advice: Tips For Success - Act Like An "Owner" - 11/04/10 02:23 AM
Act like an "owner"

There's no doubt that one of the very best ways to be successful at work is to act as if you own the place.  But if you're thinking that means doing whatever you want, however you want, and whenever you want to do it, you need to think again.  That's not what ownership is about at all.  At least that's not what GOOD ownership is about.

So what am I talking about?  Well, imagine that you go into debt, big time, to start your own business.  You rent space, lease equipment, buy supplies, hire the … (2 comments)

advice: Tips For Success - Keep The Boss Informed - 11/03/10 07:52 AM
Keep the boss informed

Fact:  Nobody likes negative surprises.
Adage:  If the boss don't know it, you ain't done it!

Those two pearls of wisdom provide all the rationale necessary for adopting yet another key to job and career success at any company :  Keeping the (office manager or boss) informed of  what you're doing and what you are facing.

Manager's not in touch with their teams tend to draw the wrath of employees.  In order to be effective, managers need to know what's going on.  They need to know about unexpected problems that surface (in the office, … (2 comments)

advice: Tips For Success - Look Your Best - 11/02/10 05:20 AM
Tips For Success - Look Your Best
Do any of you remember this....... "In order to be mahvelous, you must look mahvelous!"  -- Fernando (Billy Crystal), Saturday Night Live  (the misspelling is on purpose by the way)

Ever notice that - with the exception of certain "show biz" types-most successful people just plain look good?  If you haven't, pay closer attention and you will see that it's generally true.  High achievers care...about their careers and themselves.  They care about the image they portray, which means caring about their appearance.  To cite the somewhat worn but still  valid cliché, they "dress … (4 comments)

advice: Do you like being told what to do? - 11/01/10 09:36 AM
No one likes being told what to do

Remember when you were a kid and your parents told you exactly what you had to do? You didn't like being bossed around, told what to do, and having absolutely no power whatsoever. It was a feeling of helplessness. If you didn't feel that way I envy you because my brothers and I did and we always stuck together to see what we could get out of.
As an adult no one likes being bossed around. Sure every once in awhile someone has to tell us how to do something that … (1 comments)

advice: Tips For Success - Be Appreciative - 11/01/10 02:41 AM
Tips For Success - Be Appreciative

Successful people tend to be grateful people.  They focus on what they have rather that what they don't have.  They look for, and show appreciation for, the positives (people, opportunities, circumstances, etc.)  that are all around them-especially at work

What should you be grateful for....and how should you show it?  Here are a few ideas to get you started;

•·         Appreciate the fact that you have a job......and show it by doing the best that you can - and by letting others (including your manager) know that you're happy to be a … (2 comments)

advice: "Why would someone use twitter?" - 10/29/10 06:51 AM
"Why would someone use twitter?"
I thought it was an awesome question.  For many, especially in real estate, they are jumping onto social networks, like twitter, with little thought of "why".  Let's take a look at a few items to consider for those who have jumped into twitter and maybe those who haven't yet got on board yet.
Why would someone want to follow your 140 character updates? How can you add value to those in your network with your updates? Who are you going to follow? I really don't think that social networking will be for every real estate agent, … (1 comments)

advice: Tips For Success - Be Patient - 10/29/10 03:21 AM
Sales Tips For Success - Be patient

Whether you have worked for your current company most of your adult career, or another "real estate" company, better yet, any industry.  Here are a few "workplace" realities you're likely to experience at one time or another:

•·         Not everyone you serve will be as smart as you.
•·         Not everyone you serve will know what they really want or need.
•·         Not everyone you work with will be as talented or as quick as you.
•·         Not everyone you work with will communicate as well as you.
•·         Not everyone you work for … (25 comments)

advice: How to guide to going broke in real estate - So you know what to avoid! - 10/28/10 02:34 AM

Today I thought I would tell you exactly how to do the opposite and go completely broke in real estate. Why am I telling you this? Well because if you know what you shouldn't do then hopefully you will do the opposite. For some this post may annoy you to the point where you won't come back here but this is something every real estate professional needs to know if they want to stay in business.
Doing the same thing that isn't working
Doing the same thing that isn't working is the definition of insanity. So how come many agents … (4 comments)

advice: Have you ever heard this? I don't have time for social networking I'm to busy! - 10/27/10 10:54 AM
I don't have time to Blog I'm to busy!

Oh these famous words.  You might have heard this from other real estate professionals in your area.  Maybe, these words even crept into the back of your mind when you didn't quite hit your goals for the month.  It almost makes you think that you should go back to the "old ways" because the blog is just taking up too much of your time.
I have heard this from agents all over.  From many in the market in which I operate, Houston.  The general consensus is that blogging "sounds nice" and … (0 comments)

advice: Get people staying longer on your real estate blog and website - 10/27/10 07:20 AM
As you grow your online presence one of the big goals is to get a visitor to stay longer so they can see the true value in your real estate blog or website.  Better yet, they stay longer, see the value, and then contact you for help!
The real trick to keeping visitors on your website and blog is to provide an experience where they are enriched and don't feel like they can't find the information.  How do we do this?
One of the ways we that we can keep visitors staying and interacting is with the use of a widget … (3 comments)

advice: Why Do I Have To Keep Learning!!! - 10/27/10 02:44 AM
Why Do I Have To Keep Learning!!!
Do you want to make more money? (Just asking)

Are you looking for a fast way to bring your job success and your career to a screeching halt?  Adopt the mind set that you already know everything you need to know at work.  That will do it for sure!!!

I have witnessed employees who figure once they've completed new hire orientation training,  learned there programs, have a basic understanding of their job description, they're set.  Just do the work each day and go home.  Well, that kind of thinking probably "might" keep … (2 comments)

advice: What Activities Get Results From Social Networking In Real Estate? - 10/26/10 09:54 AM
What Activities Get Results From Social Networking In Real Estate?

As more and more real estate professionals jump onto the different social networking platforms the question has certainly come up of what one should actually do to get results.  With over 100,000 real estate professionals identified on Facebook, and a similar number on ActiveRain is anyone generating business?  Maybe a few, but many are heading east looking for a sunset.
In real estate we already have 100's of things to do every day and time is limited, so where do we focus our efforts?  Here are just 3 different activities … (31 comments)

advice: Kevin's Tip of the day! Give, and earn respect! - 10/26/10 09:37 AM
Give, and earn respect

Everyone wants it, everyone needs it, but not everyone gets or gives it.  The "it" is RESPECT....and it's something we all need to ratchet up in varying degrees.

There are two types of respect.  First is the basic human respect- the kind we are entitled to by being born.  Everyone deserves it equally because through birth, everyone is equal - we're all living, breathing human beings

This type of respect is based on the fact that other people's needs, hopes, rights, dreams, ideas, and inherent worth are just as important and valuable as your … (4 comments)

advice: Be considerate of others - 10/25/10 11:07 AM
Be considerate of others

I don't know about you, but I've got a real problem with inconsiderate people.  You know them- they're the ones who behave like the workplace is an extension of their homes.  These are the people who leave messes for others to clean up (or live with), play the music they like "loud on their office phone" (which some others might hate), hog equipment as if no one else's work matters, expect others to immediately respond to their every need.....and exhibit a bunch more selfish and inconsiderate behaviors.

See, here's the deal:  The workplace is a … (3 comments)

advice: Success - Killing Phrases and Thoughts To AVOID - 10/22/10 06:17 AM
Success-Killing Phrases and Thoughts To AVOID

It's not MY job!
It's not my problem!
Everyone else does it!
My manager doesn't encourage it! i.e. EPIC usage, Huddles, etc.
That will never work!
We tried that before!
We've always done it that way!
It doesn't matter!
It's good enough!
Some rules were meant to be broken!
Someone else will do it!
I don't care what other people think!
I could get more done if it wasn't for all these customers!
I don't need any help!
I know everything I need to know!
Rumor has it that......!
I don't care!
I just … (3 comments)

advice: Change is the only constant in our lives! So embrace it! - 10/21/10 03:43 AM
Get with Change

No sooner that you get comfortable with your job and boom, "we" change it. You schedule your time to meet a deadline and whack, "they" move it up.  Sound familiar?  Either you already have, or eventually will, come face-to-face with change and the frustrations that often come with it.  It's inevitable for all of us.  And if you you're looking to enhance your job success, the best advice I can offer is:  GET OVER IT.....ACCEPT IT.....DEAL WITH IT....and even APPRECIATE IT!

When it comes to the old adage, "The only constant is change,"  truer words were … (2 comments)

advice: Do You Ever Feel Like Braking The Rules! - 10/20/10 11:24 AM
Follow the rules

Do you ever get tired of following the rules?  RESPA,  P-53,  New HUD'S, etc.  Think there are way too many restrictions to remember and abide by?  Well try imagining a world without rules.  Picture driving your car without signals, signs, lane markers, or traffic regulations......or playing a sport with no time limits, no defined playing areas, and no fouls.  Now, picture those same scenarios with rules- but each driver or player gets to pick and choose they ones he or she will follow and those that will be ignored.  In both cases you'd end up with total … (0 comments)

advice: Salespeople wanna make sales - and for the most part feel alone in the process - 10/20/10 08:06 AM

Salespeople wanna make sales - and for the most part feel alone in the process.
One of the challenges all salespeople face is: What's the best way? What is/are the way, the path, the words, and the actions that will lead me to the promised land? The sale.
Well, the one path that all salespeople want to avoid is the one that leads to "no." Better known in the business as rejection, salespeople will go to great lengths to avoid "no." Sometimes, many times, they will actually lose the sale by avoiding a situation where ‘no" is a possibility.

advice: Keep your commitments - 10/20/10 07:57 AM
Trustworthy. Dependable. Reliable.  Do those words describe you?  Would your co-workers in your office along with your customers say your word is your bond?  The answer to each of those questions needs to be a definite "yes"  for current and future success.

Most successful people place a premium on keeping their promises and commitments.  If they say they'll do something-whether "important" or insignificant - they remember it.....and they DO it.  They count on the fact that people can count on them.  And they understand that statements like "I was gonna,"  "I meant to," and "I haven't forgotten" all translate … (6 comments)

advice: Don't overreact to Job difficulties - Sales Tips - 10/19/10 06:15 AM
Don't overreact to account difficulties. Respond immediately. Work out answers slowly, with feeling.
When a customer problem surfaces, we want to prove how good we are and how much we appreciate their business. We immediately go to five alarms to put out the fire. Our friends on real fire departments know that there is no need to overreact until someone gets on scene and assesses the situation. Take the emergency "911" call, go there, get the complete picture; then and only then formulate a reasoned response. Unlike actual firefighting, life and limb are seldom in danger. No need to get a … (1 comments)
