   Here's a great little web site I found by mistake.  A client had sent me information about a virus warning and mentioned it had been confirmed by Snopes.  I decided to investivate this "Snopes" and what a treasure trove of interesting miscelaney.

     Basically Snopes tackles the urban myth.  They confirm or dispel these myths.  You can check a virus warning, but beyond that, you'll discover a plethora of tittilating tidbits on a wide variety of subjects.  Mostly it's fluff and brain candy, but I just found a great article about the fact that some granite countertops emit radon and what a person ought to to about it.  I also found information about the National Do Not Call Registry. 

     So if you're roaming around the internet with a few minutes to spare, consider stopping by Snopes, and check out some of their categories, pasted below.

     I just read a blog about answering the phone - good advice!  It inspired me to share my own advice - follow up.  I live in a resort community and primarily sell vacation properties.

     I know from personal experience that people will sometimes brouse vacation properties, just because they have a few minutes to kill or they're bored or curious or enjoying a bit of fantasy.  They have no intention of buying any property, anytime soon.

     These people go on my mailing list anyway.  And once they're on my list, they never leave, unless they ask me not to send them anything, which has happened a small handful of times.  More often though, I receive a thank-you for the information. 

     Vacation properties are not an imminent need, they're more of a "someday" wish.  When someday comes, I want my name to be the one that comes to mind and I want my contact information to be easy to access.  I've had people contact me after more than a year of silence, finally ready to get serious about making a purchase.

     Patience pays, don't give up, follow-up and keep following up!

     Mrs. Jones just got back from taking the baby for a vaccination.  He's now uncomfortable and crying, she's doing her best to console him and the phone rings.  "Hi, this is Kim calling, it's been a while since we spoke and I just wondered how you guys were doing?"

     Sally is expecting clients any minute, she's looking after last minute details, she wants the presentation to be just right.  Her phone rings, "Hi, this is Kim calling, how are you?  I just wondered if you've had time to think about the listing I sent you?"

     Bill's installing a new hot water heater, something he's never done before.  He's run into a bit of a problem and put in a call to a friend who's expected to call him back any minute.  The phone rings, "Hi, this is Kim, I just wanted to let you know about  a great price reduction"

     On the other hand, Thomas gets up in the morning and checks his e-mail.  There's a message from Kim, some new listings, great!.  When he's ready for a break in the afternoon, he goes through them.  He has some questions and e-mails them to her.  She replies, and that evening, while he's relaxing, he reads the replies.

     My point being that when you call someone, you are intruding and you are choosing the timing, it seems a bit disrespectful.  When you e-mail them, it's non-intrusive and they can choose the timing.

     I haven't been in this business all that long, and I find myself much more comfortable e-mailing lukewarm leads, unless they have indicated a preference for phone calls. If they e-mail me, I e-mail them back, if they call me, I call them back.  I'm not selling impulse items like magazines, I'm a real estate agent.  Am I selling myself short and missing out on a great sales tool?

     I would really like to know how others feel about calls vs e-mail?  Is there a time of day or approach that seems to work best?  I would really appreciate any feedback anyone has to offer.  Thanks

How Safe Was Your Childhood?
     As I was reading this list of playground safety tips from the American Accociation of Pediatrics I had to laugh.  I'm sure these are all great tips, but none of these was part of my childhood.  How did we ever survive?!

     The playground should have safety-tested mats or loose-fill materials (shredded rubber, sand, wood chips, or bark) maintained to a depth of at least 9 inches. The protective surface should be installed at least 6 feet (more for swings and slides) in all directions from the equipment.  If we were lucky we had sand, usually the surface started out as lawn, turned into hard packed dirt.

  • Equipment should be carefully maintained. Open “s” hooks or protruding bolt ends can be hazardous.  Our equipment was full of bolts and "s" hooks, it was only the bolts that ever seemed to hurt anyone.
  • Swing seats should be made of soft materials such as rubber, plastic or canvas.  How about a board?
  • Make sure children cannot reach any moving parts that might pinch or trap any body part.  So what would that have left us?  Monkey bars? see below.
  • Never attach—or allow children to attach—ropes, jump ropes, leashes, or similar items to play equipment; children can strangle on these.  How do you swing like Tarzan from the monkey bars if you can't tie on a jump rope?
  • Make sure metal slides are cool to prevent children's legs from getting burned.  Yeah right, and the person who's cooling the slide can make sure it's warm in the winter so no one can get their tongue stuck.
  • Parents should never purchase a home trampoline or allow children to use home trampolines. Ha, like we had home trampolines.
  • Parents should supervise children on play equipment to make sure they are safe.  Sending us to the playground was what kept our parents sane
