For those of you who are unfamiliar with the state of Washington, you might be surprised to learn that it's not all green. We reside on the eastern side of the Cascade Mountains and over here, it's desert. For that reason there are irrigation systems winding their way through most of the larger towns.
A few weeks ago my husband heard the sound of rushing water and thought maybe our sprinkler system blew one of its little heads off. Unfortunately, that was not the case. A 3 inch irrigation line that led to a 1 inch "riser" had broken spewing water several feet into the air and since what goes up also comes down it came rushing toward our house. Within 20 minutes the water went from ankle deep to knee deep in our back yard. It's amazing what water can do, like wash out under a retaining wall. The wall belongs to our neighbors.

The main irrigation supply was shut off within 30 minutes but our basement was totally flooded in addition to thousands of dollars worth of damage to our yard. Fortunately, the damage is going to be covered by the Irrigation District.

Another concern was the structural integrity of our house so there was an engineering survey done.
Although we have no plans to sell our house, the thought has run through our minds concerning disclosure to any future buyer. I intend to get my hands on every bit of documentation regarding the repair and stability of our home. Is there anything more we can do?
