Each month I run stats on the St. Louis market, I'm amazed that homes are continuing to sell in just about 3 months. Truly, as a seller, you are either ahead of the market or chasing it.
Average Days on Market for ACTIVE Listings is 129 days
Average Days on Market for SOLD Listings in February 2009 is 98 days

In the ever changing market, now (more than ever) it is necessary to be the true expert in our respective markets. Buyers want a deal, so we need to define what a "deal" is to determine the true Value they want to find in a home vs. the media reports that the real estate world is on proverbial life support and the housing market has collapsed.
On the seller side, home owners are looking for a realtor to come in and truly guide them through the process from start to finish in way that wasn't as dire as recently as even 6 months ago. … (1 comments)

My mantra in 2009:
"In today's market, you are either ahead of the market or chasing it."
I feel like a broken records. I say this to my buyers when they ask "How did that home sell in 3 days?" or "Why is this still on the market after 300+ days?". It's simple, "Exceed the market or chase it".
I'm working with my broker on preparing training classes and mentor groups for our office. I'll be running an Intro. to Technology group while my husband will run the Advanced Technology group. As a result we discussed the agents in our office and it occurred … (0 comments)

At this point, is there anyone that DOESN'T know the importance of professional photography when selling real estate in 2009? Apparantly, at least in our market, there are many people!

It occurred to me after talking with an agent the other day that few agents in my market actually know how the market is doing. (i.e. What's selling? How often? Days on market? etc.)
I'm posting market statistics for St. Louis County area, Single Family Residences, to share with you the healthy status of the St. Louis housing market. You'll see that the average days on market is 89 days for sold homes the past 6 months. Our market is healthy, all things considered.
