My neighbor has one of the most beautiful yards in Edmond.  You really should see it.  He wins "Yard of the Month" for the neighborhood at least once every year.  It is meticulously manicured.  The flowers are colorful and the lawn is lush.  But on this January day you would never know it.Are you like my neighbor?  Do you spend hours in the spring and summer caring for the landscaping of your Edmond home?  Are you the first one on the street to fire up the lawn mower?  Do the folks at the TLC and Lowe's know you by name?  If so, I … (0 comments)

Mr. Homebuyer, Here's Why I Didn't Send That One - 01/25/10 09:52 PM
After carefully creating a search for a buyer they will sometimes stumble on listings on other websites like realtor.com, zillow and trulia.  The comment I typically hear is that the listing was not included in the list I have sent them.  There are several reasons why this happens.  The following post by Maggie Dokic, a realtor in Florida, does an excellent job in explaining why this happens.  Thanks Maggie!
Via Palmetto Bay | Redland Real Estate | Maggie Dokic (Prudential Florida Realty):
Like most agents in the Miami real estate market, I have quite a number of buyers I am working with.  Several months … (2 comments)

Get Organized! It's Easy as ABC! - 01/17/10 10:56 PM
There are so many reasons that someone decides to move to a new Oklahoma home.  It may be relocation, a growing family, or down-sizing.  Very often a family simply needs more space.  Whether it is because the kids are betting bigger and so are their toys or a home business has been started, you may just need more space. But before you can move on and into a larger home with more storage, you will need to sell your house.  To sell your house you need to tackle the clutter so a buyer will see tons of available storage and not cramped quarters. That … (2 comments)

Seasoning Rule Relaxed for One Year - 01/16/10 08:05 AM
They make it look so easy on TV.  Buy a yucky house.  Make it pretty.  Sell it.  For some, flipping houses can be easy.  Especially those with talent and the resources to get the job done quickly. But, with so many buyers obtaining FHA financing in recent years, it became possible that a flipper could get the job done too fast.Last year, a client of mine purchased and rehabbed a house in less than thirty days.  It was beautiful and it caught the attention of many buyers.  However, we could not sell the house.  You see, according to HUD (Department of Housing and … (3 comments)

How is the Market in Edmond, Oklahoma? - 01/02/10 11:07 AM

Edmond Homes Sold 2008 vs. 2009As 2009 ended the television news shows were filled with prognosticators making statements about 2010 and our national economy, real estate, and entertainment.  Did you see them?  The forecast overall seems good for the country.  But real estate is a local news story.  So, while my family huddled around the tv to watch endless bowl games, I huddled up to my computer and gathered real estate data for Edmond.I chose to look only at homes that feed into the Edmond Public Schools system by price range.  I compared homes that had closed from January 1, 2009 through December … (1 comments)

A homeowner contacted Whitehall Interiors & Home Staging, requesting a consultation in advance of putting her home on the market.  Upon arriving at her home, I toured the house with the homeowner as I always do when conducting a client consult.  Each room left me more in awe than the last...rather than seeing the typical clutter, crowded rooms, and dated decor, this home was immaculate, beautifully decorated, and remarkably model-like in … (0 comments)
