      <title>Economic Stimuls Plan &amp; Home Buyer Credit</title>
      <description>&lt;p&gt;As promised, here's an update on the economic stimulus plan as it relates to home purchases.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This package includes a tax credit of the lesser of $8,000 or 10% of the purchase price of a home for first-time homebuyers (first purchase ever or have not owned a primary residence in the three years prior). First of all, the credit has been raised to $8,000 and doesn't require a payback-classifying it as a true credit (requires pay back only if you sell the home within three years of purchase).&amp;nbsp; This means it will be easier to sell your home with more buyers in the market and, if you're buying a home, you may be eligible for the tax credit too.&lt;/p&gt;
&lt;p&gt;This tax credit is also refundable, which means if you subtract your tax liability from $8,000, you receive a credit. However this is assuming you purchase a home that's at least $80,000 (since $8,000 is 10% of the purchase price). For example: If you have a tax liability of $3,000, you will receive a $5,000 credit. If you have no tax liability, you receive an $8,000 credit. If you are due a tax refund of $1,000, you'll receive a $9,000 credit.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;As I wrote the other day, the Senate has passed its version of the Economic Stimulus Plan, which includes a tax credit of up to $15,000 for all home purchases.&amp;nbsp; The House and Senate will now begin negotiations on a Conference report that both Chambers will need to approve for passage.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;YOU can make an impact on the outcome by&amp;nbsp;making an important phone call to your U.S. Representative TODAY. &amp;nbsp;Please call and urge your Representative to speak to Chairman Charles Rangle, Chairman of the House Ways and Means Committee, and urge him to retain the Senate tax credit language in the final stimulus bill.&amp;nbsp;&amp;nbsp;&amp;nbsp;You can reach your Representative's office easily by calling the Capitol Hill Switchboard at:&amp;nbsp; &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;202-224-3121&lt;/span&gt;&lt;/strong&gt;.&amp;nbsp; If your Representative is not able to take your call personally, ask to speak with the staff person responsible for the stimulus plan.&amp;nbsp; If you're not sure who your representative is, you can go to &lt;a href="http://www.house.gov/"&gt;http://www.house.gov/&lt;/a&gt; and enter your zip code in the upper left corner.&lt;/p&gt;

      <title>Senate Approves $15,000 Tax Credit to ANYONE buying a house in 2009</title>
      <description>&lt;p&gt;As everyone has probably heard, Congress is working on ways to stimulate the housing market.&amp;nbsp;&amp;nbsp;We're hearing great news already!&amp;nbsp; Just&amp;nbsp;yesterday, the Senate&amp;nbsp;passed a $15,000 tax credit (10% of purchase price or $15,000, whichever is less) for ANYONE buying a house in the next year.&amp;nbsp; If it goes all the way through, anyone can qualify (not just first time home buyers as in the 2008 package), the credit would&amp;nbsp;NOT have to repaid (unlike the 2008 package which must be repaid in 15 yrs), and it can be claimed on your 2008 tax return.&amp;nbsp; This is something you want to watch.&amp;nbsp; The stimulus package has not been fully approved so things can change.&amp;nbsp;&amp;nbsp;I'll be keeping&amp;nbsp;an eye on it!&lt;br&gt;&amp;nbsp;&lt;br&gt;Check out the link&amp;nbsp;to the press release&amp;nbsp;congress issued last night.&lt;br&gt;&amp;nbsp;&lt;br&gt;&lt;a href="https://webmail.realliving.com/exchweb/bin/redir.asp?URL=http://isakson.senate.gov/press/2009/020409housing.htm" target="_blank"&gt;http://isakson.senate.gov/press/2009/020409housing.htm&lt;/a&gt;&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;Isn't it&amp;nbsp;a relief&amp;nbsp;to see gas prices going down...and down?&amp;nbsp; I know I'm relieved, especially being in a business that involves a lot of driving.&amp;nbsp; Going over $50 for a tank of gas was downright frightening (and I can only imagine how much SUV owners were paying).&amp;nbsp; Current prices are the lowest they've been since early 2006 according to DaytonGasPrices.com.&amp;nbsp; If you plan well (i.e., don't wait until you're below "E" to fill up--like I do many times), you can make it to a gas station that may have a better price than others (or if you're traveling, plan your trip--because we all that just crossing a State line can make a big difference).&amp;nbsp; Look up gas prices at GasBuddy.com (Dayton gas prices, go directly to DaytonGasPrices.com).&amp;nbsp; Be safe out there.&lt;/p&gt;

&lt;p&gt;I wanted to take a moment to emphasize the importance of checking your credit report at least once a year because you never know what might be there.&amp;nbsp;&amp;nbsp;Just in the last couple weeks I have been considering buying a home, and I started talking with our in-house mortgage consultant.&amp;nbsp; I told her I had a great credit and that I didn't have any adverse information.&amp;nbsp; Well, guess what!&amp;nbsp; Four (yes, four) recent, derogatory (yet erroneous) entries were on my report that prevented her from getting me approved for a loan.&amp;nbsp; I was stunned to say the least.&amp;nbsp; Luckily, I've been able to fairly quickly resolve these issues.&amp;nbsp; Please&amp;nbsp;stay on top of your credit report so that when the time comes to make a purchase,&amp;nbsp;financing won't be an issue.&amp;nbsp; Happy financing!&amp;nbsp;&amp;nbsp;&lt;/p&gt;</description>
