You're either all in or all out. There is no in between in real estate.I work all year. I have to. My kids have an expectation to eat all year so I must work all year. But not everyone in the real estate biz does. I have several associates that are very honest and say that they choose not work during the holidays. And when they say they don't work, they mean it. There is a common misconception that real estate takes a break from Thanksgiving to New Years Day. The reality is that since Thanksgiving, 114 homeowners have listed their property for sale in Edmond (5 are already under contract and 2 of those new listings have even closed!) Most of these folks are cruising through the holidays just like any other year. The house is decorated, presents are being wrapped and cookies are being baked.Maybe you are one of those homeowners? Honestly, I've been crazy busy selling real estate all over Edmond this month! I haven't even had a chance to make my list let alone check it twice! As an Edmond REALTOR representing you in the sale of your house, it would be unethical for me to give any of your secrets away. I can't tell prospective buyers any of your motivating factors. Without your permission I can't tell them that you are relocating overseas for your dream job or maybe facing a foreclosure unless you have an offer in the next 30 days. Sharing this information with a buyer could give them an unfair advantage when negotiating an offer.You would be surprised how many sellers let their house spill the beans though! Today shoppers at Oklahoma City's Quail Springs Mall were in for a real holiday treat! At precisely 12:30 in the food court, you could hear a whistle. That whistle was a signal to many in the crowd to begin singing the beautiful classic Christmas hymn, Hallelujah. It was intended to be a secret, but based on the large crowds most in attendance were there to see the performance. Either way, it was an incredible experience. Continue to rent or take the leap and buy. Renting an apartment or house has worked just fine so far, so why make a change? Besides, how could you ever afford to BUY A HOUSE? That's crazy talk! But people you love and trust keep telling you that interest rates are low and that you should buy a home. But what does that really mean?Let's say that right now you are spending $1200 a month to rent a house in Edmond or NW OKC. The money you spend on rent is an expense. Holiday Lights at the OKC Chesapeake Campus - 12/06/10 09:38 AM
Once again the Chesapeake Energy campus in Oklahoma City has been transformed into a winter wonderland! Trees throughout the campus and along both Western Avenue and NW 63rd have been meticulously wrapped in LED lights creating a feast for the eyes. You can drive through to see the lights if you like. But the real treat is parking your car and taking a walk. That's what we did this weekend. I took these pictures with my phone. So, they really don't do justice to the display.

It's happened to everyone (well maybe not everyone but for sure to me). You decide to bake a batch of yummy chocolate chip cookies (or some other sweet confection). You preheat the oven, carefully mix all the ingredients, and while you wait in anticipation for the timer to go off, pour a glass of milk. Mmm, it smells so good,you can almost taste it! After waiting for the tasty treat to cool, you take a big bite. Blech! Something is just not right. What could have gone wrong? Ugh, you missed one of the critical ingredients. Inventory. Without it, we have no business. Last week was Black Friday and this week we had Cyber Monday, two of the biggest shopping days in the US. In the weeks and months leading to the big days, retailers were carefully calculating inventory levels to ensure that store shelves and distribution centers would be sufficiently stocked with this year's hot items. Blame my background in retail, but I'm always keeping an eye to our current supply levels in real estate. Especially this year's hot item.I like to know what this year's hot item is. Edmond, OK Market Statistics November 2010 - 12/01/10 10:25 AM
November was a busy month in Edmond Real Estate. While you were busy preparing the turkey, trimming the tree and making your shopping lists, Edmond Realtors were hard at work. During November 2010, 256 homes were listed for sale. Of those, 30 are already under contract (the average list price was $210,670) and 7 have sold (the average sold price was $222,265). Another 156 transactions closed after an average 90 days on the market. The average sold price was $228,601.Among those transactions, one stands head and shoulders above the rest.
