My Broker told me to take floor time as much as possible because people are always calling looking for property. He also told me the first thing to do was contact everyone I knew and tell them I am in real estate. As a new guy, I took advantage of his advice and made effective use of my time. In a very poor real estate time (1998) and while going to school and supporting a wife and child I did pretty good if I do say so myself.&lt;/p&gt;&lt;p&gt;George Tallabas&amp;#39;s comments were well taken. After a start in the business and after a few good floor calls it was off to the races. I committed to those who committed to me. I showed concern for their situation and was diligent in relating to their needs. As a new agent, I didn&amp;#39;t try to B.S. If I didn&amp;#39;t know something, I worked my butt off to find the answer and report back to them. But the most important thing I implemented in my practice then that I still impliment today is Hard Work.&lt;/p&gt;&lt;p&gt;Most of time, hard work pays and it pays big. As my title to this blog goes &amp;quot;When you&amp;#39;re ACTIVE it doesn&amp;#39;t RAIN it POURS!&amp;quot;. (active|rain, you&amp;#39;re the best).&lt;/p&gt;    </content>

&lt;p&gt;I&amp;#39;m up because I can&amp;#39;t sleep...what about the other 413 people logged on right now?&amp;nbsp;From my experience, most successful business people spend the time it takes to succeed especially if new to an industry. That time may be spent marketing, prospecting, researching, brainstorming, networking or relaxing. It&amp;#39;s nice to see others up late and doing something productive instead of flipping channels.&lt;/p&gt;    </content>

&lt;p&gt;In today&amp;#39;s world, there appears to be do-it-yourselfers (no thanks to Home Depot) and people affraid to pay people for their experience. Especially in the real estate world...you know we love FSBO&amp;#39;s. But I think we need to turn the spoon around and look straight into our eyes. As Realtors, are we specialized?&lt;/p&gt;&lt;p&gt;I ask you why there are so many Realtors competing for the next door neighbors listing instead of specializing in an area and sticking to it? After college, I realized that it is very easy to obtain a realtors license (go to school, take the test and pay your dues). But I also learned that it is not easy to specialize and stick to a direct market. &lt;/p&gt;    </content>
