under $150:

Replace your old hardware with a new handle and lock set to give your front door a mini makeover. Home Depot and Lowes offers many to choose from.
Add new sconces or light fixtures to update the entrance of your home .

It's not too often we get snow here in the Main Line Suburbs, but this latest snow storm has found me wanting to hibernate rather than leave my home to seek out new decor finds. After living in the Philadelphia region for over nine years, it seems I've lost my Massachusetts roots and my blood has thinned.

Not only was I pleasantly surprised by the great home accessories they stock, I was also impressed with the outrageously low shipping. Overstock charges a flat fee of $2.95 to ship any order-even furniture items. When you add in the costs of gas and a babysitter, you can actually spend less on shopping at this website. The Home Staging Commercial Mystery Has Been Solved

Last week there were a few posts about a Home Staging Commercial that aired on HGTV. I actually got a phone call from someone wanting to become a home stager that had seen the commercial. I have personally not seen the commercial but I did manage to figure out who is behind it.
