hart staging: Split Personalities: A Tale of Two Clients, Two Homes and Two Rooms - 02/16/10 08:08 AM
In addition to providing home staging services for our clients in the Philadelphia region we also design spaces for our clients in their new homes. A recent client however was not selling her home, rather she was moving in with her fiancee and needed some help making his home into their home. I had known this client for years and was really touched when she contacted me to work on this special project. Sure, she could have moved her things in and then figured out what went where, but this busy professional knew that #1 she did not have the time, #2

hart staging: Brown got you down? Home Staging adds color and purpose to this sunny space. - 02/07/10 07:46 PM
Every now and then I have a staging challenge that I just cannot figure out. Most homes are easy to plan- first I determine the best purpose for the space, next I come up with the design scheme and then I sort out what furniture and accessories work best for the image we are trying to convey. Sometimes however I come upon a space that puzzles me. If I cannot figure it out, how can the buyer? Such was the case with one of my most recent staging projects in Chester County Pennsylvania: First there was an entry hall that had

hart staging: Orange You Glad You Staged Your Home? - 10/27/09 07:46 AM
When I stage a property I always like to use a pop of the same color in each room to unify spaces and add more flow to the home. I also use a pop of color to direct the buyer's eye to which selling features I want them to notice- the great fireplace, the kitchen counters, the cozy sitting area in the master bedroom. Perhaps it is the season but lately I have been loving orange and how it adds warmth and sizzle to the spaces we stage. Take a peek and try it out in your own home. Add

hart staging: Boring Mirror on the Wall? MirrorMate Frames Will Fix Them All - 08/07/09 04:01 PM
As you may know I am a huge fan of MirrorMate Frames the amazing custom frame that can update a boring builder's grade mirror and give your bathroom a brand new look in just minutes. We recently staged the home of Kyle Korver, a professional basketball player for the Utah Jazz. When Kyle played for the 76'ers he purchased a home in the Philadelphia suburbs. When he made the move to Utah we were called in to help him prepare the home for sale. The home looked beautiful and had a lot of custom upgrades and finishes but the bathrooms needed some finishing

hart staging: My client surprised me today- he did his home staging homework! Before, During and After Pics - 07/22/09 01:38 PM
Lately it seems like we have been physically staging a lot of occupied or lived in homes- this means a lot of decluttering and packing up client belongings! Typically we do not do hands on staging for occupied homes, instead, we provide a home staging consultation and the client completes the plan that we recommend and then we come back for fine tuning or to add a few accent items. For our most recent project in Villanova Pennsylvania we were asked to do the physical staging and rearrange the home seller's items to make the home presentable for sale. When I first visited

hart staging: If A Picture is Worth a Thousand Words then Home Staging is Worth Thousands More For Your Home - 07/17/09 06:58 PM
Still not convinced staging can help you to properly prepare your home for sale? Take a look at the pictures below of a home staging we did in Gladwyne Pennsylvania this week. If this does not convince you to stage your home I do not know what will! Staging can transform even the most "lived" in home into a showplace that appeals to the most potential buyers. Take this bachelor pad for example and consider what we are selling- how someone lives in their home or how buyers want to envision living in a home. Just looking at these pics makes me

hart staging: Finally! Personalized Home Staging Advice for Every Home Seller's Budget- A New Take on Virtual Staging - 07/10/09 08:57 PM
If you stay on top of the trends in the real estate and home staging industries you have probably heard of virtual staging. This is where stagers that are savvy with graphic design manipulate photos of vacant properties to make them look like model homes. This helps to show the proper scale, function and layout for each space. While this concept is brilliant for vacant home sellers that do not want to hire a home stager to physically stage their home, it leaves me wondering: 1. What happens when a buyer goes to see the home in person and there is

hart staging: Can You Make Accessories Only Staging Work? - 06/17/09 03:42 PM
As home staging professionals it is our job to help clients best market and present their homes for sale. Often times we are required to work within our client's budget constraints and our vision of how to best furnish and accessorize a space may not be feasible. In the past, I have hesitated to offer "accessories only" packages because adding furniture and area rugs not only allows buyers to envision how they can live in a space but also properly shows the size and scale of each room. In this current economy however I am finding that more and more clients cannot afford to

hart staging: A Home Staging Compromise in Wynnewood Pennsylvania - 06/17/09 10:03 AM
We recently had the pleasure of helping Sposato Builders with one of their most recent Main Line home renovations. This was an especially rewarding experience because the client chose not only to stage a few key rooms but also to finish the lower level of this home per our recommendation. As a home staging professional it is our duty to make sure that we are giving our client all the right information about what they need to do to best market and present their property for sale. In this case, completing the basement meant staging less areas in the home, however this

hart staging: MirrorMate Transforms Master Bathroom Blah Into Master Bathroom Spa - 02/18/09 10:51 AM
I am so excited to share with you my first transformation of a client's bathroom using a MirrorMate custom frame. I was pleasantly surprised not only at the amazing results but also with how simple the frame was to install. It easily adheres to an existing plate glass mirror and instantly transforms the look of a space within minutes. As a home staging expert I know that home buyers look carefully at kitchen and bathrooms when making their home sale decision. Bathrooms that are outdated or do not feel luxurious will not be on their must-buy list. MirrorMate is a great solution

hart staging: Home Staging Helps to Market Home in Havertown Pennsylvania - 10/28/08 05:43 PM
Today our team had the opportunity to stage a wonderful new construction home in Havertown Pennsylvania. The builder did an outstanding job selecting the finishes and materials and the home has every feature a growing family would need. The home builder and Realtor realized however that this home needed to stand out amongst other homes in the same price point and decided to use staging as part of their marketing plan. Last week we toured the home and today we brought in a few key items to stage the main living areas. The result? The home looks warmer and more inviting.

hart staging: Home Staging Transforms Contemporary Home in Villanova Pennsylvania - 10/28/08 04:34 PM
One of my favorite things about being a home staging professional is the dramatic transformation that occurs when a home is staged. Our team recently had the pleasure of getting a large contemporary home in Villanova Pennsylvania ready to sell. It is a spacious home with 8 bedrooms including an inlaw suite, a full finished basement and many rooms for entertaining. We started this project by providing the owner with a consulation for some minor updates that needed to be made and then added the final touches by staging a few key rooms to show buyers how they could enjoy this

hart staging: Home Staging Using What You Got Can Make a Dramatic Difference - 10/20/08 07:48 AM
Many clients think that home staging is an expensive investment. They imagine truckloads of furniture and accessories being brought into their home and even more truckloads of their personal items being removed before their home can be shown. The truth is that for most furnished homes, home staging is not about what is added to your home. It is about how you can enhance your home's selling features and showcase the space your home offers by removing personal items and rearranging some furniture items to create more flow with in the home. Last week our team helped a client near Philadelphia in Gladwyne

hart staging: Home Staging Makes your Spaces Make Sense - 10/18/08 08:40 AM
Home Staging is not just about depersonalizing and decluttering. One of the main goals of home staging is to show the best purpose for a space so buyers can envision how they can live in a home. Our team recently staged a home in Wayne Pennsylvania that needed our services to make sense of the floor plan- the previous owner had designed a spectacular great room for hosting lavish parties. This large room was almost half the square footage of the rest of the home! It featured double French doors that opened to the patio and pool area, a gorgeous bar

hart staging: What a difference a day makes! Home Staging transforms this home in Montgomery County Pennsylvania - 09/18/08 06:41 PM
I am exhausted! Yesterday our team had the task of completely transforming a grand estate in Montgomery County Pennsylvania. Since the home will not be on the market for another 2 weeks I will not post exterior shots but I promise to share some of the AMAZING architecture this home has to offer at a later date. I think this is a great project to share because it really shows home sellers how home staging can give a property a new look using only what the client already has. I originally met with this home seller who is a real estate

hart staging: IT ALREADY SOLD! Home Staging Transforms this Twin in Wayne Pennsylvania - 09/17/08 02:35 AM
After almost 5 years in the home staging business sometimes even I am amazed at what a difference a little staging can make. I visited this vacant home in Wayne 2 weeks ago- a Realtor that I work with wanted me to take a peek at her listing and come up with a plan on how to make it more appealing to younger first time home buyers. I have to say the results were awesome! What was once a vacant twin with rooms that had no defined purpose is now a charming retreat that buyers can imagine calling home. This is one

hart staging: Home Staging Helps Home Seller in Havertown Pennsylvania Prepare Home For Sale - 09/15/08 09:09 PM
If you are getting your home ready to sell then you need to take note of what my latest client in Havertown Pennsylvania did to prepare her home for sale. Three months ago I received a phone call from her- she knew that she was going to put her home on the market in the Fall and that in order to sell in today's market that it needed to look its best. Two weeks ago I met her at her home and she had already gotten to work. The painters were repainting the interior to give it a fresh look, the
