font-size: medium; margin: 0px;"><span style="font-family: Arial, Helvetica, sans-serif;">No matter what industry you're in, there are undoubtedly little pet peeves you pick up along the way. &nbsp;It might be things the weird guy in your office does or maybe its demanding customers. &nbsp;For me, it's something that others in the real estate biz do that ends up effecting my clients. &nbsp;And frankly, it makes us all look bad.</span></p> <p style="font-family: 'Times New Roman'; font-size: medium; margin: 0px;"><span style="font-family: Arial, Helvetica, sans-serif;"><br></span></p> <p style="font-family: 'Times New Roman'; font-size: medium; margin: 0px;"><span style="font-family: Arial, Helvetica, sans-serif;">My pet peeve is when Oklahoma Realtors don't paint an accurate picture of their listing on MLS. &nbsp;Especially about pools. &nbsp;Private pools aren't as common in Oklahoma as they are in other parts of the country. &nbsp;<em>Like, when I was growing up in Phoenix, every house had a pool. &nbsp;Not having one would have been akin to not having air conditioning!</em>&nbsp;&nbsp;But here in Oklahoma, not the case. &nbsp;Many neighborhoods have pools. &nbsp;But not that many individual homes have them.</span></p> <p style="font-family: 'Times New Roman'; font-size: medium; margin: 0px;"><span style="font-family: Arial, Helvetica, sans-serif;"><br></span></p> <p class="separator" style="font-family: 'Times New Roman'; font-size: medium; text-align: center; font-size: medium; margin: 0px;"><span style="font-family: Arial, Helvetica, sans-serif;">When entering a listing into the OKC MLS, we have two available (and searchable) fields related to pools. &nbsp;The first is a simple yes or no question. &nbsp;Is there or isn't there a pool. &nbsp;The second field relates to the type of pool. &nbsp;Is it in-ground, above ground, concrete, vinyl lined, or fiberglass. &nbsp;Far too often I find Realtors answering yes to the first question when the neighborhood has a pool but the home in question does not.</span></p> <p style="font-family: 'Times New Roman'; font-size: medium; margin: 0px;"><span style="font-family: Arial, Helvetica, sans-serif;"><br></span></p> <p style="font-family: 'Times New Roman'; font-size: medium; margin: 0px;"><span style="font-family: Arial, Helvetica, sans-serif;">This becomes a problem and pet peeve for me when it effects my clients. &nbsp;When I have folks looking specifically for a home with a pool, they usually mean a pool in the backyard, not down the street by the club house.</span></p> <p style="font-family: 'Times New Roman'; font-size: medium; margin: 0px;"><span style="font-family: Arial, Helvetica, sans-serif;"><br></span></p> <p style="font-family: 'Times New Roman'; font-size: medium; margin: 0px;"><span style="font-family: Arial, Helvetica, sans-serif;">When I have a buyer looking for one, I can manipulate their home search to only display listings that have a YES to the pool question. &nbsp;These listings are then sent to my clients. &nbsp;Because pools aren't super common in our area, it can be a big deal when one hits the market. &nbsp;<em>Especially this time of year</em>. &nbsp;When they get the new listing notification, they open the listing pictures and details right away. &nbsp;Boy are they disappointed to find there really isn't a pool there. &nbsp;Or even worse, they think I haven't listened to them.</span></p> <p style="font-family: 'Times New Roman'; &nbsp;Until today I hadn't. &nbsp;It came across my radar this morning as I was catching up on a blog I recently started to follow,&nbsp;<a href="http://theletteredcottage.net/word-of-the-year/?utm_source=feedburner&amp;utm_medium=feed&amp;utm_campaign=Feed%3A+TheLetteredCottage+%28The+Lettered+Cottage%29" target="_blank" style="text-decoration: none; color: #888888;">The Lettered Cottage.</a>&nbsp; The idea is pretty simple. &nbsp;You select one word that will guide and inspire you throughout the year. &nbsp;<em>Like I said the idea is simple. &nbsp;The application of choosing a word not so much!&nbsp;</em>&nbsp;How do you take all that you hope for and find just one word to define it for you? I finally stopped by the <a href="http://www.themeathouse.com/store-location/Oklahoma/Edmond.aspx" target="_blank"><span style="color: #888888;">Meat House</span></a>.&nbsp; If you haven't heard of the Meat House, they opened about a month ago at the corner of Danforth and Santa Fe in Edmond.&nbsp; They are a butcher and grocer.&nbsp; I had heard some rave reviews from friends.&nbsp; I even sampled some of their steak at the Taste of Edmond back in July.&nbsp; <em>Heck, they were my very favorite offering at the event!</em>&nbsp; I just had not stopped in before today.</span><br><br><span style="font-family: Arial;"><strong>From the moment I walked into the store I felt welcome.</strong>&nbsp; I wasn't sure what I was going to buy so I looked around a bit.&nbsp; They of course have fresh&nbsp;meat, poultry and seafood counters.&nbsp; But they also have a variety of prepared meals, produce, bakery items, local cheeses, and more.&nbsp; The gentleman behind the counter asked me a couple questions about what I had in mind.&nbsp; I explained that I was hoping to find something super easy that I could throw in the oven and would taste yummy.&nbsp; He told me about a few options like steak tips and marinated chicken breasts before we settled on the asparagus stuffed chicken.&nbsp; He gave me a few tips about how to cook the chicken and even wrapped it in foil containers so I could put it right in the oven.&nbsp; Easy peasy!</span><br><br><span style="font-family: Arial;"><strong>Once I checked out, the gal even carried my bag of groceries to the door for me.</strong>&nbsp; To be honest, that was such a surprise it was a bit awkward at first.&nbsp; <em>It wasn't an offer like "can I help you?" no, it was just what she did.</em>&nbsp; I can't think of another grocery store that has ever led me to the door!&nbsp; I'm confident that if I had more than one bag, she would have helped me to my car.</span><br><br><span style="font-family: Arial;"><strong>Okay Meat House, I'm hooked!</strong>&nbsp; You've got a regular customer in me!&nbsp; Then she'll repeat the entire process.&nbsp; Maybe she'll throw a load of her laundry in if she's feeling particularly industrious.&nbsp; <em>Maybe.</em></span><br><br><span style="font-family: Arial, Helvetica, sans-serif;"><strong>As a parent, that's a pretty reasonable expectation of a college student home on break.</strong>&nbsp; It's based on historical fact.&nbsp; After all, I've known her for 18 years.&nbsp; I know her patterns.&nbsp; To expect that she would be home cleaning every surface&nbsp;while preparing a four course meal for the family to enjoy tonight would be pretty unrealistic.&nbsp; Don't get me wrong, it would be<em> freaking fantastic</em> if it happened!&nbsp; But walking into the house tonight with the expectation of finding a shiny clean home and dinner on the table is absolutely unrealistic.</span><br><br><span style="font-family: Arial;"><strong>It's all about setting expectations.</strong>&nbsp; The same can be said&nbsp;</span><span style="font-family: Arial;">when you are buying a house.</span><br><br><span style="font-family: Arial;"><strong>Before you make an offer on a house, you need to set reasonable expectations.&nbsp; </strong>To be more clear, you should really set those expectations before you start looking.&nbsp; To do that, you need to know the historic facts of the market you are buying in.&nbsp;&nbsp;If you are buying a house here in Edmond, Oklahoma it is absolutely irrelevant what the market in Florida, Las Vegas, or on the moon&nbsp;is doing.&nbsp; Here are a&nbsp;couple historical facts about the <strong>Edmond Real Estate Market in 2011</strong>;</span><br> <ul> <li><span style="font-family: Arial;">To date in 2011 homes have consistently stayed on the market for an average of just 92 days</span></li> <li><span style="font-family: Arial;">To date in 2011 homes have sold for an average of 98% of their final list price</span></li> <li><span style="font-family: Arial;">Since 2008 we have seen homes sell in Edmond&nbsp;for an average of 98% of their final list price.</span></li> </ul> <span style="font-family: Arial;"><strong>What does that have to do with setting expectations?</strong>&nbsp; Let's say you find a decent house (not a foreclosure, not falling apart at the seams)&nbsp;in Edmond that&nbsp;has just been&nbsp;listed for $250,000.&nbsp; You decide to make an offer.&nbsp; You offer $225,000.&nbsp; Sounds like a nice round number, right?&nbsp; Well, your offer is asking the seller to accept a&nbsp;10% reduction.&nbsp; You need to know, that's a lot in our market.&nbsp; Now, it would be <em>freaking fantastic</em> if the buyer accepted that offer.&nbsp; It&nbsp;COULD happen.&nbsp; <em>My daughter&nbsp;COULD be cooking me dinner as I type too</em>.&nbsp; But let's be honest, in our market (Edmond, OK) that's a pretty unrealistic expectation.&nbsp; A much more realistic offer would be $240,000 and you'd probably end up around $245,000.</span><br><br><span style="font-family: Arial;"><strong>My job as your representative is to help you purchase the house you want at the price you want to pay.</strong>&nbsp; So last week when I had the opportunity to attend a presentation of the <em>2011 Downtown Oklahoma City Housing Study by Development Concepts, Inc., </em>I didn't want to miss it.<strong>&nbsp;</strong> For many (okay most) people, the thought of spending an evening&nbsp;with a power point of housing study findings may not seem very exciting.&nbsp; But for me, housing in downtown OKC is very exciting and I want to learn all I can about it!&nbsp; <em>Yep, I'm a housing nerd; sat close to the front of the room and took lots of notes!</em>&nbsp; Here's a bit of what I learned last week.&nbsp; </span><br><br><span style="font-family: Arial, Helvetica, sans-serif;"><strong>The purpose of the study&nbsp;was to evaluate the housing market potential in downtown Oklahoma City.</strong>&nbsp; The study included a Housing Survey and evaluation of five key areas; Midtown, Automobile Alley, the Arts District/Film Exchange, Bricktown and Core to Shore/West Park.</span><br><br><span style="font-family: Arial;"><strong>A big part of the presentation was sharing the findings of&nbsp;the <em>2011 Housing Survey</em>.</strong>&nbsp; To no one's surprise, they found that the most likely person to move downtown was someone who already works downtown and/or regularly visits downtown.&nbsp; Most likely to rent are males under 34 and the most likely to buy&nbsp;is someone&nbsp;between the ages 34-54.&nbsp; Also to no ones surprise they found folks least likely to move downtown were households with kiddos and residents who do not currently work downtown.&nbsp; They found that among people who would consider a move&nbsp;in that direction, most&nbsp;were looking for a historic aesthetic and wanted amenities like convenient grocery stores and covered parking.&nbsp; Most polled perceived living downtown as a bit spendy.</span><br><br><span style="font-family: Arial;"><strong>Between the year 2000 and 2010, 1110 multi-family units were added to downtown Oklahoma City.</strong>&nbsp; Currently there are seven new housing projects being considered or already under construction in the area.&nbsp; You may be surprised to hear that the rental market downtown has a 95% occupancy rate and they have a 55-67% higher rental rate than the rest of the Oklahoma City metro!&nbsp; Based on that, the study found that to be a strong indication of a strong demand for rentals downtown.&nbsp; There is a weaker demand for owner occupant units with just about 61% occupied.</span><br><br><span style="font-family: Arial;"><strong>Midtown (from 4th to 13th and Classen to about Robinson) was found to have the best opportunity for housing growth.</strong>&nbsp; The proximity to St. Anthony Hospital and the growth of areas like Plaza Court were sited as indicators.</span><br><br><span style="font-family: Arial;"><strong>The Arts District (Classen to Hudson and 4th to Couch) was found to have both potential and challenges.</strong>&nbsp; The potential comes from the surrounding business district (folks can walk to work) and entertainment like the Civic Center and the Art Museum.&nbsp; An obvious challenge is the location of the jail.</span><br><br><span style="font-family: Arial;"><strong>Bricktown (you know where that is) was found to have plenty of amenities that folks seeking an urban lifestyle have in mind like dining, sports, and night life.</strong>&nbsp; However, this area has a very specific demographic of young singles and couples between the ages of 18-25.</span><br><br><span style="font-family: Arial;"><strong><a href="http://blog.sellametrohome.com/2011/07/automobile-alley-in-oklahoma-city-is.html" target="_blank"><span style="color: #888888;">Automobile Alley</span></a> (the Broadway corridor between 4th and 13th) was found to have lots of potential as what they referred to as a mixed use neighborhood.</strong>&nbsp; They predicted it could become the next major activity center because of the historic buildings, retail and dining.&nbsp; It may be an area to keep an eye on.</span><br><br><span style="font-family: Arial;"><strong>Core to Shore/West Park (from the highway to the river between Walker and Hudson) was an area identified that could offer residential units by the park.&nbsp;</strong> However, they recommended that the park and boulevard would need to be a year from completion before there would be market appeal.</span><br><br><span style="font-family: Arial;">It sounds to me like living downtown Oklahoma City remains an exciting alternative to traditional single family homes.&nbsp; Because properties are constantly coming on and off the market, please contact Kristyn for the latest</em> <em>information on those that are of particular interest to you</em>.</span></span></p> </div> Kristyn Grewell Edmond, OK Homes Oklahoma Relocation Services (CENTURY 21 Goodyear Green Edmond, OK) Mon, 31 Oct 2011 12:25:05 -0700 http://activerain.com/blogsview/2580809/home-in-oakdale-schools-reduced-by-20-000- http://activerain.com/blogsview/2579252/a-haunted-circus-in-edmond- <p><em><strong>I originally wrote this post last November.&nbsp; In celebration of Halloween tomorrow, I thought it was worthy of a replay.&nbsp; Happy Halloween!&nbsp;</strong></em></p> <p><strong>I first heard about the "Haunted Circus" in Edmond about a year ago.&nbsp;</strong> My daughter was heading out there with a group of friends.&nbsp; They claimed there were empty cages, trailers and more.&nbsp; Honestly, at the time I didn't really think it existed.&nbsp; I thought it was probably a teenage legend of sorts.&nbsp; After all, if there was an abandoned circus in Edmond, <em>I would have heard about it before them</em>!&nbsp; I figured they would have a great adventure and forgot all about it.<br><br><strong>Until this week that is&nbsp;when the topic came up again, <em>twice</em>!&nbsp;</strong> The first time was at lunch with some co-workers.&nbsp; Somehow the lunch conversation topic steered toward circuses <em>(what, you don't talk about circuses at lunch?).</em>&nbsp; I asked if they had ever heard of the <strong>Edmond Haunted Circus</strong>.&nbsp; Neither one had, confirming my assumption that it didn't exist.&nbsp; Then the &nbsp;very next day I was heading downtown with a friend when she asked me if I had ever heard of an abandoned circus in Edmond.&nbsp; I told her that I had heard of it, but had no idea where it was or if it was even real.&nbsp; She confirmed that it was real and that it was actually in the heart of Edmond, right of off Kelly Road between Danforth and 2nd Street!<br><br><strong>I was on a mission!&nbsp;&nbsp;I asked every Edmond native I knew if they had ever heard about a circus in Edmond.</strong>&nbsp; No luck.&nbsp; My youngest daughter and I drove all over the square mile it was reported to be in.&nbsp; No luck.&nbsp; Then I decided technology would be my guide.&nbsp; I hopped on over to google maps and zoomed in on the satellite view.</p> <p style="text-align: center;"><img src="http://1.bp.blogspot.com/_vCFmcu4Ieis/TN1NXA9FPiI/AAAAAAAABn0/YOrp7lw0tEk/s320/circus+map0001.jpg" border="0" height="180" alt="" width="320"></p> <p><br>Sure enough, there is something there!&nbsp; Was I satisfied with seeing the aerial shot?&nbsp; Heck no!&nbsp; We jumped back in the car and headed over there!&nbsp; <br><br><a href="http://2.bp.blogspot.com/_vCFmcu4Ieis/TN1RNapn0nI/AAAAAAAABn4/kSSioR2T0Pg/s1600/circus+collage.jpg"><img src="http://2.bp.blogspot.com/_vCFmcu4Ieis/TN1RNapn0nI/AAAAAAAABn4/kSSioR2T0Pg/s400/circus+collage.jpg" border="0" height="400" alt="" width="113" style="float: left;"></a>You would never know it was there!&nbsp; Off the sidewalk on Kelly is an old gate and yes, we went through it.&nbsp; <em>Hey, no judgement about taking my 14 year old on this adventure.&nbsp; We were on a mission!</em>&nbsp; This lead us to a cleared field and in the distance we could see a long ago burned structure and trailers.&nbsp; As we got closer we could see there is alot of debris scattered everywhere and quite a bit of graffiti tagging&nbsp;the buildings.<br><br>We didn't venture much further than the outskirts of the area since it was going to be dark soon.&nbsp; <em>I doubt it's really haunted but it is kinda creepy!</em>&nbsp; We didn't want to be anywhere near the area after the sun went down!&nbsp; We snapped a few pictures and headed back to the car.&nbsp; <br><br>When we got back home we did a bit of research and learned that until the 1930's it was the site of Gandini's Circus.&nbsp; Gandini's Circus was a band of traveling acrobats, clowns and animals.&nbsp; They apparently trained right here in Edmond.&nbsp; <a href="http://www.abandonedok.com/gandinis-circus/">You can learn more about it by clicking here</a>.&nbsp; They even have pictures taken by folks much braver than me!<br><br>We had a fun adventure and learned more about <strong>Edmond, Oklahoma</strong>!&nbsp; If you are <a href="http://www.sellametrohome.com/oklahomarelocation">considering a move to Edmond, Oklahoma </a>and have a question about the area or history, give me a call at 405-359-7400.&nbsp; Just ask for <a href="http://www.facebook.com/edmondrealtor">Kristyn Grewell</a>.&nbsp; If I don't know the answer, I'll find out!&nbsp; Even if it means going on an adventure!
