Rapport. You need a level of comfort and trust before people will buy from you. This is called establishing rapport and it's critical to making the sale. "Rapport is established by connecting with the buyer on as many levels as possible, beginning with common ground and similarities," says Ludwig.

Real passion. “Sell in the super-charged state,” says Ludwig. “Take charge of your psychology and your physiology.” He suggests focusing on your goals and then “turning on the power or passion” to make those goals a reality.

The Seven R's Of Selling! Houston Texas Real Estate Tips!
The most influential achievers among us - from Zig Ziglar to Tony Robbins - use the powers of reputation, real passion, research, rapport, resource management, resilience and relationship to succeed," says George Ludwig in his new book, PowerSelling: Seven Strategies for Cracking the Sales Code (Dearborn Trade Publishing, July 2004). "These seven powers were so consistent among top salespeople that it became obvious to me they were simply part of a sales superstars' makeup."

Reputation. "Nothing is more important in the world of sales than reputation," says Ludwig. "Create and … (2 comments)

Leave Your Prospects with a Lasting Impression! Houston Texas Real Estate Tips

Contrary to popular belief, "Do you have any questions?" is not the best way to end your presentation. Instead, end with a call to action, says Frank Carillo, president of ECG, a strategic communications consulting firm. "If you ask them to do nothing, they will happily comply," he ribs, and adds, "Instead, ask for the business in the context of the differentiated benefit that you've been arguing for the last 30 minutes. For example, you can say, 'If you want to have XY and Z, that aren't easily … (1 comments)

I came across this article that I thought you might find useful, particularly if you use LinkedIn or Facebook. - 08/19/09 04:38 PM
The subject of social networking has come up over and over again.  I came across this article that I thought you might find useful, particularly if you use LinkedIn or Facebook.  It really doesn't take much time to craft a personal message, yet more than 90% of the invitations I get stick with the default.  What that says to me is that the person either didn't know how to change the message or didn't care to change the message.  How does this lack of effort reflect on them and their willingness to invest in building a real relationship with me? Not … (2 comments)

K-Knowledge

The salesperson in the middle of a streak constantly is seeking knowledge. He or she is continually feeding their brains with positive information and detailed info regarding all aspects of the sale, their career, and their personal lives. The interesting part is that this happens without additional effort.

This superstar is on "high receive," taking in information and knowledge from every source. He … (0 comments)

A-Action!

As I wrote last week, when you are in a slump, you have a difficult time with decisions. The opposite is true when you are rocking and riding a streak!! Action causes all decisions to be made in the moment. You are not paralyzed with fear or over analysis. Instead, your confidence is high and you act!!
Interestingly enough, the question comes up often: "Does … (0 comments)

Drop The Use Of Negative Words in Sales Conversations! Houston Texas Real Estate Tips - 08/18/09 09:07 AM
Drop The Use Of Negative Words in Sales Conversations
I was on a flight recently when the pilot announced: "We're not expecting any turbulence or flight delays today." Which words stood out? Turbulence and Flight Delays! Our brains do not process negatives easily. We have to first consider the main words, and then negate them - which takes extra thinking.  And since we've all experienced turbulence and flight delays, these words are now implanted in our brains, and we're feeling nervous - just the opposite of the pilot's intention!   How often do you use negative words in your sales conversations?  1. … (1 comments)

Big Big Bugs Only in Texas? - 08/11/09 12:25 AM

Via Cindy Bryant~Houston's Home Staging & Professional Home Stagers~RVP RESA~ASHSR (Redesign Etc.~Specialist in Staging Vacant Properties.):
I was de-staging a home in Spring, TX, very close to the border of The Woodlands and there were more spiders, bugs, and insects than in any house that I've ever seen.  I know it was basically a forest that had been encroached upon, but the insects were huge.  The bugs are on steroids according my my brother-in-law from California, and I have to agree.  I snapped a couple of pics while I was taking a quick break, are they this big everywhere?

S-Saying Positive Things
When you are on a roll, in the middle of a streak, everything that comes out of your mouth is full of enthusiasm, energy, and positive, forward thinking statements. You not only don't have the time for negativity, you simply obliterate it from your world. You understand that the results that you get are in direct correlation to the things that you think … (1 comments)

U-Undecided
Think about the batter who is in a slump for a moment. As the pitch is being thrown, what thoughts are going through his head? For years, he has been trained to instinctively respond to visual stimuli (the ball coming toward him) quickly and adjust as necessary to accomplish his goal of making contact. Indecision is … (1 comments)

When I have experienced a slump (yes we all have) in the past, it always seemed to me that I did not have a clear drive to push towards that which I wanted to accomplish. This was only perpetuated by some of my actions.
I tended to come in a little late, make less calls, take … (0 comments)
