The bulk REO business is a dog eat dog world, and if you deal with the wrong dog, you will get bitten. You don't have to be a part of that game and can actually deal with ethical companies, like ours. I am including more details for you on how our company works,&amp;nbsp;how to buy bulk REO's and what we require. If you or anyone of your investors is interested, here is our procedure. We will not work with anyone who does not follow our procedure and meet the qualifications. This is about getting deals done, not playing games that waste everyone's time.&lt;/p&gt;

&lt;p&gt;Our role in the REO process&amp;nbsp;is to facilitate legitimate bulk REO transactions between qualified buyers and sellers of foreclosed or distressed real estate portfolios. At times it is difficult for new clients to&amp;nbsp;overcome their past unsuccessful attempts to acquire REO's,&amp;nbsp;that has been inherent in the bulk REO process, but when they do, mutually advantageous deals can be consummated quickly.&lt;/p&gt;
&lt;p&gt;With all the problems most buyers find in buying bulk REO's, our goal to bring a high level of legitimacy, trustworthiness and confidence to the process. This will&amp;nbsp;create an atmosphere in which all parties can complete their transactions quickly and efficiently.&lt;/p&gt;
&lt;p&gt;We Are Honest, Trustworthy People Who Have Substantial Experience in Real Estate, and expect the same of those we deal with.&lt;/p&gt;
&lt;p&gt;Our years of experience in the real estate field,&amp;nbsp;gives us a&amp;nbsp;good combination of knowledge, experience and trustworthiness that is often lacking in today's REO world. The current, but temporary&amp;nbsp;economy is presenting us all with a great opportunity to purchase bulk REO&amp;nbsp;properties at well below market value.&lt;/p&gt;
&lt;p&gt;Unfortunately, the&amp;nbsp;bulk REO&amp;nbsp;investment world&amp;nbsp;has created an environment devoid of scrupulous and experienced real estate professionals capable of assisting legitimate buyers in achieving their real estate investment goals. Many of the individuals, who are facilitating&amp;nbsp;the REO deals, may not have the required knowledge, understanding and professionalism to undertake such complex proceedings. This has resulted in&amp;nbsp;a growing number of frustrated real estate investment groups who have been disappointed when the people they trusted to provide REOs were unable to deliver the product. The same goes for many sellers who have wasted time with unqualified buyers who do not have the financial means to purchase their properties and complete&amp;nbsp;the transactions.&lt;/p&gt;
&lt;p&gt;The circumstances that many buyers and sellers have faced has resulted in&amp;nbsp;a deep-seated distrust and lack of confidence among buyers, sellers and their respective representatives and intermediaries. This&amp;nbsp;in turn has&amp;nbsp;caused many potential investors to bail out or remain on the sidelines, missing out on these investment opportunities.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;PROCEDURE TO BUY REO PROPERTIES&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There is specific standard protocol&amp;nbsp;that must be followed in order to qualify for the purchase of REO properties from banks and other financial institutes.&lt;/p&gt;
&lt;p&gt;To be eligible, you must be&amp;nbsp;a serious well qualified cash purchaser, as Mortgage Financing Is Not Permitted at Closing.&lt;/p&gt;
&lt;p&gt;Before we conduct any business at all, we will provide a&amp;nbsp;Non-Circumvention Non-Disclosure (the "NCND") Agreement that must be signed by the purchaser and anyone else who may be involved in the transaction. We also require that a Letter of Intent (LOI) and&amp;nbsp;a Proof of Funds (POF) be submitted as well. We can assist you or your buyer with these.&lt;/p&gt;
&lt;p&gt;Investors must submit a Letter of Intent (LOI) on their company letterhead, signed by the purchaser or the purchaser's attorney,&amp;nbsp;stating the following critical information:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Buyer information&lt;/li&gt;
&lt;li&gt;Maximum&amp;nbsp;Puchase Amount&lt;/li&gt;
&lt;li&gt;Due Diligence Period&lt;/li&gt;
&lt;li&gt;Property Types Desired &lt;/li&gt;
&lt;li&gt;Preferred Geographic Locations &lt;/li&gt;
&lt;li&gt;Desired Rehabilitation Levels (i.e., zero to light, medium to heavy, etc.) &lt;/li&gt;
&lt;li&gt;Price (Desired percent of market value)+ 3% brokers' fees &lt;/li&gt;
&lt;li&gt;Exit Strategy: i.e., Hold/Lease and/or Resale &lt;/li&gt;
&lt;li&gt;Future Intentions: i.e., Periodic and/or Monthly Purchases &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;A&amp;nbsp;Proof of Funds (POF) stating that the buyer has liquid assets or an available line of credit sufficient to cover the amount of the desired transaction, must also be submitted. Satisfactory proof of the purchaser's liquid funds in the amount of the purchaser's Letter of Intent is required early in the process by virtually every seller of REO bank owned real estate. No list of properties will be provided to the seller without such proof. This requirement may be satisfied by any of the following:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;current bank statement confirming funds on deposit in the purchaser's account &lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;letter from bank officer with contact information, including phone number for seller to verify purchaser's funds on deposit (or available line of credit) &lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;letter from reputable escrow company confirming it is holding the buyer's funds in escrow, to be released to the seller if the transaction closes &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;The POF can be signed by either the purchaser, or the purchaser's financial institution that can confirm the funds on deposit or available line of credit. The POF must disclose the financial institution where the funds are on deposit, and provide a name and telephone number for verification of the funds. The funds remain with the buyer's financial institution until the closing of title. Only if the properties offered comply with the buyer's requirements as stated in the LOI, and satisfy the purchaser's due diligence review, is the buyer expected to complete the transaction.&lt;/p&gt;
&lt;p&gt;The LOI &amp;amp; POF should usually be addressed to "Seller of Record". This will give us the flexibility to place the order with those sellers offering properties that most closely match the types and descriptions of properties listed in the investors's LOI.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;PLEASE "PLAY BY THE RULES"&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;We respect&amp;nbsp;buyers privacy and integrity, and understand&amp;nbsp;their reluctance to deal with sellers who dictate the rules, but&amp;nbsp;we also respect the&amp;nbsp;sellers right to insist that all buyers submit the required documents before any information about the specific REO properties is released. Investors who want to purchase these properties at wholesale prices are required to follow the protocol established by the banks. These are standard banking practices required in the bulk sale of foreclosed real estate and cannot be waived. We adhere to these rules in order to insure that REO deals close properly and to the satisfaction of all involved parties.&lt;/p&gt;
&lt;p&gt;Investors who insist on detailed property information prior to providing a LOI or POF may be better served in a secondary market, although the prices will be higher.&lt;/p&gt;

I was startled by the facts, but it is nice to know that the number of cased has decreased over the past few years as more people go online to do thier banking, the credit card offers quit coming, and there are some companies that do a good job of monitoring and protecting you.&lt;/p&gt;
&lt;p&gt;Identity theft should be taken seriously. We all think it won't happen to us, but until we experience it, we have no idea of the stress and hoops victims have to jump through. And did you know, that some states have no laws to really protect you?&lt;/p&gt;
&lt;p&gt;Well stay safe and help your clients stay safe as well, by educating yourself and them on how to prevent it and who can help if it does ever happen.&lt;/p&gt;

      <description>&lt;p&gt;I have found most agents have the same 5 problems when dealing with short sales.&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Banks are discounting my commission!&lt;/li&gt;
&lt;li&gt;I can not get anyone to make an offer on my listings?&lt;/li&gt;
&lt;li&gt;The banks take forever to approve my short sales!&lt;/li&gt;
&lt;li&gt;I hate talking to the loss mitigation reps and waiting on hold for hours!&lt;/li&gt;
&lt;li&gt;The buyers flake out just before I get the deal approved and then the bank forecloses on the home!&lt;/li&gt;

      <description>&lt;p&gt;That is what most people are hearing these days. With the credit crunch and financial problems that many people are facing these days, it is a challenge to find someone who still has excellent credit. Credit makes the world go round and when there is no credit or you don't qualify for credit, your world tends to stop turning.&lt;/p&gt;
&lt;p&gt;As a consumer, you already know that your credit score plays a significant role in your financial well being. Low credit scores can have a negative impact on many different levels. They may prevent you from obtaining needed credit such as a mortgage, school or car loan, or they may cost you a great deal of money in higher interest payments on loans, credit cards and insurance.       <title>Califonia offers Buyers a tax credit</title>
      <description>&lt;p&gt;Many of you may have heard that California is offering 5% of the homes value up to $10,000 tax credits to Buyers who purchase&amp;nbsp;a new home between March 1 2009 and March 1 2010. This sounds like a great plan, but they left out a few details that are important for you to know before making that purchase.&lt;/p&gt;
&lt;p&gt;First is it is only good for brand new construction homes never lived in before. This does not include condo conversions or manufactured homes, according to my sources.&lt;/p&gt;
&lt;p&gt;Second, it only helps the builders and developers. It may spur a little employment, but does nothing to calm the foreclosure on existing homes.&lt;/p&gt;
&lt;p&gt;Third, there is only $100 million allocated to this credit. Once the funds are spent, that is it. This means approximately the first 10,000 people to buy a new home gets the credit.&lt;/p&gt;
&lt;p&gt;Fourth, the credit can only be claimed on the buyers 2009 or 2010 tax returns and can not be retroactive to 2008 like the Federal tax credit.&lt;/p&gt;
&lt;p&gt;Fifth, you must live in the home for at least two years or you have to pay back the tax credit.&lt;/p&gt;
&lt;p&gt;Sixth, the tax credit will be paid out over three years, not just one. This means 2009, 2010, &amp;amp; 2011 or 2010, 2011, &amp;amp; 2012.&lt;/p&gt;
&lt;p&gt;Seventh, unlike the Federal tax credit, there is no limit on income level to qualify and you do not have to be a first time buyer.&lt;/p&gt;
&lt;p&gt;Eighth, you don't want to wait. It was estimated that over 29,000 new homes sold in January 2009. That means if everyone that&amp;nbsp;closes on a new home in march applies for the credit, the funds will be exhausted and the program done by the end of the first month.&lt;/p&gt;
&lt;p&gt;If you have been waiting for the right time to buy, now is it. There is a possible 18,000 reasons why you should buy today and not keep waiting. There has never been a better time to buy real estate then today, and you won't find a better time again in possibly the next 10+ years.&lt;/p&gt;</description>

      <title>What are you worth?</title>
      <description>&lt;p&gt;&lt;span&gt;A lady and gentleman at Starbucks was discussing how the economy was down and how all this money was lost. She posed the question of where did it all go? Someone must have received it, because if it truly existed then it went to someone. This intrigued me and I could not help but chime in and give my two cents. I tried explaining that it was all made up, that it really never did exist as long as it was not cashed out. Only when you cash it out, do you realized the value and gain, receiving it in legal tender. Until then, it's fantasy money!&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Then she asked, "How is it determined what someone is worth? Who says that this person is worth billions and this one is only worth the penny he just picked up?" She was viewing it completely from a monetary stand point and the perception we have of people. My response to her was "Only we can determine what someone is worth." Do&amp;nbsp;you and I&amp;nbsp;determine the value of a person and pay them accordingly? This is a tricky question, because there are two answers, either of which can be correct, but only one which is the true reason.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;We pay people for their time- that is it. They may use their knowledge and/or skills, but truly it is about time! The time they spent learning the skill. The knowledge they obtained through their hours of studying. The time it took to make a product, it is all about time. Jim &lt;span&gt;Rohn&lt;/span&gt; once said "Practice is just as valuable as a sale. The sale will make you a living; the skill will make you a fortune." This is what can&amp;nbsp;determine what we "Pay" a person. They spend the "Time" practicing&amp;nbsp;and in turn make more money.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;While this&amp;nbsp;is true of how we pay a person, I believe that there is only one&amp;nbsp;person who determines what a person is worth, and that person is YOU! You make the choice to do what you do. Success is a choice and unless you choose to succeed, you never will. You must take the actions needed. You determine what people are willing to pay you. You are the one who chooses to practice or not, to make a living or a fortune. Only YOU can determine your worth and then let everyone else know how much to pay you!       <title>Would you work with a short sale investor?</title>
      <description>&lt;p&gt;I am a real estate investor and licensed agent.&amp;nbsp;I love the creative and intensity of working with short sales, as I work best under stress and short sales can definitely create that. I have been&amp;nbsp;marketing pre-foreclosures and competing with other agents and investors for the same business. Recently I was doing some on-line studying with one of my investment groups and they discussed working with real estate agents to buy and flip short sales.&lt;img src="http://activerain.com/image_store/uploads/6/6/6/5/3/ar123416641335666.jpg" height="117" alt="" width="125" style="float: right;"&gt;&lt;/p&gt;
&lt;p&gt;I have decided to give it a shot and see just how cooperative agents&amp;nbsp;would be&amp;nbsp;working with me as an investor. The challenge I find is many agents are not willing to. They think I am a scam or are not comfortable working with my system. Now those that are savvy agents, who understand the business and the benefits are jumping on board. I had one associate broker tell me that an agent would be crazy not to work with me, as I do all the work and they still make their commission! It doesn't get any easier than that. The whole idea is to get the process started, as anyone who has worked a short sale knows that it&amp;nbsp;can take&amp;nbsp;time.&lt;/p&gt;
&lt;p&gt;Time is the&amp;nbsp;killer for most short sales.&amp;nbsp;One thing is agents usually market short sales wrong. They price them as though they are a&amp;nbsp;non-distressed property. &amp;nbsp;Then it sits on the market for 6 months. Those that do get an offer, I would say 75% of the time the buyer backs out due to the time it takes to get the short sale approved by the lender. Now no buyer and the home is on its way to foreclosure sale. Who wins in that situation-No One!&lt;/p&gt;
&lt;p&gt;When I work with a homeowner or agent with a short sale, I make a cash offer. My offers usually start really low, because I need room to negotiate with the lender(s). This is what many agents have a hard time with, but in order for this to be worth my time, I have to get a good discount,&amp;nbsp;and lenders do give them despite what most real estate agents belive.&amp;nbsp;They have a hard time with the idea that I may make $50k on a home, but that&amp;nbsp;is the pay back for&amp;nbsp;the risk I am taking. We all know you can not get every short sale approved at a big discount, but the lenders know it will cost them more to foreclose on the home than take a discount upfront, so it is possible. It is&amp;nbsp;all in the negotiations. Real estate agents are letting the tail wag the dog. Since when did&amp;nbsp;agents&amp;nbsp;let the lender tell&amp;nbsp;them how to do&amp;nbsp;their job?&lt;/p&gt;
&lt;p&gt;My question is would you be willing to work with a short sale investor? If so, I would be glad to go further into detail and present you with my program. I am willing to work with agents around the country, but prefer the western states.&lt;/p&gt;</description>

      <title>What do you think about using video for marketing homes?</title>
      <description>&lt;p&gt;These days it seems that video is taking over the way that marketing is done. The real estate world is a little behind, but seems more people are starting to utilize it in their marketing. I was checking out some of the viedos done by local agents on YouTube. I was amazed that there were so few people in the area using video, guess that shows the generation gap. I am no video king my self and it takes some practice, which I am working on, but at the same time, you may want to spend some time watching others videos to see what you like and don't like.&lt;/p&gt;
&lt;p&gt;Here is a list of items&amp;nbsp;I have noticed about a lot of videos when agents are&amp;nbsp;doing a video for a home or service they provide:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;They are poor quality. With the technology these days, quality should not be hard to come by. Some of the simplest webcams produce decent video. Check out the Flip, every YouTuber's dream&lt;/li&gt;
&lt;li&gt;They are too long. A video that takes 10 minutes to show a home, causes me to loose interest.&lt;/li&gt;
&lt;li&gt;Boring- If we wanted to hear the music and mono talk, we can get that witha&amp;nbsp; virtual tour. Several of the videos I watched were not much different. I would say spice it up, add some humor, make it fun and entertaining, but still watch the time. &lt;/li&gt;
&lt;li&gt;Advertise yourself, show people who you are. Not only are you marketing the home, but also should be marketing you. &lt;/li&gt;
&lt;li&gt;Provide information. Don't just do videos about the homes you have for sale, but use video to provide other information about the community, events, neighborhoods, things to do, advice on subjects you like and know. It does not even have to be just real estate related, and may serve better not to be, to help you reach a broader audience and in turn build a larger network.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;I would like to know&amp;nbsp;your opinions about using video and if you have any tips that would help&amp;nbsp;in making better videos, please let me know.&amp;nbsp;&lt;/p&gt;</description>

      <description>&lt;p&gt;You have to love California laws. They claim to protect homeowners, but it seems to me they are only harming them. I have been trying to work some short sales as an investor and have found that the Title Companies will not issue title insurance for investors if a Notice of Default has been filed. The home seller has a 2 Year Right of Rescission due to any "&lt;em&gt;unconscionable advantage&lt;/em&gt;" an Investor might have impossed on the transaction.&lt;/p&gt;
&lt;p&gt;So basically they are saying if you are an investor, you will risk the chance of a law suit if a homeowner believes they were taken advantage of.&lt;/p&gt;
&lt;p&gt;What about those of us who are abiding by the law and not taking advantage of the home seller, but helping them through the situation? As a buyer, we create a win-win-win situation for everyone! The home seller avoids a foreclosure on their credit, the bank takes a loss, but can recover faster and not have to spend the time, money, and manpower to deal with the foreclosure process and then the sell of the home, and the investor makes a profit by working the deal. I don't see where anyone in this situation is being taken advantage of!&lt;/p&gt;
&lt;p&gt;Now the Governor just signed in a bill on July 9, 2008 that requires lenders to contact the homeowner and try to work out a loan modification or forebearance before filing a Notice of Default. This may be our window of opportunity to help the homeowners and still qualify for the Title Companies requirements. If we can get to the homeowner before the NOD if filed, we can make the deal work for everyone without all the circus hoops and fire rings that we have to jump through right now.&lt;/p&gt;
&lt;p&gt;Ok I'm off my box for now and on my way to talk to another title company and an attorney to figure this all out.&lt;/p&gt;</description>

      <title>Spring Cleaning Tips</title>
      <description>&lt;p&gt;With spring just around the corner and the weather warming up, it is tempting to just take off and spend your time at the beach or just out in the yard. But first thing first, it is also time to spruce up the house. I have included a few non-traditional tips for things to do before summer is upon us:&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Check your roof&lt;/strong&gt;- This is one of the most ignored parts of the home, yet is the most integral. If you have a roof problem, it doesn't matter much about the rest of the home. You may think, it is just a small leak or that one damaged/missing shingle&amp;nbsp;doesn't affect much yet, I will wait untill next year. The only problem is that once you get a leak, it starts causing many other issues. Even if the leak&amp;nbsp;does not&amp;nbsp;affect the inside the home, it can cause mold and deterioration of your rafters and attice insulation. This can cause the cost of repair/replacement to increase significantly. &lt;/p&gt;&lt;ul&gt;
&lt;li&gt;Check your flashing around chimney, roof vents, a/c-heating units and any other roof penetration. Reseal if needed. &lt;/li&gt;
&lt;li&gt;Missing/Damaged Shingles need to be replaced immediately. &lt;/li&gt;
&lt;li&gt;Check facia flashing and rain gutters. Make sure the flashing is in good condition and the gutters are tight against the facia boards and clear of leaves and debris.&lt;/li&gt;
&lt;li&gt;Check the vents to ensure they are clear of birds, insects, and small animals and provide the needed ventilation. &lt;/li&gt;
&lt;li&gt;If your shingles&amp;nbsp;are curling it is time to replace them and you may need to install more vents. &lt;/li&gt;
&lt;li&gt;Clay/tile shingles should be checked for if they are loose, cracked, damaged or missing and replaced as needed. &lt;/li&gt;
&lt;li&gt;Tar/gravel roofs may need to be resealed every few years and make sure drains are clear.&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;&lt;strong&gt;How's the paint&lt;/strong&gt;?- Depending on where you live and what type of material makes up the exterior of your home, will determine your paint needs. Generally every 5 to 10 years you should repaint your home. This not only continues protecting it from the enviroment, but adds a nice fresh look. &lt;/p&gt;&lt;ul&gt;
&lt;li&gt;Check for peeling or blistered paint. Sand and touch up if small area. &lt;/li&gt;
&lt;li&gt;Use a pressure washer on low pressure to spray off the exterior. This will give your home a nice clean look and help liven it up. Be careful not to use high pressure that will remove your paint or other coatings.&lt;/li&gt;
&lt;li&gt;Check the facia boards, and repaint if needed. Easy way to add some new color and look to your home.&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;&lt;strong&gt;Doors &amp;amp; Windows&lt;/strong&gt;- It is important that your doors and windows are secure and working properly. This will prevent injuries and help increase their energy efficiency. Plus they are the face of your home.&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;Clean all your glass windows inside and out. This really makes a home sparkle and lets you enjoy the beauty of the your yard as it comes to life. &lt;/li&gt;
&lt;li&gt;Check the seals and recaulk and seal if needed. This helps reduce water, dust and insects from entering your home, and&amp;nbsp;helps improve the efficiency of your home, saving you money.&lt;/li&gt;
&lt;li&gt;If you have single pane windows, maybe it is time to replace them with more efficient dual pane, low-e windows. This really helps reduce your heating and cooling costs, and offers a great return&amp;nbsp;when you sell your home.&lt;/li&gt;
&lt;li&gt;Ensure your locks&amp;nbsp;and handles all&amp;nbsp;work smoothly. If not, use a graphite lubricant or whatever is recommended by the manufacture. DO NOT USE WD-40 as it may provide temporary releif, but long term problems, by collecting dust and material inside, which will cause further damage. &lt;/li&gt;
&lt;li&gt;Polish your door handles. &lt;/li&gt;
&lt;li&gt;Check the hinges and pins. Tighten and lubricate (graphite) if needed.&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;&lt;strong&gt;Lighting&lt;/strong&gt;- Lighting is very important in a home. Take a survey and see you you could use some extra light somewhere or an update of fixtures.&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;Replace incandesant lamps with energy efficient CFL bulbs. They now make them in all different type and wattages&lt;/li&gt;
&lt;li&gt;If your fixtures are looking dated, replace them ad give your home a nice upgrade and new feel.&lt;/li&gt;
&lt;li&gt;There is no better light than natural light. If you have a dark spot in your home, consider installing a light tube/skylight.&lt;/li&gt;
