vacant home staging: Brown got you down? Home Staging adds color and purpose to this sunny space. - 02/07/10 07:46 PM
Every now and then I have a staging challenge that I just cannot figure out. Most homes are easy to plan- first I determine the best purpose for the space, next I come up with the design scheme and then I sort out what furniture and accessories work best for the image we are trying to convey. Sometimes however I come upon a space that puzzles me. If I cannot figure it out, how can the buyer? Such was the case with one of my most recent staging projects in Chester County Pennsylvania: First there was an entry hall that had

vacant home staging: Home Staging Makes your Spaces Make Sense - 10/18/08 08:40 AM
Home Staging is not just about depersonalizing and decluttering. One of the main goals of home staging is to show the best purpose for a space so buyers can envision how they can live in a home. Our team recently staged a home in Wayne Pennsylvania that needed our services to make sense of the floor plan- the previous owner had designed a spectacular great room for hosting lavish parties. This large room was almost half the square footage of the rest of the home! It featured double French doors that opened to the patio and pool area, a gorgeous bar

vacant home staging: Rooms that make you go Hmmm??? - 05/16/08 04:36 PM
As a home staging professional I hear clients ask time and time again "Why do I need to stage my vacant home? Can't buyers just imagine how it will look with their furniture?" As always I answer, "No. Buyers need to see furniture in a space so they can mentally begin to move in. Staging gives rooms a better sense of proportion and shows buyers the best use of each space." Below are some before and after pictures of a home we recently staged in Montgomery Country Pennsylvania. The home is a sleek contemporary space with gorgeous finishes and lots of

vacant home staging: Home Sellers- Are you ready for Spring Market? Here's Proof Home Staging Helps Home Sellers in the Philadelphia Region - 02/18/08 05:53 PM
Today I got a phone call from a client that even surprised me ... her home had sold for asking in less than three weeks! The reason I was so surprised is that traditionally the Real estate season in our area does not pick up until March 1st. We had staged this home in January with the theory that it would be ready for the start of the market and pick up any traffic that was looking before the big rush. I have to give my seller a huge pat on the back for really understanding what it takes to market

vacant home staging: Home Staging Emergency! How we rescued a Philadelphia area home builder - 02/13/08 10:34 AM
Fortunately the real estate market in Philadelphia has not suffered as much as other areas across the country. Even with snow on the ground now home sellers are already getting their homes ready for Spring Market. That is why it was I was not surprised when I got a call last week from a local Realtor that I work with on the Main Line. She asked me to come over and take a look at her listing. I explained that my children were home because it was a snow day and that I would have to come the following week. Normally

vacant home staging: Traditional Estate in the Heart of the Main Line offers Luxury and More - 02/13/08 08:27 AM
Below is a Real Estate Show for a home our team staged in Chester County Pennsylvania last week. It is a gorgeous estate with every custom detail imaginable including: walnut hardwood floors, double crown molding, 3 fireplaces, Pella Windows, Woodmode Cabinets, granite counters and oversized steam showers. This is just on the inside! The lovely lot also offers privacy on 2.4 acres in the heart of the Main Line. Traditional landscaping, stone walkways and terraces and formal gardens offer tranquil spaces for entertaining. The property also features an original barn that provides ample space for an art studio, home office, gym,

vacant home staging: Thank you to Active Rain- We staged a home for a Realtor that found us here! - 01/04/08 06:28 PM
I wanted to give thanks to Active Rain for again allowing me to make connections with local real estate professionals in our local area. Last month Chris Benedict a Realtor on Active Rain was looking for a stager to help his team with a new listing. He found my blog, reviewed our work and contacted me to meet with his client to give them a proposal to stage their home. It was wonderful to meet someone in person that I otherwise would have only known online. Today we staged the property and marketing will begin next week. It is a stunning

vacant home staging: Staging in the Twilight Zone! - 01/03/08 08:53 AM
I thought I would start out the New Year with a blog about a funny but strange thing that happened to me last week with a staging project. One of my favorite blogs to write is my "day in the life of a home stager" series. I have not had the time to write about my adventures lately but a friend (thanks CS) suggested that I blog about my latest drama so others can enjoy the crazy, and sometimes odd job we do called home staging: In 2006 a Realtor I work with asked me to stage a property for a family

vacant home staging: Home Staging for Benson Homes in West Chester, PA - 10/10/07 08:31 AM
As many of you know the majority of my staging business has become preparing vacant homes for sale. I work mostly with Real Estate Investors, Home Sellers and Small Boutique Builders. I recently had the pleasure however of working with one of our region's premier builders- The Benson Companies in Malvern, PA. Since this was their first time using a home staging firm to help them with their model I was especially excited about this project. From bid to installation their sales team was a pleasure to work with- knowledgeable, courteous and professional. If this is an indication of the service

vacant home staging: Creating a Standard in the Staging Industry: Can our Services be better categorized? - 09/30/07 12:50 AM
In my last post I wrote about how consumers cannot look at price alone when selecting a stager to market their home. This post received a lot of attention and many of you have written me to let me know that you will be using it as part of your marketing materials. Another issue facing stagers today is the different caliber of home staging services offered by staging companies that stage vacant properties. Since there are no industry standards, there is no "secret formula" that dictates that in each room a certain number of accessories and a certain quality of art

vacant home staging: Did Home Staging Make a Builder a Convert? - 09/20/07 07:56 PM
One of my favorite parts of staging homes is not only the creative work that I do, it is also educating home sellers, property investors and Realtors on the value of home staging. I love seeing their expressions during the reveal where they finally "aha!" get it. Staging really does make a difference in how buyers see a space. We had the pleasure of working with a builder today in Gladwyne, Montgomery County PA. It was easy to convince him to stage his property because he had lived in California where staging is more prevalent. He understood that staging is a key element of

vacant home staging: Home Sellers Beware: Comparing Staging Quotes is not faux apples to faux apples! - 09/13/07 05:04 PM
Like most staging business owners on Active Rain I value it as a tool not only to educate the Real Estate Community about the benefits of staging but also as a voice to educate consumers about our fledgling industry. There have been many articles written about the multitude of staging courses, the alphabet of designations and the lack of an industry wide governing board and accreditation agency. What has not been written about is that no matter how many HGTV shows on staging or blogs about designations, consumers are still unsure about what to look for when hiring a staging professional.

vacant home staging: Mural, mural on the wall.... you are way too personal for all. - 06/27/07 09:22 PM
A few weeks ago I had the pleasure of helping a family in Montgomery County, Haverford PA prepare their home for sale. The home is a stunning historic Tudor in a coveted zip code. The sellers had recently moved and the Realtor felt it should be staged to allow buyers to better envision how they could live in the home. Typically when I do a proposal for a vacant home I only provide the client with a proposal for our services and rental items, however, in this case I could not resist giving them a free bit of advice about the

vacant home staging: Home Staging 101: Model home staging = business model for faster sales - 06/17/07 03:38 PM
In addition to assisting home sellers with preparing their homes for sale, our team also works with builders, developers and property investors looking for new ways to market their properties. Furnishing a model home is an expensive proposition for most developers who are working on a tight budget. We meet their needs by designing models that can be moved from property to property as each unit sells. Builders with multiple units can invest in staging one property and continue to install the furniture and accessories in each successive unit without paying costly redesign fees, storage fees or purchasing new furniture.
