Posted by Ken Grech, a top Simi Valley real estateagent in Simi Valley: I wanted to share some information that I learned about for the first-time home buyers who are out there. First-time home buyers who purchase homes from the start of the year until the end of November 2009 may be eligible for the lower of an $8,000 or 10% of the value of the home tax credit. Remember a tax credit is verydifferent than a tax deduction. A tax credit is equivalent to money in your hand, as opposed to a tax deduction which only reduces your taxable income.

The article written by Maria Capritto, really highlights the determining factors of the tax consequences of owners on foreclosed and short sale properties. Basically, whether or not the foreclosure generates taxable income, it depends on the facts and circumstances of each person's particular situation. Before foreclosing, homeowners should know their federal income tax consequences, and it is highly recommended they seek advise from a tax professional.

simi valley home for sale: SHOWCASING YOUR HOME WITH EXTERIOR LIGHTING - 10/27/08 02:28 PM
Fall means shorter days and shorter windows of opportunity for showing off the curb appeal of a home. The right exterior lighting draws attention and adds drama-and also a level of safety. simi valley home for sale: TOP 10 GAS SAVING TIPS - 10/13/08 12:39 PM
1. SLOW DOWN - One of the best ways to save gas is to simply reduce your speed. As speed increases, fuel economy decreases exponentially. If you are one of the "ten-over on the freeway" set, try driving the speed limit for a few days. 2. CHECK YOUR TIRE PRESSURE - Under-inflated tires are one of the most commonly ignored causes of low MPG. Tires lose air over time (about 1 psi per month) and temperature (1 psi for every degree drop); under-inflated tires have more rolling resistance, which means you need to burn more gas to keep your car moving.
