buying a foreclosure: Need the Funds to Buy a Frederick County Foreclosure? - 03/28/09 06:24 PM
The State of Maryland is stepping up to the plate to help would-be buyers come up with the funds for downpayment and closing costs to buy foreclosures in certain targeted zip codes.  The State of Maryland has $28,778,469, which has been allocated from the Neighborhood Stabilization Program (NSP) funds.  This money is to be administered to Frederick buyers under the Neighborhood Conservation Initiative. 
You can sign up at their website for notification of when the program will start and information.  There are income limits, target areas, and certain targeted employeees.  Check out the details on their website.

With 1 in 10 homeowners either in foreclosure or in default nationally, foreclosures are driving the real estate market, and its not any different for the Frederick Real Estate Market.  Recent estimates say that in the next four years, 8.1 million homes - 16 percent of all mortgages - will be in foreclosure.  If foreclosed homes, or REO's, are going to be a major driver of the Frederick Real Estate market for the next 4 years, we will have to learn how to make the best of the situation.

Have you been wondering when the Frederick real estate market would hit bottom, or what we call timing the market?  While none of us have a crystal ball, we follow the market statistics closely, and we're seeing a shift here in Frederick.

There are many foreclosures on the market in Frederick County right now, and every day we see more REO's listed.  We're seeing some incredible deals.  I've been involved in 6 offers in the last 3 weeks and in all 6 there were competing offers.  
Foreclosures in the Frederick real estate market are the trendsetters in two ways:1.  REO properties establish the low point in the market.  For the last couple of years the low point has been moving steadily downward, but now we're seeing that change.  Having multiple offers establishes a fixed low point.  You can't go lower when you have competing offers, ending in either … (1 comments)
