I read an article earlier today that made me gasp (which in the new vernacular means that it was compelling enough for me to hit the "share" button and comment). The US Government has filed a lawsuit against Deutsche Bank. That's the good news. The bad news is that it involves $1.274 BILLION that HUD - that's us - has paid, or in the process of paying, this ONE bank, for bad loan insurance claims. utah: Syracuse Museum and Cultural Center - 01/27/11 01:22 AM
I know that this video is a little long, but my tour guide was so enthusiastic and "in the know" that I practically forgot that I was recording our conversation. The museum is located at 2000 W and 1700 S and is part of a larger complex that includes the Syracuse City Municipal Building, the Post Office, the Northwest Branch of the Davis County Library and the Public Safety Building. The center consists of four individual buildings. The barn seems much more interesting than the displays in the main building, primarily because it is set up for more interactive learning. During 2010, there were 25,119 sales closed and posted in WFRMLS (Wasatch Front Regional Multiple Listing Service - Utah). There are currently 8,194 active agents. That's only 3 sales, per year, per agent. Although it will be quiet through the week leading in to the new year, January 3rd, the first business Monday in 2011, will bring renewed activity to our real estate market. All indicators point to a January 2011 that will bring with it stabilization of home values and the quantitative beginnings of recovery in our local housing market.
With both home prices and interest rates at historic lows, it is a perfect time to buy.

I'm looking forward to a luncheon at Key Bank on Thursday, December 16th, as they introduce their new 100% financing loan product. .25% rate add, no mortgage insurance, 620 FICO score with no lates in past 12 months, income cap at $51,000. I had a sign call on one of my listings yesterday. This particular home is located in Cozy Dale Retreat, and, as the subdivision name would imply, an adults-only community. One member of the household (who also must be an owner of record) has to be at least 55 years old and no one under 50 can reside with that homeowner. Appropriately named, iOgden, this is a handy little pocket relocation guide. Right now, it's only available for iPhone, but the Android version should be released shortly. Ogden's mayor, Matthew Godfrey, is to be commended for this "first city in the nation to have an iPhone app for interactive use for visitors and citizens". There's even a way for the public to report issues, particularly code violations - unkempt yards, cars on lawns, etc. Shopping, Dining, Recreations, "Deals", City Help, Event Calendar, Attractions and that nifty little Report an Issue function. utah: Short Sale Market Share in Northern Utah including Salt Lake, Davis and Weber Counties - 11/17/10 04:34 PM
There are approximately 11,500 active home listings on www.UtahRealEstate.com (Wasatch Front Regional MLS) in Salt Lake, Davis and Weber Counties. Almost 2,500 of those home listings, are Short Sales = 21% ... one in five. Additionally, at least 10% of the homes currently on the market are vacant. What does this mean? It means that opportunity abounds for both home buyers and sellers. Yes, I really meant to include "sellers". utah: FHA/VA Rates Jump - 11/17/10 04:26 PM
For over a month, FHA and VA 30-year fixed mortgage rates have steadfastly held at 4%. Those rates have jumped to 4.25%, most likely as fall out over the Fed's $600 Billion Monetary Stimulus Plan initiated the day after the mid-term elections on Nov 2nd. As a VA buyer who purchased my first home back in the early '80's when the "discounted" VA rate was 12%, and getting ready to refinance my current VA loan at at a 3% 5/1 ARM, I believe that a 4.25% 30-year fixed rate is still kinda sorta really good :-) … (7 comments)

I just completed a search of our MLS (the Wasatch Front Regional MLS) and found 56 actively listed HUD owned home listings. Given that, according to RealtyTrac®, 1 in every 259 housing units in Utah received a foreclosure filing in October 2010, it seems that something is missing. Here's the scoop ... HUD is in transition regarding their sale and marketing of HUD owned homes (FHA home loan foreclosures). They have created a centralized marketing website at www.HUDhomestore.com. JL Properties, Inc, is the real estate developer of the East Gate Business Park in Layton. Based in Anchorage, Alaska, the company has residential projects in Fairbanks, plus a variety of commercial, government and military projects in both cities. Their website lists three other Utah projects - Redwood Center, Towers at 45th and 136 E South Temple, but their relationship to these projects is unknown because the links are broken.
